District Manager’s Message By Micaela Duffy, District Manager

A NEW YEAR WITH NEW POSSIBILITIES

It’s hard to believe that another new year is already upon us. I am not sure where 2013 went, but it definitely brought about a lot of changes in my life and also to the District. This year, Andrew Pimental moved out of state, which meant change in leadership. I have been very blessed to be given the opportunity to become the new District Manager. Change is completely what you make of it. You can make it a positive situation, or you can stay with the usual and never move forward. Don’t get me wrong, I do not always look forward to change. In 2014, we will again have a Board Member election. I will be honest, that is not a change I am excited for because I do not want to see any of my Board members go. The grass is not always greener on the other side of the hill. But that will not stop me from embracing the change that will come, either. Again, change is what you make of it. Without new people, you do not get a new and fresh perspective. I welcome new ideas and new thoughts. I want to see our community become an even more beautiful place to live and work. My hope and plan for the new year is to get more community involvement, make additional improvements to our open spaces, and have more community events. It takes all of us to make our community great and I hope that you will join me in this venture. If you are interested in helping with events, have ideas for changes, or are interested in becoming a Board member to help facilitate some great changes, please contact me and lets talk. I hope your holidays were full of joy! Let’s not let that feeling of joy stop with the holidays. Let’s keep that joy going all year long! Best wishes for a wonderful new year. Snow Removal: Watch Your Back Source: CAI (Community Association Institute)

Lower back strain is one of the most common injuries related to shoveling snow. The following measures can help you prevent injuries and keep your back healthy while shoveling:

Before the first snowfall is predicted, make sure you have a proper shovel. The best shovel is one that is light weight, ergonomic and has a curved handle. Your shovel should also be long enough so that you can avoid bending over while shoveling and short enough so that the load on the blade when you lift it is close to your body. Make sure that you have other essential equipment, like warm, waterproof and skid-proof boots, as well as gloves, a hat, a coat

and sunglasses to protect against glare. Warm up before you start shoveling by walking around for five or 10 minutes, then stretch your arms, legs and back.

One of the questions that the HOA gets on an almost daily basis is: “What are we doing with the houses that look horrible? Yes, I have weeds in my yard but the person across the street’s house has not been painted in 20 years! At least I am trying!!” We understand these concerns, and share them. This is why the Board of Directors updated the Enforcement policy earlier this year to address homes that are not in compliance, and have made no effort to fix their houses. If a home has been to Hearing and fined three times, with no communication with the Association regarding intent to cure the violation, we take one more step. We send them a letter that says, we would love to work with them to get the violation corrected, but they need to contact us! The homeowner is given 30 days to contact us and if they do, we will explain the process that they need to correct the violation as well as have the majority of their fines waived. However, if they do not contact us, we will turn the file over to the Association’s attorney. The attorney will send a demand letter to the homeowner who is then given 10 days to correct the violation or contact the attorney. If not, then the step we are forced to take is file a covenant enforcement lawsuit. Please keep in mind that this is done to the homes that have continuously ignored our attempts to work with them to correct the violation. Homeowners who reach out after the first notice is sent will avoid the process!!!! This is not something the Association takes lightly, or enjoys doing. However, the job of the Association is to ensure that all homeowners are held to the same standard, and are maintaining their homes. If a homeowner is not maintaining their home and is ignoring the attempts made by the Association to have them fix it, there is really no other option. Change of Address

For those of you moving and keeping your home to rent out, or for those of you who are landlords, I know it seems like just one more tedious thing to do, but it is important to let the HOA office know your change of mailing address. Why, you may ask? I receive so many phone calls from offsite homeowners who have no idea they received correspondence from the HOA since it was returned undeliverable from the post office. Unfortunately, some of this correspondence could be violations on the property, which could possibly involve fines being assessed. Once fines are assessed and not paid, a lien could be placed on the property, including a lien filing fee. So, please remember to let us know of any changes in your address. You may phone us at 303-307-3240, email us at [email protected] or drop us a note in the mail. It is also a good idea you contact us if you have hired a property management company to help you with your rental property. In which case, we would know to send them a copy of any violation your property has received.

If the area you need to clear is large, shovel in stages starting with the most critical path first. Switch hands often, and keep your hands separated with one hand closer to the blade. Keep the loads light, rather than piling large amounts of snow on your shovel blade. If the snow is deep, shovel in layers. Avoid bending and twisting as you lift, and empty each shovel full of snow. When possible, push the snow to one side

as you clear the path. Avoid throwing snow off the shovel blade, especially over your shoulder. Take a break every 15 or 20 minutes to straighten and stretch your back. Stay hydrated. Stretch again when you are finished shoveling. If you do experience any back strain, apply ice packs for the first 24

hours, then apply heat to loosen the muscles.

