There is no stopping for Hyderabad. Even in a period of stagnancyfor the real-estate sector, Hyderabad has consistently registered highgrowth, year after year. According to a recent report by property consult-ants JLL India, investments in Hyderabad have surged more than fivetimes, to nearly Rs 101 billion, over the past four year.

There is no stopping for Hyderabad. Even in a period of stagnancyfor the real-estate sector, the city has registered growth, year after year.According to a recent report by property consultancy firm JLL India, investments in Hyderabad have surged more than five times, over thepast four years. Hyderabad saw a burst in investment in 2018, attractingthree times as much private equity than the previous three-year period, says Satish Vadaga, Hyderabad city lead at Anarock Property Consult-ants. Experts point out that multiple factors have come together to makerealty so resilient in this city - primarily, a focus on infrastructure, politicalstability, and policy reform. “Hyderabad saw a long slump from 2008, asdemand for a separate Telangana state was escalating. Investments werereally slow at this point, so that did leave a lot of potential space forgrowth,” points out Samson Arthur, Hyderabad director at propertyconsultancy Knight Frank India. Data from JLL India shows that therewas an annual decline of around 11% in the new residential projectlaunches between 2008 and 2013. After the formation of Telangana in2014, came stability and a government aggressively pitching for invest-ment. This resulted in a sharp turnaround in residential project launches, with a year-on-year increase of 16% till 2018. “The current governmenthas introduced pro-industry measures such as the single-window clear-ance for building permissions and more recently a plan to penalise offic-ers delaying legitimate building projects. But even more than that oneneeds to consider the significant role played by some politicians like KTRama Rao, who pitched hard for Hyderabad as the next IT destinationcity and drew in different multinational companies by making good ontheir promises,” Arthur highlights. Vadaga agrees that Hyderabad’s growthand development are products of the IT boom in the city. “Increasedoffice leasing activity in the last few years has positioned this as one ofthe most active commercial markets in the south,” he says.

As realty numbers stand still, how is Hyderabad still growing !

Credai Telangana announcesnew office bearers

The Confederation ofReal Estate DevelopersAssociation of India(Credai) Telangana hasannounced its new officebearers for the period2019 to 2021. The newteam of Credai Telangana

will be led by G Ram Reddy, Chairman, Ch Ramchandra Reddy, Presi-dent and D Murali Krishna Reddy, President-Elect, E Premsagar Reddyas Secretary among other members. G Ram Reddy, Chairman of CredaiTelangana said, “We had an interesting real estate journey in the statesince its formation in 2014. The real estate sector was lagging behindthe rest of the country. However, due to proactive policies and initiativesby the state government, the real estate sector in Hyderabad and restof the state is showing positive growth and leading the country both interms of absorption of office spaces and sales of the properties.”

Credai Telangana takes pride in successfully hosting the grand edi-tion of NATCON 2019 at Tel Aviv last month with more than 1,200 del-egates attending the same.

The real estate sector is struggling in most parts of the country, however, Hyderabad and its suburbs are showing a significant increasein demand. Hyderabad is also showing a tremendous increase in theabsorption of office space primarily driven by the growth in the BFSI, IT& ITeS sectors.

Phoenix Group, a Hyderabad-based real estate developer, is setto add about 10 million sq ft of built-up office space before March 2020.

Phoenix Group Chief ExecutiveOfficer Joe King said: “This year,we expect to complete about 10million sq ft of office space in

Hyderabad and thereby effec-tively double the total officespace we as a group con-structed over the past 18 years.”

“We are bullish on theHyderabad office space market.Apart from a latent pent-up de-mand for office space, the cityhas become an attractive desti-

nation for setting up offices in theIT and other services segments. Itsinfrastructure and future potentialfor growth due to Outer Ring Road, superior connectivity, internationalairport and congestion-free envi-ronment, is attracting more compa-nies to the city,” he said.

Vastu and it’s relationshipwith our health

Today Vastu Shashtra is subject many are awareabout. Our temples validate the the importance of VastuShashtra. When we feel little concerned or we are wor-ried about any future events we visit and pray to Godand we feel peaceful. But what about our daily lives andabout our health issues ?? Many of you will be sur-prised to know that every direction in the house is re-lated to our organs and whenever we face any healthconcern it’s directly related to Vastu of our house. Nowa days people are suffering due to Kidney problems, some are going through painful process of dialysis .One of my clients had problems of kidneys and he usedto take injections to reduce the pain . After almost aweek in hospital he sought our consultancy . What wenoticed is that he was sleeping in North bedroom withthe décor of room being red & maroon we told them to

