The Main Advantages of a Garden Room

1 Garden rooms add instant value to your property and so the cost of the building is unlikely to be lost. If you use the room as a home office, the purchase price can be recouped very quickly, particularly due to savings made on alternative business rents and rates. The price of the building may also be acceptable as a tax allowance.

2 It is usually cheaper to install a garden room than a similar-sized traditional extension. A separate garden room minimises potential disruption compared to an extension and is also likely to be finished far quicker. In some cases, a garden room can be delivered, erected and decorated in a matter of days, or be assembled off-site and then craned into place as an ‘instant room.’

Many people take their roofs for granted for years, until it fails to keep the rain out or they try to sell the house and have a survey done. Neither is a great way to discover the extent of the problem, in the first case you’ll be forced into panic purchase mode pouring cash into the hands of the first roofer who can fix it, in the second you’ll be on the defensive when your potential purchaser makes you a low offer for the property. A few basic checks can save your money and trouble, and you don’t even need a ladder. Usually.

InspectionI’m not suggesting you inspect your roof regularly, but it’s a good idea after a storm, strong winds can wreak havoc.

UP ON THEDo you have tiles dropping from your roof as often as it pours? Is your roof in need of maintenance and or replacing? An all you need to know guide on everything roof related.

If your house is in a wide open space you may be able to stand back far enough to see the roof, in a built-up area the easiest way to see the roof is to ask the neighbours opposite if you can look out of their upstairs window. And reciprocate the offer. Not many of us have binoculars but cameras with a zoom lens are ideal for a detailed close-up view.

Look for slipped, cracked or absent tiles or slates, or thatch that looks untidy. Slates and old style plain tiles are fitted so that they overlap by more than half of their length, so there is always a slate beneath the joins, but they don’t have to slip far to leak. More modern tiles are designed to fit together and cannot slip. They can be damaged or blown off in gales though. Thatch should look sleek, that way the rain runs down each straw and drips off onto the one below. Once it looks messy it will start to leak.

Check the ridge looks secure, look for cracks, gaps in the joins or missing mortar. If you have ‘valleys’ between adjacent roofs, look for holes and splits. These are usually small and hard to spot until the rain drips in.If you have ‘flashing’ where a roof meets a wall check that too, it should fit into a mortar line in the brick or stone work and lying neatly on the roof. If you have a chimney, look at the cement ‘flaunching’ around where the pot meets the brick or stone stack.

Inspecting a flat roof isn’t so simple, you need

to get up there to see it, but the very act of walking on it may well damage it. Have a peek from a ladder if you can and if in doubt call in an expert.

Inside JobIf you have a conventional loft space you can tell a lot about the state of your roof from inside, so get up there. In a modern, or recently re-roofed, house there should be roofing felt (or a modern plastic substitute) between the

rafters and the battens that hold the tiles/slates. The felt should look in good condition with no tears in it. Check the rafters for signs of damp. If you are not sure, come back when it’s raining.

In older slate-roofed houses it was common practice to slap mortar on the underside of the slates to seal the gaps and keep the wind out. Chances are most of that will have fallen off long ago and be resting on the ceiling, if you have a house like this, it almost certainly needs a new roof.

Fixing ItRoofing isn’t the sort of DIY task many of us tackle, working at height without scaffolding is asking for trouble, even a simple repair on a pitched roof will necessitate a roof ladder designed to hook over the ridge and making the transition from that back to the normal ladder is downright dangerous. However, if you have a low roof, or a slipped slate near the edge where you can reach without putting your life at risk, there are a few things you can do.

Slates slip because the nails they were fixed with have rusted. Roofers call it nail sickness and once it starts there is no end to it, eventually you will have to have the roof replaced. You can put it off for a while though using the quaintly-named ‘tingles’.A tingle is a strip of lead or copper (usually lead offcuts from flashing work) bent into a hook shape to hold the lower edge of the slate. To fix a slate, cut a strip about 25mm wide and about as long as the slate. Remove the slate completely then nail through the lead and between the slates beneath into the batten just above the edge of the slate beneath them. Push the slipped slate back in then fold the end of the lead up to hold it. If you can’t get a nail in due to overlapping courses of slates, you need to bend a hook and slip it under the top edge of the lower slates. This is easier with copper, because it’s stiffer.Cracked slates can be repaired for a while with bitumen mastic, black sticky stuff available in

tins or cartridges for applicator guns.Is it worth removing roof moss?If you have excess roof moss and you are concerned about the tiles never having the opportunity to dry out, then yes removing the moss and preventing regrowth with chemical moss killers is desirable. If the growth is only mild then it may not be needed. It depends on whether you are fed up with constantly having to clear out the gutters or seeing clumps of moss on your lawn or patio.