Un-Decking those Halls

As the Holiday season draws to its close, those silver bells and boughs of holly must go back into their boxes. It has been a wonderful season full of cheer and what not but, alas, decorations must come down. We understand that the lights are cheerful and, man, do we wish we could keep them up all year long, but unfortunately the season of festively wrapped gifts and eggnog is over.

The lights and decorations we saw during our Light Up GVR Contest were stunning and the efforts you put into making your home the best were much appreciated. Heck, some of you even won prizes! Luckily, the HOA has recently updated the Seasonal Decorations rule and thus extended the 30 day time frame to a whopping 6 weeks! Yes, this does mean that you can keep those lights up a few weeks longer, however, make sure they are neatly back in storage by Valentine’s Day. Besides, then it will be time to decorate your betrothed, so to speak.

Reminders:

Just a few friendly reminders to our wonderful Homeowners…

1. Please shovel your walkways! We will be out 24 hours after the snow stops to check on your snow-free sidewalks.

2. Painting violations. We are still sending violations for paint. However, every approved ARC form will come with an immediate extension to May 1, 2014. 3. Seasonal decorations. Must be removed by Valentine’s Day. 4. Violations for weeds will begin in the spring. Please view our website for more detailed information.

3.82 Snow & Ice Removal. Homeowners/residents must remove snow from homeowners’ sidewalks (including area around mailboxes) within twenty-four (24) hours of the conclusion of snow fall.

Homeowners must make reasonable efforts to keep sidewalks clear of ice. Due to the safety concerns regarding snow and ice, homeowners who are sent to Hearing for snow removal will also be reported to the City & County of Denver Code Enforcement.

Reminder: Updated Fine Waiver Policy!!!!

Over the past several years, the Board of Directors has been very good about waiving fines that were assessed if the homeowner cured the violation. However, the Board noticed a trend that some homeowners are using, by using the fine waiving process to avoid curing violations until they want to, and then the Board has been removing the fine. As a result, the Board of Directors has implemented a new policy that took effect January 1, 2014. Starting January 1, 2014, once a homeowner receives a Fine Decision letter from the Board of Directors, they will always have to pay at least 10% of that fine. If the homeowner appeals within the first thirty days after the date of the letter, they will pay the 10%. The percentage the homeowner must pay will increase by 5% every thirty days. Any fines that were assessed prior to January 1, 2014 will fall under the same policy, using January 1, 2014 as the ‘start date’ for their process. For instance, if someone had a fine assessed in August 2013, if they appeal in the first thirty days of 2014 they will have to pay 10%. If they appeal in the first sixty days, they will have to pay 15%. Again, the percentage a homeowner has to pay will increase by 5% each 30-days. This policy is now in effect, so if you have fines, it is in your best interest to contact us as soon as possible!!

Waste-Free Yards Keeps Pets Healthy Source: CAI (Community Association Institute)

American pet owners collectively spend tens of millions of dollars every year on veterinary care and over-the-counter medicines for their furry loved ones. But what many don’t realize is that many pet illnesses can be avoided by simply keeping the back yard clear of pet waste. Dog waste is more than just a smelly and unsightly mess. It’s also a breeding ground for infection - especially in dog parks and other areas where dogs frequently gather. Bacteria, worms and other parasites thrive in the waste until it’s cleaned up or washed into the water supply. Giardia, ringworm, roundworm and E. coli are examples of such inhabitants, all of which are commonly found in dog feces and are easily transferable upon contact. When pets become sick, contagions are often times passed through their deposits into their own yard. The longer infected dog waste stays on the ground, the greater a contamination becomes. And when this waste is not picked up, pets have a high risk of catching the infection over and over again. Roundworm, for example, is one of the most common parasites found in dog waste and it can remain infectious in contaminated soil and water for years. The best thing pet owners can do to help keep their four-legged friends healthy and safe is to pick up after them and to do so in a timely manner. Those who don’t have enough time to deal with the mess - themselves - or simply don’t want to - should consider hiring a local pet waste removal service.

Next Generation Storage – the “Cloud”

April 2011 was the beginning of Cloud storage. Cloud storage is online storage. With online services, consumers can access limitless storage from any Internet connected device. Many vendors offer free storage capacity to the consumer; but buyers beware; the free storage will come with  storage limitations. The most popular services are SkyDrive (Microsoft), Google Drive (Google), Dropbox, and iCloud (Apple).   You can learn more about Cloud storage by attending the next Computer Class Seminar. Topic will include SkyDrive (which is Window’s version of the “Cloud”). If you don’t already have SkyDrive on your laptop, bring it, and we will download the software to it. Windows 8 machines come preloaded with SkyDrive.   On Saturday, February 8, 2014 from 9:00a‐11:30a, the GVR Metropolitan District will be
