LOCATIONHolmhead Forest is situated just east of St John’s Town of Dalry and west of the village of Moniaive in Dumfires & Galloway. In an area renowned for its excellent growing conditions and well located for access to established timber markets in the south west of Scotland.

The property is shown on the location and sale plans within these particulars and can be found on OS Sheet Number 77, Grid Reference NX 690 839.

ACCESSThe forest is part of a much larger forest complex with a shared forest access road leading off the A702, which runs along the southern boundary of part of the property.

Access is located at point A1, shown on the sale plan and leads on to a well-constructed forest road with a locked security barrier (unlocked to allow for viewings). The access road continues up to point A2 which leads into Margree Forest. Maintenance of this route will be according to user.

A new spur road has been constructed along to point A3, which facilitated the harvesting of the north eastern strip. There is also a short spur leading west to point A4, which is currently providing access for the construction of a new overhead electricity power line. Ample stone is available on site for further road construction and maintenance.

DESCRIPTION The timber crop on Holmhead was established with mainly high yielding Sitka spruce in two stages on fertile hill ground. This has generally grown well and has now reached a Yield Class of 22m3/Ha in parts of the forest.

The first phase of felling has now been completed and so far 26.85 hectares of the 106.60 hectares felled has been replanted.Leaving 79.95 hectares of the forest to be replanted by the purchaser. Sitka spruce is approved for replanting and will produce some excellent growth, especially with the use of genetically improved tree stock.

Some wind damage has occurred in the timber crop in recent years and the next phase of felling has been scheduled to take place around 2021. Followed by another two phases in 2026 and 2031 respectively, which can be altered to suit the owners objectives.

An overhead electricity wayleave is being constructed through part of the forest, which requires an unplanted corridor to be left open, extending to 50 metres in width and amounting to 9.07 hectares. This work is expected to be completed by the end of this year.

SPORTING RIGHTSThe sporting rights are included in the sale and currently let on an annual licence for the sum of £1,000 plus VAT. Both Red and Roe deer control is being carried out to protect the area replanted this year.

BOUNDARIESThe boundaries are generally defined by either stock fences or stone walls in varying condition. The boundaries against adjoining forestry plantations are not currently maintained. Boundaries that adjoin the open hill grazing land are maintained at joint equal expense with neighbouring proprietors. Please note that Regland Loch is not included and the boundary falls short of the water.

MINERAL RIGHTSMineral rights are included except as reserved by Statute or in terms of the Title.

Under the Inheritance Tax regime, 100% Business Property Relief should be available on commercial woodlands. Government grants are received tax free with the exception of farm woodland and subsidy payments.
