As I’m sure you’ll be aware, we’ve recently published our 2018/2019 annual results. It’s been another great year for Springfield with growth in all parts of the business. With the addition of Walker to the group and the first full year of sales from Dawn Homes, we’ve completed 952 homes, sales increased by 36% to £191m, and profit rose 69% to £16.5m.

We’ve expanded to new areas – most recently to Inverness. Our villages are progressing nicely – with the first phase at Gavieside submitted for planning. And we’ve secured affordable work well into the future – including 237 homes at Dalmarnock. Springfield is growing just as we have planned.

Sandy, Michelle and I are just back from a week in London giving our institutional investors the good news. As well as talking about the quality of our homes we've been telling them about the high quality of our employees. On behalf of the board, including our newest non-executive board member, Colin Rae, I’d like to thank each and every employee for continually focusing on building high quality homes and looking after our customers. Our results this year once again prove our approach is successful and we will continue to build great homes for everyone across Scotland.

You’ll also have noticed the new design of On Site. We’ve given our newsletter a make-over. There’s now even more space to shout about the excellent work we are doing with partnerships and private sales in north, central, Dawn and Walker each having their own branded pages jam packed with exciting stories. Central golf day

Work is well underway for the Etive show home at the new Sidings development in Airdrie. This will be the first show home built with the new external elevations of crisp white render paired with grey brickwork.

The layout of the four-bedroom detached, with integrated garage, benefits from an open plan kitchen and dining area, and a separate lounge. The master bedroom has a double wardrobe and an en-suite. Doors will be open in the next few months.

Cambuslang for Dawn Homes

The 6.69 hectare development, on the iconic Hoover factory site, will feature a range of three and four bedroom detached and semi-detached homes, in a mix of 53 private homes and 17 affordable homes.

The 17 affordable homes are to be built for Clyde Valley Housing Association and will provide great high quality social housing for the area, helping towards the Scottish Government’s affordable housing goals.

The development will feature the same popular house styles as phase one, including the Etive and the Cromarty, with the addition of the four bedroom detached Tummel style - a spacious family home with a built in garage. All of Dawn’s houses are designed to be energy efficient, meaning warmer homes and reduced energy bills for home buyers.

Additionally, there is a multi-use games area planned for the future of the site, for the use of residents on both phase one and two. This will be fantastic addition for families moving onto the development.

Sales Manager, Liz Cleghorn said:

“We’re delighted to be able to build the next phase of homes at Camas Walk. The development has proved extremely popular, with most homes on the first phase being snapped up with our early bird reservation option before their official release for sale. We already have waiting lists for phase two.

“The location is perfectly situated next to the River Clyde, with excellent transport links via the M74 and Cambuslang train station. Cambuslang has a great community with easy access to the city and beyond.

"Plus, we will have two new show homes on phase two, both with our new look elevation which has been well received so far!"

There are eight primary schools and two secondary schools in Cambuslang, plus a number of independent schools easily reached by public transport. And with phase one at Camas Walk nearing completion and many residents moved in, there is already a sense of community on the development.

Construction on the new homes is estimated to start in Autumn 2019.

Going above & beyond

During the financial year, we expanded our geographical presence in the Edinburgh commuter belt with the acquisition of Walker Group in February. This complements last year's expansion into Glasgow and the West of Scotland with the purchase of Dawn Homes.

On top of this, we have secured a strategic land acquisition in Inverness which is expanding our reach in the north of Scotland with a focus on the capital of the Highlands. The deal concluded shortly after the year end for approximately 90 homes at Easterfield Farm. In total, we are considering plans for approximately 3,000 new homes across a number of developments in, and around, Inverness and in Highland towns and villages, including Ardersier, Drumnadrochit, Dornoch and Beauly.

Excellent progress has been made on our villages too with 212 homes occupied at Dykes of Gray and Bertha Park by the end of June 2019. With each family that moves in, our villages are becoming more and more established. Read more about the progress at Bertha Park on page 18.

Private housing highlights

Affordable housing highlightsLooking at Springfield Partnerships, we handed over 322 affordable homes in the financial year and secured planning consent for 189 plots with a further 2,133 in various stages of planning.

The affordable land bank increased by 19% to 4,427 plots across 41 developments and planning was granted, shortly after the financial year ended, for 237 homes in Dalmarnock. Construction will start in the coming months. More on this on page 14.

