Job Title: Building Services/ Maintenance Assistant/ Duty Caretaker Department: Building Services Team Salary: £19,000 - 21,000 per annum Duration: Permanent contract (after successful completion of 3 month probation) Hours : 35 hours per week, 5 shifts on 7 days rota, inc. evenings and weekends Reports to: Building Supervisor Liaison with: As a team player, you will work across internal and external groups and individuals as the first point of contact - including working with the Events Team, Resident Groups, Contractors and service providers including those dealing with cleaning, heating, electrics, boilers, pumps, gas, electricity and any others as required. Job Summary: Building Services are an integral part of the team at Wac Arts, responsible for assisting the building’s many diverse users, ensuring the smooth day to day running of the building and all its many events and activities. We are looking for a fantastic communicator who takes pride in their work and the environment around them. The successful employee will be a team player who will work effectively across all departments to ensure the building is serviced effectively and efficiently. They will be a key player in working with the reception team to manage building access and maintaining the upkeep and safety of the building, equipment, facilities and operations. They will work with the view to support all departments and building users, promoting Wac Arts values in all work undertaken and communications made. They will provide efficient and effective caretaking, ensuring the security and general appearance of the buildings and surrounding areas are maintained in accordance with the required standards and that heating systems operate at optimum efficiency.

The successful candidate will have to be DBS checked and will be expected to observe safe working practices in carrying out their required duties and ensure that instructions specified by technical consultants, contractors and manufacturers are adhered to.

Duties & Responsibilities:

Open, close, secure and alarm the external and internal building doors appropriately Setting up rooms ready for hire in a timely and efficient manner, ensuring they are fully

equipped and in a safe and proper condition for their intended use Carry out a programme of remedial work necessary for the upkeep of the building and its

facilities, including painting, repairs, plumbing, carpentry, basic electrical work and gardening

Assist, and if required, take the lead in the organisation of regular fire drills, and assist with fire risk assessments as required

To be responsible for maintaining the security of the premises and its contents To clean light fittings and to test lighting systems weekly replacing where necessary minor

parts such as tubes, bulbs, fuses, starters and diffusers, in accordance with safe working practices

Ensure that health and safety legislation and regulations are adhered to Ensure that fire exits are kept clear at all times To arrange to clear blockages, remove foreign matter from sinks, toilets, drains, kitchen

grease traps etc. and clean up spillages as required Act as a key holder To maintain appropriate records including intruder alarm logbook, repair orders, heating

system records book and take meter readings as required To ensure that gullies, drains etc. are kept free from debris and that the building is litter

free Make adjustments to heating, lighting and toilet facilities as required To ensure heating plant and equipment is efficiently and effectively operated, make

adjustments as necessary and report defects and malfunctions to the Building Supervisor Ensure that all contracted works are undertaken in a proper and responsible manner that

minimises inconvenience to all other users of the building

To be responsible for ensuring clear and safe pedestrian access to the building, particularly in adverse weather conditions (e.g. clearing snow, gritting etc.)

To dispose of waste materials in a safe, hygienic manner ensuring that they are available for collection as required

Ensure team members know where you are and how to contact you at all times while on duty or on call

To carry out any other reasonable duties within the overall function of the job.

Other duties Assist all users of the building with all reasonable enquiries and requests

General Responsibilities:

1. Maintain relevant training standards, professional skills and knowledge of relevant legislation.

2. Take responsibility for following Health and Safety regulations and procedures.3. Adhere to the organisation’s communication and customer service standards.  4. Any other duties which may be required by management including assisting the Building

Supervisor and management team at Wac Arts.
