Victorian home buyers currently pay the highest stamp duty rates of any state in Australia. Therefore the real estate industry has welcomed thecommitmentbythenewCoalitionStateGovernmenttocutstampdutyforalleligiblefirsthome buyers.

Mr Baillieu promises that existing rates will be trimmed by 20 per cent from July 1 next year under his plan and by a further 10 per cent in each followingyearofaCoalitiongovernment.Manyagree that the overall 50 per cent cut for first home buyers will go a long way to addressing affordability for first home buyers and bring Victorian rates in line with other states across Australia.

The new government has also pledged to maintain the current first home buyers grant and bonus for new homes. This means that as of 1 July 2011 the first home buyer of an established home with a value of under $600,000 will be entitled to a 20 per centcuttostampdutyandthe$7,000FirstHomeBuyerGrant.

On an existing home that costs the new buyer $400,000, the current stamp duty payable is $16,370. From 1 July that will drop by $2,890 to $13,480. In addition, the first home buyer will still be entitled to the state’s $7,000 grant.

Buyers of a newly constructed home in metropolitan Melbourne will retain an entitlement to the bonus worth $13,000 and those buying a new home in regional Victoria will retain their entitlement to a total of $20,500.
