    Inspired Villages Group is preparing a planning application for a Continuing Care Retirement Community of up to 150 units with on-site facilities including a swimming / hydrotherapy pool and GP facility.

  • Background to retirement living

    However, the supply of homes specifically for older people has not grown with this demand. Instead, the numbers being built decreased from 30,000 per year inthe 1980s to only 8,000 per year today.

    Just 2% of the total English housing stock is retirement housing despite almost a third (29%) of all households aged over 55 looking to downsize.

    The provision of extra care accommodation within the Horsham District is not meeting demand. Currently there is an undersupply of over 300 units which is expected to rise to a shortfall of over 500 units by 2025.

    The number of people over 85 in the UK will double from 1.7 million in 2018 to 3.4 million by 2030.

  • Background to retirement livingMany older people are choosing to live in dedicated retirement accommodation as these communities are more socially connected and reduce levels of loneliness and isolation.

    Retirement communities also enable people to stay at home longer. Studies have found that people in retirement communities make fewer unplanned hospital admissions, reducing the pressure on NHS and council care services.

  • The site

    It is currently farmland used for horse paddocks with an existing Care Home (Wellcross Grange) and Brain Injury Rehabilitation Unit (Kerwin Court) directly to the south of the site along with a number of residential units.

    The site is opposite Lyons Road and is well contained with a mature woodland belt, running the length of Five Oaks Road boundary.

    Horsham Town Centre is situated approximately 2.7km to the east of the site, offering an extensive range of services and amenities and transport nodes.

    The closest bus stops to the site are located approximately 100m away along Lyons Road, providing frequent services between Horsham, Pulborough and Guildford.

    The site is considered to be in a highly sustainable location, on the edge of Broadbridge Heath.

    The Wellness Centre – a fully-equipped leisure facility with a swimming pool, spa, gym and treatment room. This facility will be available to eligible residents within the wider community, and the use of the pool will be offered to local schools at specific times of the week.

    A new GP facility – for the use of both village residents and the surrounding community.

    A shop, café, hairdressers and restaurant – which will also be open to the wider community to use.

    The proposals

    These proposals include on-site facilities which will cater for residents’ everyday needs, but not be limited to their exclusive use, including:

    Inspired Villages proposes to develop the site as a Continuing Care Retirement Community comprising of:48 Close Care Apartments | 98 Assisted Living Apartments

  • Design and landscaping

    This high-quality scheme design has been developed to maximise the potential of existing landscape features to enhance health and well-being.

    The site is bound by a mature woodland belt along Five Oaks Road which restricts views in to and out of the site. The River Arun runs through the site with a woodland area surrounding, demarcated by vegetation and mature hedgerow that helps enclose the rest of the site.

    The proposal provides a sympathetically designed secure living environment, in a sustainable location and in a way that avoids harm to its setting.

  • Design and landscaping

    Liaison with the Arun and Rother River Trust is taking place to explore the opportunities of a river enhancement scheme improving the river setting and existing wildlife corridors.

    Quality traditional architectural design that reflects the best examples of scale and character from the existing buildings in the surrounding area.

    Retention and reinforcement of existing boundaries and green infrastructure corridors, with additional biodiverse planting and wetland features to enhance ecology.

  • Technical matters

    Due to the demographics of the village residents, traffic flows at peak times are minimal, and substantially lower than a typical residential development.

    Part of the site is located in Flood Zones 2 & 3 associated with the River Arun. All residential development is located outside of this area within Flood Zone 1 (land at the lowest risk of flooding).

    The village will also provide a regular transport service for residents, utilising electric transport vehicles, further reducing the number of vehicle movements and emissions.

    The total number of proposed car parking spaces is approximately 160 for residents and staff.

    Sustainable Drainage Systems (SuDS) will be incorporated into the site in order to capture, treat and store surface water runoff before it is released at a controlled rate into the River Arun. These may take the form of permeable surfacing, rain gardens, swales and other surface features such as ponds as well as below ground tanks and controls.

  • Inspired Villages is the owner and operator of its retirement villages, and will directly employ up to 50 staff. These proposals will create £70 million gross investment value through new jobs, during both construction and operation.

    They will also bring positive benefits to the wider local housing market:

    Key scheme benefitsThese proposals will help meet the identified and growing need for homes for older people within the Horsham District, whilst also providing significant benefits for the wider community.

    Typically, almost four-fifths of residents of retirement villages down-size from a

    3 to 4-bedroom family home.

    The majority (70%) of incoming residents relocate from within a 10-mile radius of the new village, so that

    they can stay close to friends and family.

    By helping older people to downsize, retirement villages free up much needed family

    housing stock, making it easier for others to climb up – or onto – the property ladder.

  • Benefits for the wider community

    These facilities will be made available to eligible residents within the wider community on a membership basis, and we will offer local schools the opportunity to use the pool during specific times of the week.

    Health and well-being is at the heart of our operation and the proposed village will include a fully equipped wellness centre, with swimming pool, spa, gym and treatment rooms.

  • A new GP facility for Broadbridge Heath

    Subject to approval from the NHS Clinical Commissioning Group (CCG), this would include components of a modern GP surgery, but with the added benefit of a hydrotherapy pool, specifically designed for rehabilitating those in the community that have had a cardiac event or a joint replacement.

    For those in the wider community unable to access this facility, an on-demand electric transport service will be available from the new development to collect patients from their homes, take them to their appointments, and then return them home after.

    In order to meet the healthcare needs of its residents, Inspired Villages is proposing to provide an on-site GP facility within the proposed retirement village. This would also be made available to the wider community.

  • A new GP facility for Broadbridge HeathInspired Villages understand the particular challenges involved in delivering this kind of facility, and in fact, will soon be delivering a GP facility that will operate five days a week at its retirement village at Great Alne Park in Stratford-on-Avon.

  • The Village CentreThe Village Centre is the central hub of the community, where companionship and great facilities bring people together.

    Purpose-built Our communities are designed to look and feel like traditional “villages”. Each consists of around 150 one- and two-bed apartments – generally 2–3 storeys.

    Hotel facilities Each Village Centre has the following facilities: Shop, restaurant, bar, private dining, garden room, craft room, library, studio, archive/snug and lounges.

    Wellness Spa Leisure and well-being is part of our ethos, so a Wellness Centre, with pool, luxurious spa and gym will feature to provide relaxation, spa treatments, and physiotherapy. We will provide rooms for rehabilitation sessions, falls-prevention clinics and post-operative consultations, both for residents, and those living in the wider community.

  • Close Care ApartmentsClose Care Apartments are situated at the heart of the Village Centre and are designed for people requiring higher levels of care tailored to individual needs.

    Apartments vary in size (around 46m2 – 84m2 in total) to suit different budgets. Some properties are available to rent and many offer a large sitting room with feature fireplace and French doors opening onto patios or terraces; one or two bedrooms with en-suites, and a fitted kitchen.

    All apartments have a call system to ensure immediate attention from the Domiciliary Care team. Personal neck or wrist alarms are also available as well as more sophisticated equipment including fall, light and wander monitors.

    Careful and discrete ergonomic and spatial design ensures suitability for wheelchair users. Sizes range from a one-bedroom apartment of 56m2 to over 121m2 for a larger two-bedroom apartment, providing a choice of sizes and layouts to suit a range of budgets.
