Editor’s note: This is the fifth story in a series covering the home-buying
process. Each week will cover the steps you can expect to go through
before moving day.
A home is one of the most ex-pensive purchases you will make in a lifetime, so it makes sense that you would want to protect that purchase from disaster, theft or ac-cident.
One of the best ways to protect your investment is through home-owners insurance.
Those new to the homeown-er’s club may have some questions about homeowners insurance and the process of obtaining it.
“If you have a mortgage they require it,” said Misty Adams of Sound Insurance. “[Lenders] al-ways require insurance at closing.”
Adams has seen first time home-owners come through Sound In-surance for eight years. She has sold insurance for 22 years.
According to Adams the insur-ance company will need to know a few things about the home. What type of home did you purchase, what materials were used in con-struction, what year was it built, how many square feet, where is the home located and what is the prop-erty value? Avoid being caught off guard by knowing these answers ahead of time.
Knowing the answers to these
questions can make the process of obtaining insurance easier. But knowing the right questions to ask can make for a better experience.
“The one thing they always do is use credit as a reference for insur-ance,” Adams said. “Each carrier calculates a letter or number score. Depending on your score, your in-surance rates will differ.”
One big tip Adams recommends
to those just starting out is to look for bundling and package deals.
“Look for a package,” she added. “Your cost could be 10-25 percent less if you package it together.”
Some features of the home can increase insurance rates; wood stoves, how far the home is from the fire department or fire hydrant and even dogs.
“That’s one of the first questions
we ask,” said Adams. “Do you have animals? Aggressive dogs are the only ones they [deem] unacceptable.”
According to Rod Tieken, own-er of Falls Insurance, liability is the biggest concern first time couples generally have. Liability is the big one because young couples don’t usually have a large amount of fur-niture or special fixtures.
Insurance companies generally
break up coverage into four areas; coverage A which covers the home, coverage B that covers outbuild-ings, C which covers the contents of the home and D coverage that covers any additional costs.
“The problem that most buyers are going to have is the cost,” Tiek-en said. “They bought the house for $70,000, but they have to have it covered for $100,000.”
“The bank is the one holding the bag and that frustrates people,” he added. “Most of it is a bank issue.”
First time buyers often take a loan out to purchase a home so the insurance is not only in their best interest but in the bank’s as well.
Tieken and Adams both claim that there are limitations on home own-ers insurance that first time buyers are unaware of. How much the insur-ance covers for theft of collectible, ex-pensive items and even gifts are items that buyers often miss.
“Let’s say a young man has a gun his father bought him,” Tieken said as an example. “The insurance only covers $1,000 when the gun is worth $5,000 if that gun is stolen. If the home burns down the whole amount is covered.”
Because most companies do a credit check Tieken warns against the number of credit cards one may accumulate in their youth.
“Limit your number of cards, get rid of them, and if you want good premiums pay off your bills. Pay your bills on time — they really look at that, paying consistently late is a black mark,” he said.