Roof maintenanceIt does not matter what your roof is made of, roof maintenance should be done at least bi-annually. Before winter sets in is a good time. Walk your roof slowly and inspect it thoroughly one section at a time. Get rid of all leaves, branches, twigs and any other debris.

Tips include:Look for broken or missing tiles. Clear gutters and downspouts by spraying water with a hose. Pay particular attention to roof protrusions where different sections of roofs meet or intersect with walls. Most roof leaks develop in these areas. Roof protrusions are anything that sticks through the roof, such as pipes, vents, chimneys etc. Remove cracked or dried out caulking and replace with a good silicone caulking. Use a wire brush if necessary and make sure surface is clean and dry. Seal loose bricks and mortar in chimneys.

Inspect the ceilings and walls on the inside of your home. In most cases a spot on the ceiling will tell you that you have a leak. The first sign of a roof leak should be fixed immediately. You may only realise that a repair is needed on the roof when ceiling stains are noticed in a room after rainfall. This indicates that water is leaking into the roof space. Always repair damage as soon as possible to stop further rainfall damaging the fabric of the house.

showing through. It may need closer inspection. Check the timbers for water staining. If stains are found on the timber, try to find the source of the stain. Slate will deteriorate with age so check for hairline cracks and look for staining on the tiles.

Checking at ground levelLook at the whole roof by inspecting it at ground level. You should be able to spot a tile

that has slipped as it will be out of line with the rest. Look for any powdery or flaky substance, known as delamination, which shows deteriorating tiles. Check ridges for gaps in the mortar joints. Check flashings at abutments and around chimney stacks. Check for fallen pieces of mortar, slate etc.Use binoculars to check if you cannot see it too well or a camera with a good telephoto lens.

125g fresh mozzarella 140g taleggio cheese , rind removed

100g butter , softened 3 garlic cloves , finely chopped

handful parsley leaves, chopped 1 tsp fresh marjoram leaves, chopped

1 long baguette large pinch of paprika

Light the barbecue. Chop the mozzarella and taleggio into small chunks and tip into a bowl with the butter, garlic, herbs and some salt and pepper. If you want, you can mix everything together with a wooden spoon, but I prefer to use my hands. Using a bread knife, cut diagonal slices along the loaf about three quarters of the way into the bread - don’t cut all the way through. If it looks like the bread won’t fit on the barbecue, cut it in half and make two smaller ones. Push the garlic butter generously between each cut, allowing some to ooze onto the top - it will caramelize and taste superb. Sprinkle the paprika over. Wrap the bread up like a cracker in a double thickness of foil. You can prepare to this stage up to a day ahead. Put the pack straight onto the barbecue. Cook for 2 minutes then roll it over onto its side and cook for 2 minutes more. Roll it onto its other side and cook for a further 2 minutes. Have a peek - if the cheese is melting and the bread is crispy, remove it from the barbie. Pull the slices apart and eat while hot and gooey.

Preheat the oven to 180°C. Grease a 1kg loaf tin with a little oil, making sure you get into all the corners with a brush.Put the sugar, salt, cinnamon and self-raising flour in the mixing bowl. Make a well and add the egg, raisins, milk, melted butter and golden syrup. Mix well.Add the bananas to the mixture and fold them in using a tablespoon. Put all the mixture into the loaf tin, scraping out any left in the bowl with the spatula. Smooth the mixture down with the back of a spoon.Put the loaf on the middle shelf of the oven for an hour. When cooked the loaf will be risen and golden brown. Take it out of the oven and push in a skewer to test if it’s cooked. If there is any mixture clinging to the skewer put your loaf back in the oven for another 10 minutes. Remove from the oven and allow to cool a little before turning the loaf on to a cooling rack. Cut into thick slices and serve with cups of tea and smothered in butter.

The classic white loaf 700g of strong white flour

1 teaspoon of salt1 teaspoon of dried yeast

1 teaspoon of sugar1 tablespoon of olive oil

400-450ml of warm water

Mix together the flour, salt, yeast and sugar. Work in the olive oil. Add the warm water and mix to form a fairly sticky dough. Add more water if too stiff, or more flour if too sloppy. Cook in the middle of the oven for 35-40 mins. Remove the loaf from the tin and return to the oven to bake for another 5 mins to crisp up the bottom and the sides. Are teens really as bad as we think? Absolutely not, says Sam Pope, after talking to Suzie Hayman, agony aunt and parenting educator. Look a little closer and you may find the problem lies with the parent not the child…

It’s become a bit of a joke, certainly in British culture. The overnight metamorphosis from angelic child to recalcitrant teenager – from hair that smells of apples and flowers to grungy locks that hang greasily and stink of cigarette smoke… or worse. Your child now ditches the pretty floral frocks in favour of ripped jeans and tiny mini-skirts that are flimsier than a facecloth. What on earth has happened to your little girl or boy?