Dawn Site Managers recognised with awards from NHBC Derek Biggans

and Alan Murphy both won NHBC Awards for their hard work and top quality homes on their sites.Derek Biggans, Site Manager at Regatta View in Fairlie has been recognised with an NHBC Pride of the Job Award Seal of Excellence for a second time.

Having been recognised for his work on phase one of Regatta View, he has now also been awarded the accolade for phase two of the development. Derek, who has worked for Dawn Homes for 12 years, commented:

“Since the development started to come together and we were able to show people what we were doing here at Regatta View, there has been nothing but praise and enthusiasm.

“I’m really pleased to have been

recognised by the NHBC for a second time – they hold very high standards and I’m proud of everyone in the team for making sure we hit those again and again. It makes Regatta View a great place for us all to work and for our customers to live.”

Anyone who visits Regatta View will instantly understand why Derek and the team are so proud of what they have created. Regatta View is a truly stunning location where the properties enjoy an elevated position with the whole panorama of the Firth of Clyde before them.

Additionally Alan Murphy, Site Manager at Camas Walk in Cambuslang has also been recognised with an NHBC Health and Safety Award with a commendation.

Alan, who has worked at Dawn Homes for 17 years, maintains health and safety standards and good morale on site.

Phase one of Camas Walk was hugely popular and Alan and his team have delivered an excellent development, with health and safety at the forefront of their work.

Managing Director of Dawn Homes, Martin Egan commented:

“I’m delighted for Derek and Alan, and the teams working at Regatta View and Camas Walk. Both site managers have done a tremendous job in upholding the standards on which we, at Dawn Homes, pride ourselves on and the developments are everything we hoped for from the outset.

“Being recognised twice this year with awards from the NHBC has given everyone in the company a boost. Although we’ve won several awards over the past few years it is always very satisfying to be complimented by those who set the standards in our industry.”

Dawn Homes joined the Springfield group in 2018, and winning these awards illustrates the fact they continue to achieve the highest standards across their sites, as part of the Springfield family. To be recognised in this way by the NHBC is a huge achievement, and shows the hard work of individuals pays off.

New show home at The Range

Take a look inside Springfield North's latest show home.Springfield North opened their new show home over the summer at The Range in Elgin.

The four bedroom Balerno features a spacious open plan kitchen and dining space, leading to a bright sunroom. Clean, simple interiors let the house design stand out, helping visitors imagine living in the home. All four bedrooms are found upstairs. Each

styled in a unique way, there’s something to suit everyone’s taste.

Springfield SpinathonSpringfield North staff cycle their way to success raising over £2,000 for a local charity.

Groundworker, Alex Munro, celebrated his 20th year working at Springfield at the end of July with a bottle of whisky and a £100 gift voucher. Currently working at the Range in Elgin.

Alex said: “I joined the company back in 1999 as a Scaffolder. Of course then we built about 150 homes a year. It’s been great to be a part of the growth over the last few decades.”

Staying on the golf theme, the Springfield Elgin Open Club Championship, held in July, seemed more like a Springfield staff open this year as two Springfield employees went head to head in the final. Assistant Civils Area Manager, Steven

Leith beat Architectural Technician, Kieran Paterson in a neck and neck game.

Steven was off to a great start and was in the lead at the 9th hole. Kieran pulled it back by the 16th making them all square, and Steven took the win at the 18th.

The Springfield Elgin Golf day was a great success. Project Manager, Darren Thompson played well winning the individual game and playing on the winning team. With 37 points, Darren beat Scaffolding Supervisor, George Fairbairn and Group Commercial Director, Ewan Macleod who came in second at a tied 36 points.

20 years at Springfield

Springfield Senior HR Advisor, Diane Kemp, teamed up with the recently opened Moray Sports Centre to host a spinathon to raise money for local charity, Keiran’s Legacy.

The charity was set up in 2016 by Sandra and Gordon McKandie, after their son, Keiran, was hit by a car while mountain biking and sadly passed away. The charity was founded to raise money to help buy defibrillators for communities, police cars and provide education on how to safely use them.

The charity hopes the spinathon

will be first of many events over the next year in efforts to raise £21,000 to mark what would have been Keiran’s 21st birthday.

With 50 participants – including Springfield’s HS&E Tester/Trainer Colin Murray who took part in all three spin sessions – the event raised £500, which Springfield match funded. An additional £1,023.50 was raised through three prize draws and the proceeds from Keiran’s Legacy branded water bottles.

