OUR LOCAL REAL ESTATE MARKET SHOWS NO SIGN OF SLOWING IN 2018
The year end numbers are out and Bend continues to trend upward! When 2017 was all said and done, the median sales price of a single-family home in the Bend area moved to $395,000, according to the Beacon Report from Beacon Appraisal Group in Redmond. On sales of homes on under an acre of land in Bend, we saw an increase of 13.42% over 2016.
The December median home price was up 1.2 percent from the November median of $390,000 and up 11 percent over a year ago, when it reached $355,000.
The average number of days homes spent on the market before being sold were 89, compared to 107 days in 2016. Listings sold faster in 2017 however, the total number of transactions in December dropped slightly from 192 in December 2016 to 189 in December 2017.
The median sale price in Redmond was $287,000, which was down 5 percent from November but up nearly 8 percent from December 2016. The median sale price a year ago was $266,000.
The months of inventory based on sold sales in Bend is less than 2.5 months. Bend home prices keep rising and people keep buying. Do you have a rental property being managed
by a property management company? Here
are a few important questions you should ask
yourself to see if your property is being
managed to its fullest:
• Are you at current market rent?
• Do you know what the current market
rent should be?
• Has your property been inspected often
enough?
• Do you hear from your property manage-
ment company too often or not enough?
If you have a property manager, it is important
that you hear from them. Not hearing from
them is not always a good thing. It is
important that they communicate with you
regarding the condition of the home and how
well the home is being cared for by the
tenants.
You don’t want your investment property to
bring down the market value just because it is
a rental property. Your investment property,
if managed well, should not look like the ‘run
down rental’ in the neighborhood.

When you sell your home, will it be the best
kept secret in town? If so, it’s one secret
you’ll be keeping.
One of the most significant factors in
marketing a home is to gain as much visibility
as possible—to expose your home to the
widest selection of potential purchasers. Four
common methods your agent uses are:
(1) placing a For Sale sign in the yard,
(2) holding an Open House, (3) placing it in
the Multiple Listing Service, (4) advertising.
Each method results in more exposure for
your home, and less privacy for your family.
By gaining the attention of many buyers, the
home will more likely sell at full price in a

As a home seller, explain to family members

When it’s time to sell your home, you may
be tempted to sell without the services of a
professional Real Estate Broker.
The best source of buyers might be people
you already know. So start by making a list.
Write down the names of people you
know personally. Which of them currently
own their own home and which ones
are renting? Next, eliminate all renters
who don’t plan to buy soon, and all
homeowners not planning to sell and buy
another home. How many names are left
on your list?
Next, of the renters who are planning to
buy, identify those looking for a home like
yours, whose employment qualifies them
for a loan on your property. From those
who currently own a home, select the ones
who have already sold their existing
homes, and who have received enough
equity to make a substantial down payment
on your home.
Finally, place the names of only those with
immediate plans to buy and who have the
financial ability to buy your home on a list
by themselves. Now, call them up one-by-
one and invite them to consider your home.
How many will accept? Of those who do
accept, what are your chances of making a
sale?

Imagine sitting in a darkened auditorium with your family. A slide projector begins flashing full color
slides of homes on a movie screen. There are exterior shots, interior views, and, as you watch, a voice
tells you what you are seeing on the screen. Then you are instructed to leave and return in 24 hours.
When you return you are asked to give a detailed description of each home you saw the day before—
from memory.
Would you feel confused? The human mind can absorb only so much detail at one time with any
degree of recall. Yet, if you are planning to buy a home soon, you will be seeing a number of homes and
making a decision, at least partially by recalling the features of your favorite. Can the confusion be
eliminated? Of course it can. Try these ideas when you look at homes.
First, bring along a digital camera to produce photos on the spot. Be sure to get exterior shots, both
front and rear, including the yard. Inside, take photos of rooms with significant features, and be sure
to include the kitchen.
While in the home, take notes on color schemes, questions you want answered and needed repairs.
Be sure you write the address down to coincide with the photos and any notes you may have.
When you finish your tour and return home, go over each home together. It’s a great way to make a
knowledgeable buying decision.

Do you remember the sayings, “Don’t put
your cart before your horse” or “Which
comes first—the chicken or the egg?” They
have to do with priorities, don’t they, like
deciding which task to accomplish first?
Those same sayings can apply to buying and
selling homes. If you presently own a home
and plan to buy another, which do you do
first? Sell your existing home or buy the new
home? If you sell before you buy, you may
feel that you may be left “out-in-the-cold”
with no place to live. But, on the other hand,
if you buy before you sell, you may end up
owning two homes at once. It has all the
makings of a dilemma, doesn’t it?
Try this solution. First, measure your personal
commitment to purchase another home. If
you are firmly committed to changing your
residence, then ask yourself this question:
“Am I financially able to purchase a second
home while still owning the first one?” If
your answer is “No!”, consider selling your
present home first.
Selling your existing home first will reveal the
solution to the dilemma. First, you have no
“double” financial pressure. Secondly, once
your home has sold, you will know exactly
how much money you have to spend on
another home and when you will need to
move.
However, Central Oregon has been experi-
encing a shortage of available homes on the
market. If you decide to find your next home
before selling your existing home you may
want to change your strategy. You would
want to make sure you can financially
purchase another home before selling your
existing one first, before you even look.
If you find the home of your dreams and “fall
in love” with it, have your Realtor® write up
an offer for you and make sure you include a
reasonable amount of earnest money and a
pre-approval letter from your lender. This
will help secure your position in having your
offer accepted, provided it is an acceptable
purchase price to the seller. Keep in mind,
we are in what is considered to be a “sellers
market.”
