Property SummaryVinet’s Village is the largest retail strip mall in the town. The subject
property consists of three separate sites, two of which have
development with two centres straddling 50th Avenue, with the 3rd
site across 49th Street which allows for additional parking. The total
development is a typical neighbourhood shopping centre configured
to accommodate general retail uses. The property has good access and
exposure characteristics; there are no known deficiencies regarding the
improvements, which appear to be in average overall condition, free
from any notable deferred maintenance. The property is strategically
located in the immediate proximity of ATB and CIBC with the Vegreville
police department directly behind the centre.
Location & Trade AreaVegreville is in the heart of central Alberta, approximately 95 Km
East of Edmonton on the Yellowhead Highway (Hwy 16). The region
is uniquely located in a triangle corridor between the high population
centre of Edmonton, the Saskatchewan border, and the resource rich
areas to the north leading to Fort McMurray. Highway 36, a few miles
east of the Town, is a major north-south corridor in eastern Alberta.
The town boasts a population of 5,834 (2009) with an estimated
trade area exceeding 42,000. Vegreville’s economy is based mainly on
agriculture and the community is represented by a skilled and hard-
working labour force with expertise in farming as well as assembly line
work, welding, and metal fabrication. Recent additions to the towns
base is the opening of the Biostreet Biodiesel Plant and the 80 room
Pomeroy Group Hotel. In addition, Walmart and Canadian Tire have
opened stores which further strengthens the retail draw of the town.