Well done to all the Springfield staff who took part.

In the last issue of On Site we brought to you our new ‘Ideas Project’ - somewhere for employees to go with their great ideas. After all, encouraging our staff is an important part of the Springfield ethos.

The project is now well underway with the ideas panel, Chief Executive, Innes Smith, Group Architectural Director, Mark Hamilton and Marketing Assistant, Megan Scotland meeting on a regular basis to discuss all ideas sent through and wherever possible, help move them forward.

So far, we've scrapped business cards for everyone, with the exception of our sales team and have changed our milk deliveries to reusable glass bottles in our Larbert office. We’re also in the process of making our ‘For Sale’ signs more eye-catching, planting a tree for every home built in our villages and are

working with local schools to create new home cards for our customer.

Chief Executive, Innes Smith said:

“Everyone has really got on board with this project and I am delighted with the level of engagement from our all employees. There are some really great ideas being sent in – what I’m most pleased about is the amount of ideas focusing on making the business more environmentally friendly. It’s wonderful to see Jayne Wallace and Diane Kemp’s idea of having glass milk bottles come to fruition.”

Sales Executive, Kris MacBain, has been highly engaged and showed great enthusiasm to help generate visitors to Kinloch Gardens in Rattray. He’s regularly bringing new ideas and suggestions to the marketing team which is great to see.

Apprentice, Matthew Burns has earned recognition for coming top of his class at college, earning a Mason Trade Prize for SVQ Level 3 for Bricklaying.

Site Manager, James O’Neill said:

"It was clear early on that Matthew had a good attitude and was going to be a great addition to the team at Kinross."

What's more, Matthew just moved into a new home at Bertha Park. Enjoy!

Scaffolding Foreman, Michael Stephen has been recognised for his work on a project on Elgin High Street. He went beyond his normal duties to assist other departments and ensured the site progressed in the safest manner.

In this issue of What’s hot in HR, we've got details of the exciting new benefits we've recently rolled out for our staff – a free gym membership for some of Scotland's best gyms and a fantastic Sky TV deal, bringing all your favourite TV shows to your home.

In the North, all employees have been given the opportunity

to join Moray’s newest and leading Sports Centre while employees in the central belt have been given the chance to join Bannatynes – with nine health and fitness centres across the central belt we are sure you will find one close to home or work.

Springfield have also partnered up with Sky to bring all our employees, and customers, the best Sky TV deals possible. There are three options on offer and the first one starts at just £19 per month for the Entertainment package, with the

Springfield has continued to make progress to become more environmentally sustainable after laying their second waste plastic road surface.

Earlier this year, Springfield became the first housebuilder in the UK to use a waste plastic mix in a road at Linkwood Steadings in Elgin. Designed by an innovative Scottish company, the road material uses waste plastic, which cannot be recycled and would go to landfill or be incinerated, to replace some of bitumen required to produce the asphalt mix.

This mix has now been used at the Springfield kit making factory, The Level, which has recently undergone a major refurbishment, including the resurfacing of the 2,800m2 road and car park using 3.5 tonnes of waste plastic or 297,000 plastic bottles. The road looks the same as a traditional asphalt mix, yet it benefits from increased durability and longevity which is ideal for the heavy traffic

flow at the kit factory.Timber Frame Manager,

Raymond Stevenson, said:The resurfacing of the Level is

just one of the improvements we are making to improve efficiency. We now have nine work stations, we’ve upgraded the dust extraction system, implemented new drainage, increased the electric capacity, installed walkways and given the place a lick of paint. We’ve also replaced two thirds of the roof with a new insulated product.”

Between June 2018 and the end of May 2019, the Level produced kits for 823 homes, a 36.9% increase from the previous year. Now because of these kits, the Level has the capacity to build over 1,000 kits each year.

“We’ve already had feedback from the guys at the Level highlighting the difference the improvements are making. It’s a more enjoyable, efficient, cleaner and safer place to work.”

Following its first use at Linkwood Steadings, Springfield have used a waste plastic road mix as part of a refurb at the kit factory in Elgin.

Promotions at Walker

The acquisition brings wider learning opportunities for apprentices too with the launch of the Walker apprenticeship programme. Apprentice Bricklayers, Blair Craig, Tyler Duthie, Matthew Henderson and David Mullin with Apprentice Joiners Conall Blaney and Lewis Ross have moved from Springfield sites to Walker Group and Dawn Homes

developments. This gives them an opportunity to work on a wider portfolio of homes on sites that are closer to home.

