His varied experience across industries and business verticals, combined with his knowledge in diverse fields like structured finance, real estate, technology, law, sociology, history & politics, enables him to not only spot and predict accurately the future business cycles and waves of disruption, but also to devise creative turnaround strategies and solutions. His forte lies in risk management and devising feasible resolution and monetisation plans for stressed assets. He has in-depth knowledge of the entire stressed assets resolution ecosystem in the country and is a firm believer of Stressed Assets as an Alternate Asset Class. Qualified as an Electrical & Electronics Engineer from BITS (Pilani) and also a Lawyer, Pankaj has in depth knowledge of Indian Business, Economy, Corporates the Legal & Taxation system.
Sanjiv, a member of RICS, has over twenty years of business consulting and market research experience, last ten years of which has been in Real Estate. In his last stint as Chief Operating Officer (COO) at CREDAI-MCHI, he had been overseeing the Liaison, Legal and Research functions, handling all government representations and policy intervention matters and has an excellent working knowledge of MMR (Mumbai Metropolitan Region) Real Estate market. Qualified as an Electrical & Electronics Engineer from BITS (Pilani) and an MMS (Operations) from Mumbai University, he has had stints at Colliers International, ICICI Bank, IMRB (Kantar IMRB), Synovate (Ipsos) and A.F.Ferguson & Company.

Estimated Capital Requirement to Fulfil “Housing For All”
The government’s data on need for “Housing For All”, published in 2016, stated that 6 crore urban homes were needed to meet the need of housing; even if we assume a conservative average home loan size of Rs.15 lacs per home, the total capital required for 6 crore homes is approximately Rs.9 lac crores.
As of December’19, around 11050 projects in Mumbai Metropolitan Region (MMR) were registered under MahaRERA at various levels of construction and stages of approval. Even at a modest estimate of 100 housing units per project, a conservative 450 sq.fts. per unit costing Rs.40 Lakh each, these projects amount to an estimated revenue of Rs. 4.4 Lakh Crores translating into a construction of roughly 5000 Lakh sq. fts. Just unlocking this quantum construction activity in MMR alone has the potential to create 50 Lakh blue collar jobs and 5 Lakh white collar jobs. Efforts to keep these projects live with guaranteed fund availability alone can potentially unlock roughly Rs.4.5 Lakh Crores in MMR alone in just the next 3~5 years, enough to wipe out all the Covid lead losses.
