A Brief History of the Property:

Built in 1967 as apartments and

situated in Hyde Park, The

Regency Tower, a twenty story high rise, and

Regency Square, Townhouse condos, are acknowl-

edged to be one of the finest complexes of its

kind in this part of the country. This property is

situated on 14 acres of beautifully rolling hills

with mature trees and a picturesque stream near

the entrance. Originally granted to the first owner

by Congress under the Land Grant Program to

compensate veterans of the Revolutionary War, it

is the remaining private tract, the balance having

been donated to the city of Cincinnati as a park

and the remaining four acres taken by the city as

a connector to Interstate #71. The property was

for generations the majestic estate of the Wulsin

family, controllers of the Baldwin Piano Company

and benefactors of the Cincinnati Cultural

establishment. No similar site exists in the city for

dramatic development to equal this unique and

extraordinary property.

DON’T FLUSH THIS!

When you use your toilet, shower, washing machine or dishwasher, waste water leaves your home through pipes that connect to the city’s sewer system. Putting the wrong things down the drain can damage the sewer system, cause sewer backups in your home or your neighbor’s home, and sewer releases to the environment. Anyone who uses the sewer system should be responsible for what they flush or pour down drains. When problems occur from residents misusing the sewer system, it hurts the whole community with extra costs to hire a plumber and clean up. Needless to say, the mess is not desired by anyone. I am sure that this problem can be greatly improved or even eliminated if everyone is considerate and just remembers to “think before you flush”.

The following is a list of things you should never flush down a toilet:

Condoms Dental Floss Facial tissue Cleaning wipes of any kind

Laundry Rooms:

Hours on the resident floors are from 8:00 a.m. to 8:00 p.m.

The machines in the basement may be used around the clock. Please be courteous to your neighbors and limit using the machines on your floor to the posted hours or use the basement machines.

Other reminders for laundry use are:

Machines are shared and common practice is first come, first served. So please remember to keep an eye on the time so that your clothes are removed promptly when finished. Others may be waiting to use the machines.

A minimal amount of H.E. (High Efficiency) or low suds detergent ONLY should be used in any machines other than in the basement laundry.

All laundry room doors should be closed unless the machines are in use, with the exception of the 20th floor, which should be shut at all times due to the fact that it vents to the roof.

SAFETY REMINDER:

We are reminding you to be sure that

your car doors as well as your residence

doors are securely locked.

Please report any suspicious visitors

and/or behavior, as well as any incidents

immediately to the Front Desk.

Green Team members might also coordinate specialized recycling drives (e.g., a Simple Recycling clothing pickup on a pre-arranged day), and members would be available to answer residents’ questions about the building’s recycling program (e.g., clothes hangers, plastic bags, and plastic vegetable containers should not go in the recycling bins).

The Green Team has scheduled an introductory meeting for 7 p.m. Thursday, Sept. 19, in the Hermitage Room. Please join us if you wish to learn more! All are welcome! Cindy Starr (504) will be having a brief talk at the pool party on September 8th to answer any questions you may have.

The Regency Board of Directors has approved a request to start a Green Team, an informal group that would meet a few times a year in the Regency’s Hermitage Room. Topics for discussion could include:

10 Things to Know about Recycling at the Regency

1. Rumpke Recycling collects materials in our recycling receptacles and separates them into categories at a state-of-the-art materials recovery facility (MRF) in St. Bernard.

2. A material can be recycled only if there is an industry willing and able to purchase the material and turn it into a new product. If there is no market for the material, it cannot be recycled at this time.

3. Rumpke currently has markets for cardboard, paper, aluminum cans, food cans & lids, aerosol cans (with tips and lids removed), glass bottles and jars, milk & juice cartons, and plastic bottles and jugs labeled with a 1 or 2 inside the recycling triangle on the bottom of the container.

4. Rumpke does NOT have markets for plastic bags, carry-out food containers (foam or plastic), yogurt or butter tubs, clear plastic produce containers, egg cartons, pizza boxes containing food and/or grease, light bulbs, clothes hangers, or other scrap metal.

5. When non-recyclable materials are placed in recycling containers, they become contaminants. Contaminants make up as much as 20 percent of what goes into recycling containers in our community.

6. Contaminants end up in the landfill. They are not recycled. 7. Contaminants cost everyone money! They take up space in recycling containers and fill up trucks, which

consume unnecessary gasoline and time making additional trips. 8. Because of the high percentage of contamination, Rumpke has been forced to hire additional workers to remove

the waste, resulting in more expensive recycling rates for everyone. 9. Contaminants can be dangerous. A plastic bag can bring a million-dollar piece of recycling equipment to a halt.

A single battery can cause a fire. 10. When you recycle, you are performing a public service. If you have a question about recycling at the Regency,

write it down and leave it at the office. A member of the Regency’s new Green Team will be happy to assist you!

BEING HEALTHY AND FIT ISN’T A FAD OR A TREND. IT’S A LIFESTYLE.

Research shows tai chi—a Chinese martial art that calls for using slow, focused

movements while breathing deeply—may be especially effective at reducing the

risk of falling. One study from the Oregon Research Institute found that doing tai

chi three times per week can improve balance and reduce risk for falling by as

much as 55 percent. Classes are on Fridays from 9-10 am and will resume on

September 6th until October 25th (no class on Sept. 27th). $10 per class.

REGENCY CONDOMINIUMS BOARD OF DIRECTORS MEETING MINUTES

Monday, August 12, 2019 Location: Manager’s Office Present: Mr. Lawson, Mr. Ledford, Mr. Bosco, Mr. Fritz, Mrs. Ficke,

Mr. Woodward, Mr. Bowman and G.M., Mr. Schafer

I. Meeting was called to order at 4:30 pm by Mr. Lawson.

II. Approved 7/15/19 regular Board meeting minutes.

III. Manager Reports:

A. July P&L statements were reviewed and approved.

- Unit 711 Foreclosure update. We have now consolidated with the bank.

B. Reviewed units for sale and sale prices.

i. 2 in the Tower are for sale and 1 unit is occupied. An additional 17 are rented.

ii. ∅ in the Square. 7 are rented.

C. Accident involving a valet driver was reviewed and all drivers are reminded to drive safely.

D. Valet Dry Cleaners reopens 5 days a week for the remainder of the year.

E. Set compensation committee meeting for October 1st.

F. Pool Party on Sunday, September 8th. Pool closes on Sunday, September 15th.

G. Manager asked to look into hallway temperature – “too cold on the lower floors”.

IV. Old Business:

A. Strategic Planning: brochure on hold until 1st floor is renovated. Pool picture yet this year.

B. Old Fitness Center condo is still available for lease.

C. Spectrum Owners are still over paying – up to individual to call.

D. Blacktop update – Dana Ave. will open Thursday afternoon. Only thing that remains is that small section of stripping and punch list.

E. Texting the Front desk for your car to be brought up is available. You can text 513-200-4219.

F. Waiting to get legal opinion on steps from lower lot to front door.

G. Discussion on weekend deliveries and door-to-door service still being investigated.

H. Lobby usage was approved (6 yeas and 1 nay from Don Fritz) ‒ “To serve its purpose as a warm, welcoming entry to The Regency. With prior approval of management, the lobby may be used for community events, such as holiday parties, concerts and guest speakers. It is not, therefore, used as a lounge or an office. The Front Entry-way/Vestibule area may be used as a very short term waiting area”.