The introduction of apprentices at Walker has also created another 11 apprenticeships. We now have 22% of employees across the company that are apprentices or in further education – that’s 157 employees.

Back in June, Walker Managers, Paul McKay and Gordon Cunningham were promoted to directors.

Formerly Commercial Manager, Paul, who focused on commercial, now takes on the role of Operations Director.

Gordon Cunningham, former Technical Manager at Walker, has been appointed the position of Development Director.

Walker Group Managing Director, Peter Matthews, said:

“Paul and Gordon have both been with Walker for many years and have consistently demonstrated their potential to progress to director roles. It’s great to offer them this opportunity and I have every confidence they will continue to deliver impressive results.”

Training weekly at Murrayfield Park, the players are delighted with their new kit, especially heading into the colder months.

Walker Group’s Mariann Hughes’ daughter plays for Blackburn United U9’s. Mariann said:

“We are extremely grateful to the Walker Group for the support they have provided. The purchase of this new training kit has given the girls a real boost, helping to encourage their sense of identity and team spirit. The girls love them.”

and the Charles River Research Institute, the development is a 30 minute drive from the heart of Edinburgh. The planning agreement is currently being reviewed and consent is expected in the coming months.

Built for West Lothian Housing Partnership, the 95-home development is now home to the first 18 families. The development includes a mix of apartments, bungalows designed for wheelchair accessibility, two and three-bedroom terraces and four bedroom semi-detached homes.

Planning approval granted for homes in Dalmarnock

122 affordable homes approved in KeithMoray Council have granted approval for Springfield Partnerships to build 122 homes, featuring 82 houses and 40 apartments on Banff Road in Keith.

The 8.57-hectare development will include two, three, four & five bedroom homes, a play park and cycle paths. Set on the edge of open countryside and woodland, yet within walking distance to Keith town centre, it will be an ideal location for new residents.

Springfield Partnerships has been granted consent to build 237 affordable homes in Glasgow.The £40 million development will see a long-derelict site, located adjacent to Dalmarnock train station, transformed into a new urban hub, after some 50 years of neglect.

The first phase of 114 homes will include a mix of two and three-bedroom contemporary affordable homes in six storey apartment blocks. Designs also include plans for open green spaces and local shops.

The homes are energy efficient, keeping running costs to a minimum, and benefit from strong transport links to Glasgow city

centre via the nearby train station. The project is intended to breathe fresh

life into the area and is part of a wider programme of regeneration being delivered by Clyde Gateway to revitalise parts of Glasgow’s East End.

Springfield Properties Group Partnership Managing Director, Tom Leggeat, said:

“Across Scotland there continues to be a high demand for new housing and Springfield is working to meet this need.

“The site in Dalmarnock has been neglected for decades, but the creation

of 237 new homes, commercial units and recreational facilities will inject life into this area.

“This is the first time we have built in Dalmarnock, and we are confident the development will add further momentum to the Clyde Gateway regeneration initiative which has already delivered a boost to the local economy.

“As well as providing much needed homes for hundreds of families, the project is expected to create a high number of jobs within the neighbourhood.”

Partnerships MD, Tom Leggeat, has nominated Plant Operators, John Loy and Chris Nash from Glassgreen and Springfield Civils Foreman, Iain Stuart and Civils Labourer, Robert Mitchell for employee recognition because of their work at Dalmarnock.

The team took part in specific training to ensure they were fully equipped to complete the required works in challenging circumstances meaning the job didn’t need to be outsourced.

Construction started on 22 affordable homes in Hopeman back in May. Housing Minister Kevin Stewart kicked things off with a visit to the site and said:

“I was delighted to officially mark the start of construction of these new homes, to meet the developers and hear from local residents. This development will offer quality affordable homes for families in Hopeman and enhance the strong community that exists here.”

Springfield Managing Director for affordable housing Tom Leggeat said:

“We’re really pleased to start construction on this development in Hopeman. There is a shortage of affordable homes in Moray with around 3,000 people on the housing waiting list. These homes will give 22 families who want to stay in Hopeman

the opportunity to do so.”Work has started on a

further three affordable sites across Moray in July and August. The first foundations went in at South Glassgreen in Elgin, a development of 50 affordable homes for Moray Council, as well as a new site in Buckie which will deliver 29 homes for Hanover Scotland Housing Association. In August construction started on 30 homes in Mosstodloch, in a great spot just off the A96.

