MASTER PLAN
Meriam Park will oer a variety of amenities in a walkable, bike- and pet-friendly environment. Within the
community there will be three districts for working, socializing and living, that facilitate health and
wellness, creative expression, and economic vitality.
The community master plan is rooted in progressive neighborhood design that’s compact, green, pedestri-
an-friendly and energy ecient. Promoting an active, cycling-centric community, Meriam Park will oer
access to a harmonized mix of high-density retail, residential, and commercial spaces created around a
“Green River” of open space that connects every resident and visitor to the regional trail network and
Bidwell Park; the third largest municipal park in California.
The social center of Meriam Park, the Tank District will feature unique shops, bars, restaurants, a farm-to-table food market, shared-use kitchen, multiple music venues, and health and wellness amenities—all amidst mixed-use storefronts and residences in the shadows of the iconic 100-year-old steel water tanks relocated from downtown Chico.
As its name implies, Thrive will spark opportunities for the passionate pursuit of purpose. A business district accommodating local and regional startups, Thrive infuses economic vitality in the community and allows companies to cost-eectively relocate and expand, while also providing access to the award-winning graduates of Chico State University.
The Dwell district will oer a variety of diverse single- and multi-family residences, urban flats, and townhomes nestled among neighborhood parks, athletic fields, and community gardens—all within a walkable and bike-friendly setting.

ABOUT THE DEVELOPERS
Dan Gonzales is the founder and owner of Fifth Sun, an apparel design and manufacturing company based in Chico, California. In 1986, Dan earned his Civil Engineering degree from Chico State and pursued a career as a licensed profes-sional engineer.
After holding positions at Caltrans and North Star Engineering, Dan decided to follow his creative and entrepreneurial passions by starting Fifth Sun. He credits his success to persistence and an analytical, yet creative approach to problem solving. This powerful combination propelled Fifth Sun from a humble garage-based outfit into a 22-year-old manufacturing and design power-house, employing more than 200 people, and producing and selling over 2 million garments per month to nearly every national chain in the United States.
Dan’s experience designing and marketing appar-el to a variety of demographics, and managing his creative and technical divisions, has given him valuable insight into the working habits, lifestyles, and trends of the complex millennial generation. Dan understands and shares a passion for building environments that take a holistic approach to creating a sense of place and connection.
Always intrigued by the challenge and opportuni-ties of land development, Dan seeks to create a thriving, vibrant community within Meriam Park that provides economic and environmental sustainability, social connection, and healthy living for current and future generations of Chico.
Ken Grossman is the founder of Sierra Nevada Brewing Company. He learned to home-brew from the father of a close friend and from an early age, Ken was enamored by the sights and smells of the fermenting jugs of bubbling beer, wine, and sake. His first attempts at making beer were rudimentary at best, but this began a lifelong passion for the art of fermentation.
Originally from Southern California, Ken discov-ered Chico when he joined friends on a cycling trip along the Northern Coast of California. He immedi-ately fell in love with the town and local culture, and it’s been his home ever since.
In 1976, Ken opened The Home Brew Shop and started building a small brewery. An avid backpacker, Ken named the new company after his favorite hiking grounds—the Sierra Nevada Moun-tains. On November 15, 1980, he brewed the first batch of Pale Ale, the beer that helped launch the American craft beer movement and changed the tastes of millions.
The brewery moved into a 100-barrel brewhouse in 1988 to meet its rapidly expanding production and distribution needs. Today, the facility is a popular must-stop destination for tourists and self-de-scribed beer-geeks, and features a taproom and restaurant, gift shop, guided tours, Beer Camp, and on-site live music venue. A second brewery was completed in Mills River, North Carolina, in 2014. Under Ken's visionary stewardship, Sierra Nevada Brewing Company has become one of the premier craft breweries in the United States, earning a myriad of accolades, awards and fans for its beer and advanced environmental sustainability practices.
