Unless otherwise defined below, all developments shall be in accordance with the City of Armadale Town Planning Scheme No.4, the Residential Design Codes, and the Heron Park Local Structure Plan.
General Provisions
Open Space 1. Outdoor living areas are to be provided adjacent to the public open
space.
2. Outdoor living area dimensions, area and roof cover to comply with the Residential Design Codes of Western Australia.
Dwelling Orientation
3. Where lots abut public open space, dwellings are to be situated so at least one habitable room window is orientated towards the public open space, in order to provide adequate passive surveillance of that open space.
4. Dwellings are to suitably address all street frontages and areas of public open space through the use of high quality architectural design features.
Garages
5. Garages shall be located as designated on the Detailed Area Plan.
6. Garage doors may not extend more than 50% of the lot frontage, except as allowed for in provision 7 below.
7. For lots with a primary street frontage of less than 12.5m, garage doors may exceed 50% of the lot frontage. Where garages exceed 50% of the lot frontage, porticos are to be provided to the prescribed building setback in the tables below.
8. Where a single garage is constructed, garages must be set back 4.5m to allow for a second car parking space in a tandem configuration.
9. All rear access lots are to have a maximum gradient of 1:6 from the back of the kerb to the garage.
10. Where a lot has frontage to a street and a laneway all vehicle access is to be from the rear laneway only.
Fencing
11. Uniform fencing is to be constructed by the developer on the boundary between the lots coded R30 or RAO and the public open space. Uniform fencing on private lots shall not be modified and shall be maintained as visually permeable by landowners where applicable.

Clothes drying areas shall be screened from public view.
Sheds and outbuildings that do not match the construction materials and colours of the dwellings are not to be visible from the primary street.
This Detailed Area Plan has been approved by the City under Clause 4A-5 of Town Planning Scheme No.4

Those lots identified on this LDP as being subject to a Bushfire Attack Level Assessment require assessment certification prior to construction, in accordance with Australian Standard 3959.