In partnership with Highland Council,

construction started on 29 affordable homes in Nairn in April this year. As a part of Springfield’s Meadow Lea development, the overall site will feature a play park and lots of green space.

Finally, construction for 29 affordable homes began in July in Banff, for Castlehill Housing Association. Located alongside Springfield’s private development Golden Knowes, the site will feature a mix of two, three and four bedroom homes, in a great spot with open sea views.

Springfield has been granted planning permission for 42 new homes at Mount Ellen, Gartcosh.

Just off Johnston Road, the 4.8 acres of land will include a range of three and four-bedroom high quality homes within walking distance to the nearby loch and a short drive to the local train station.

As standard with a Springfield home, carpets, kitchen appliances and turf are included. Customers can put their own mark on their new home too by selecting an open or closed plan layout, adding a sunroom, working with professionals to create their ideal kitchen and even picking the paint colour for each room.

Springfield Central Managing Director, Peter Matthews, said:

“We’re pleased our application for high quality housing has been approved. With handy road and rail commuter routes a stone’s throw away, two primary schools on the doorstep and just a short drive to local shops, the Glasgow Fort Shopping Centre and supermarket – the development is in a great location.

“Construction of these 42 homes will bring new jobs to the area and support local trades and suppliers. We are aiming to start selling these homes early next year.”

Progress has been made with our most recent village, Gavieside in Livingston as a detailed planning application for the first 502 homes and eight business premises has been submitted to West Lothian Council.

After securing the 400 acres of land just south west of Livingston last summer, we have been working on designs to deliver the fifth Springfield village. Complete with a broad mix of housing from one bedroom apartments to five

bedroom detached homes, a new primary school, cafes and shops, Gavieside village will include everything a community needs to thrive. The application will also support the wider community towards the delivery of East Calder High School.

We look forward to hearing West Lothian Council’s thoughts on our designs in the coming months and working in partnership with them to create a great new place to live.

We’ve also submitted a planning application to Clackmannashire Council for new homes in Pool of Muckhart.

Our plans will include a mix of two and three bedroom terraced homes, three bedroom bungalows and four and five bedroom detached homes.

The high-quality homes will be in keeping with the area and the design

is fitting for the rural location of the village and makes the most of the countryside environment. It will be leafy, green and inviting and around half the site will be natural habitat.

The open space, linked to the village by a footpath, will create a new amenity for villagers as well as maintaining a habitat for wildlife.

Green fingered Kinross residents Gill Boardman and Michael Wilson have transformed the front and back garden of their new four bedroom Roslin home.

Having previously had a career in the Royal Navy, Michael added a personal touch to the front garden making a ship anchor the focal point, complete with miniature lighthouse and a message in a bottle.

Heading to the back garden, with black fencing, water feature, seating, lights, wind-chimes, an array of colourful flowers and an exceptionally organised shed, their back garden is an “outside room” for the couple to enjoy.

Affordable homes handed over in Buckie

Springfield Partnerships handed over 20 affordable houses at Inchgower, Buckie, following an initial handover of eight homes in May.

The mix of houses, bungalows and flats were built for Moray Council and include two unique homes, designed to meet the specific needs of disabled residents. As part of the wider private Inchgower development of 83 homes, they provide much needed quality social housing to the area.

Springfield Partnerships Project Manager, Bruce Robertson said:

“We’re really pleased to have handed these homes over to Moray Council, helping to meet the demand for affordable housing in the area. Two of the homes were also adapted for wheelchair users, including rise/fall worktops and accessible pantry in the kitchen. It's great that Springfield can help in this way."

A bus, a play park and a new school - Bertha Park is taking shape.

Stagecoach has extended the number 4 bus route to serve Bertha Park village giving the new community a convenient way to travel into Perth City Centre.

Convener of Environment & Infrastructure Committee, Councillor Angus Forbes said:

“I am pleased to see the introduction of the extended bus service to serve Bertha Park, and as the community continues to grow and expand it will undoubtedly see the benefit of the public transport links.

“Perth & Kinross Council is committed to supporting the delivery of sustainable and active travel options from new developments.

“We will continue to work in partnership with housebuilders and local communities in the future to ensure sustainable transport links are formed, wherever possible, to link new developments with Perth and the wider area.