remove those colors and advised suitable colors and other simple remedies for the roomand within a month he started feeling better and after 6-8 months he is recovered fully. InMarch this year we had a client from Hyderabad whoose mother had problems with thefood pipe . She had undergone treatment but with no luck. We visited her house and wesaw she was eating her food in between west and North West when we check the energyof that place it was very low. We just advised her to eat her food in southeast direction inher house to aid digestion . And kept her medical reports in North East . And as of todayshe is Hale and hearty. Today many families are suffering through the pain of seeing theirfamily member going through the trauma of Cancer. An Industrialist family was anxiousabout the health of their father who had been detected with Cancer in Salivary gland ,boththe sons were still bachelor’s and the elder sons marriage talks were on ,just at that timethe cancer was detected. They approved us for consultation. What we saw in their housewas that even though they had a very positive entry in Northeast which gave them pros-perity but , They had a Red Car parked in Northeast which was causing major imbalance. Since Vastu purush head comes in Northeast anything heavy or red in color would createproblems . Plus the client used to spend lot of time on their farmhouse. The entire housewas built as per Vastu . Interiors done were beautifully but only problem was their Barbequein front on the bungalow in Northeast. Which they started using just 1-1/2 years back. Asthe sons along with their cousins used to gather at their farmhouse ,also the family hadmany functions and parties there but since barbeque is fire element , it started affectingthe owner. As he is the gruhpurush (eldest of the family) . We just removed the Barbequefrom front and put it in different direction to balance the energies. After doing all remediesthe owner had a minor surgery to remove the tumour ,he underwent radiation but hisdoctors were surprised as he recovered fully and didn’t need any chemotherapy sessionsit’s been 2 years band he is 100% cancer free. And luckily by God grace he had no relapse.

Tourism

Saudi Arabia has thrown open its doors to foreign tourists, announcing that it wouldlaunch a new visa programme for 49 countries in a bid to draw foreign companies to investin the country's tourism sector.

The conservative Muslim kingdom is also relaxing strict dress codes for female visi-tors that previously required them to wear all-covering black robes, or abayas.

Tourism chief Ahmed al-Khateeb told Reuters in an interview in the run-up to theofficial announcement that abayas will not be mandatory for women tourists but modestdress is, including at public beaches.

The country announced the new visa programme and appealed to foreign companiesto invest in a sector it hopes will contribute 10 percent of gross domestic product (GDP) by2030. Visas will be available online for about $80, with no restrictions for unaccompaniedwomen as in the past. Access to the Muslim holy cities of Mecca and Medina is restricted.

More details, including which countries are eligible, were expected later on Friday.

Khateeb said China, Japan, Europe and the United States were among the top outboundtargets. Until now, foreigners travelling to Saudi Arabia have been largely restricted to resi-dent workers and their dependents, business travellers, and Muslim pilgrims who are givenspecial visas to visit Mecca and Medina. The country has in recent years relaxed strictsocial codes, such as segregating men and women in public places and dress require-ments for women. But as it liberalises rules on tourism, Khateeb indicated that alcohol re-mains banned: "We will have enough tourists to come to Saudi Arabia to enjoy other things."

Plans to admit significant numbers of leisure tourists have been discussed for years, only to be blocked by conservative opinion and bureaucracy. An e-visa for sporting eventsand concerts was introduced last December.

The move is part of de facto ruler Crown Prince Mohammed bin Salman’s ambitiousplans to develop new industries to wean the world's top oil exporter off crude and open upsociety including by introducing previously banned entertainment.

Hawaii saw more visitor arrivalsTotal visitor arrivals and spending rose again statewide in August, which was only the

third month both categories have been up since November.Tourists spent $1.5 billion, up more than 6% from August 2018, according to prelimi-

nary statistics released today by the Hawaii Tourism Authority. August spending growth wasoutpaced by the year-over-year gain in visitor arrivals, which rose nearly 10% to 928,178.Part of the reason that monthly gains were so robust is that they are being compared to lastAugust when Hurricane Lane and the heightened eruption at Kilauea Volcano took a toll ontourism. The monthly results were mixed across the islands. In general, monthly spendingand arrivals rose for North America, but international markets posted declines.

The spending increase still wasn’t quite high enough in August to break the year-to-date trend of more visitors coming to Hawaii and spending less while they are here. Despitesome August gains, spending through the first eight months of the year dropped a halfpercent to nearly $12.1 billion. Year-to-date visitor arrivals to Hawaii increased more than5% to more than 7.1 million.

Until the past three months, arrivals had been growing since February 2017, but tour-ism spending had been falling for seven months. That’s the opposite of HTA’s goal, whichnow favors visitor experience, resident sentiment and spending over tourism arrivals. Afterall, tourism and government officials alike have learned that visitors are happiest whenresidents are satisfied.