Family friction

So, the mood swings, rule-breaking, obscenely loud music and dreadful fashion sense are signs of a healthy teenager? Some parents may blanch at these words, but the answer is a firm ‘yes’. ‘What it all boils down to,’ explains Suzie, ‘is the same thing: your teen is trying to be independent and you’re

trying to stop them. This is the core of the conflict and, until you can sort this out, the fights won’t stop.’

Green, red and blue – the art of negotiating.By accepting that your own issues are causing some of the strife between you and your teen, you’re well on your way to paving a more peaceful path at home. This doesn’t mean relinquishing all control but it does involve more negotiation than perhaps you’re used to. ‘With toddlers and young children, parents can get away with telling them what to do and adding “because I said so!” when they ask why,’ explains Suzie. ‘But with teenagers you have to explain your reasons otherwise you’ll not get any respect for your demands.’

Suzie suggests a traffic light system for establishing household rules: green stands for the things you will let go, amber for the matters that require negotiation and discussion, and red for absolute no-nos. ‘As with toddlers who rebel, this comes down to carefully picking your battles,’ she says. ‘Many parents get into such a state about their teen’s room being messy but they forget that it’s their room – so this could be your green – let them have their room as untidy as they wish. However, ‘amber’ could be you insisting that they pick up after themselves in the rest of the house.’

Save the hard and fast rules for the really serious issues. ‘Think about the things that really matter in this category,’ Suzie advises. ‘For example, teens will experiment with drink so instead of a blanket ban on alcohol, say that you understand they’ll want a drink when they go out but they absolutely must not get into a car with someone who is drinking and

Porsche launches a new variant of the celebrated and successful racing pedigree 911 GT3 RS this July, offering even more power and greater performance. Limited to 600 vehicles worldwide, the 911 GT3 RS 4.0 takes all the attributes that have made the Porsche 911 GT3 a serial winner on the race track and moves the GT3 road car programme to a new, higher level.

The flat six 4.0-litre sports engine, the biggest 911 engine ever, is also the most powerful naturally aspirated engine with 125 hp/litre. It achieves its maximum power of 500

hp at 8,250 revs per minute and delivers its maximum torque of 460 Nm at 5,750 rpm.

This impressive performance continues on track, this limited edition model achieves a Nürburgring-Nordschleife lap time of 7:27 minutes. The 911 GT3 4.0, available exclusively with a six-speed manual sports transmission, sprints to 62 mph from a standing start in 3.9 seconds and, with its gearing designed for the racing circuit, takes it to the 124 mph (200 km/h) mark in under 12 seconds.

The driving dynamics of the 911 GT3 RS 4.0 are the result of meticulously coordinated details. In order to best exploit the increased power, the chassis settings of the new car have been revised. This includes the set-up of the Porsche Active Suspension Management (PASM), an electronic damper adjustment system that actively and continuously controls the individual damping forces for each wheel and the rear axle now features additional ball-joints for greater adaptability.

In addition to using the suspension components typically encountered in motor racing, weight reduction is also of supreme importance. Equipped as standard with light weight components such as bucket seats, bonnet and front wings made of carbon fibre, plastic rear windows and weight-optimised carpets, the two-seater’s ready-for-road weight is just 1,360 kg, delivering a power-to-weight ratio of 368 hp/tonne.

11th & 12th JuneFlower Festival – Crowmarsh Gifford. The village will be ablaze with its annual Flower Festival. This year the theme is ‘Time’, with over thirty creative floral ideas and interpretations by individuals and groups from around the village. The church and displays will be open from 10am – 6pm on Saturday, and 12.30pm – 6pm on Sunday followed by Songs of Praise. Alongside the fabulous floral displays will be refreshments, including home-made cakes; plant, flower and produce stalls; a bottle stall, competitions and a variety of children’s’ games and activities – well, we’re all children at heart. We’ll be holding a raffle with prizes donated by some of our local businesses, which are kindly supporting our fundraising. The church is in need of a toilet and improved kitchen facilities, so we are embarking on a major development and fundraising programme. Do come and support us – and have a look around our beautiful historical treasure of a church at the same time. We look forward to seeing you there.
