HaIf you know how mortgages work, then you probablyknow a little about amortization. For the uninitiated, amor-tization is a method for paying off both the principle of the

mortgage loan and the interest in one fixed monthly payment.Amortization is calculated precisely to pay off both principle and inter-est over a set period of time, known as the term of the loan. Amortizationcomes from that same Old French root as "mortgage" and means the"killing down" or "extinguishing" of debt over time.

The beauty of amortization lies in its consistency. Every singlemonthly mortgage payment over the 30-year term of the loan is exactlythe same amount. If you take out a $150,000 mortgage at a 5 percentannual interest rate, amortization allows you to pay $805.23 each andevery month. That amount lets you to pay back both the principal of themortgage ($150,000) and the total compounded interest ($139,883.68)in exactly 30 years, in 360 monthly installments. The interesting part ofamortization is that every mortgage payment, despite being equal, con-tains different amounts of principal and interest. But we'll talk moreabout that later.

There's also a second use of the word amortization, this time in busi-ness accounting. This type of amortization refers to the accounting prac-tice of spreading out the cost of a business expense over a number ofyears. Why would a business want to do this? So it doesn't have to reporta big, one-time loss on its balance sheet. Instead, it can soften the blowof the expense -- and give the investment time to bear fruit -- by amor-tizing it over as many as 20 years. We'll also discuss that in more detail,but for now, let's go back to mortgages and see how amortization is botha blessing and a hidden curse to homeowners.

Bridge Financing: How to Own Two Houses Briefly

What if you're unable to perfectly dovetailthe sale of one house with the purchaseof another? You may own no houses for

a time, in which case you'll have money in thebank and will need a temporary place to live. Oryou may own two houses at once. The followingsuggestions should help you deal with suchjuggling acts:Borrow down payment money for the secondhouse from family or friends. Point out that youneed help for only a short period, and offer acompetitive interest rate. Give the person makingthe loan a promissory note, secured by a secondmortgage (deed of trust) on your new house. Tryto arrange it so that no monthly payments are dueuntil your first house sells. Be warned, however,that depending on your financial situation,institutional mortgage lenders may refuse toapprove a loan where the down payment doesn't

come from your own resources.

Get a bridge loan from a financial institution. If youhave no other choice, it may be possible to borrowmoney from a bank or other lender to bridge theperiod between when you close on your new houseand when you get your money from the sale of yourold one. While the sauce is simmering, toss cubedchicken breast with vegetable oil untilcoated, then season with tandoori masala andspread out onto a baking sheet.5. Bake chicken in preheated oven until nolonger pink in the center, about 12 minutes.Once done, add the chicken to the sauce andsimmer for 5 minutes before serving.
