DUBLIN:MACRO OVERVIEW
The fastest growing economy in Europe the past four years, and the third top ranked location for European real estate investment in 2019, Dublin is attracting attention for all the right reasons. As political reorganisation occurs next door, 16 of the world's top 20 technology firms have increased investment in their EMEA headquarters in Ireland's capital, exemplifying Dublin's attractiveness as a key technology powerhouse within the European Union.

Ireland's population is projected to grow by 34.39%
between 2015-2080, with 40% of this growth expected
to be seen within Dublin
Ireland's population has been continually increasing since the 1960's, with the country seeing a 35% increase in residents between 1991-2016. This has created a source of long-term demand for housing, particularly in the Dublin market.
The under supply experienced across Dublin's housing market has put upward pressure on rental prices and capital values. This situation is expected to continue for the foreseeable future.
As more residents move into Dublin, they are facing an acutely
undersupplied local housing market. High development costs
and a shortage of labour have stunted the city's ability to meet
housing requirements.
The city is currently completing only 4,000 of the 10,000
additional dwellings required annually to keep pace with demand.
As residential prices in Dublin remain between 10-20%
below their 2007 peak, significant growth is expected in the coming years, bolstered by an acute housing
shortage which may take up to 7 years to narrow.
