Answer# 1- Arrangements will need to be made with the Glorieta Baptist Conference
Center for water (and a meter). The water well may be drilled prior to
construction starting. Temporary water and temporary power will be

Answer# 16- This project is being funded by Santa Fe County.
Question# 17- Sheet 4-36 calls a 4” Waterline from Cistern Tanks to the building “Dry
Well Pit”. Please detail the connection to the “Dry Well Pit”
Answer# 17- The 4" PVC line connects to a Fire Pump in the pump room. The pump is
per the Fire Protection contractor. Connections shall be coordinated with
the Fire Protection Control.
Question# 18- Sheet 4-36 calls a 4” Waterline from the Cistern Tanks to the building
“Dry Well Pit”. Will this line require an isolation valve?
Answer# 18- Yes, an isolation valve is required inside the building. This valve shall be
braced as required.
Question# 19- Sheet M 2.2 indicates 1” Water Line as well as a Fire Protection line.
Note reads “see civil” for each line. On the civil drawings nothing seems
to match these indicated lines. Please clarify.
Answer# 19- See Attachment E.
Question# 20- Sheet 4-36 shows 2 ea. Lines from the proposed well house to the cistern
tanks. The detail on the same sheet shows only one with no pipe sizes.

Question 21- Will we be required to provide the special inspections for Steel and
Masonry testing?
Answer# 21- See Attachment G: “Quality Assurance Plan and Statement of Special
Inspection.”
Question# 22- Please provide a detail on the required oil separator. Shall it be poured in
place or be a steel tank or something else?
Answer# 22- The oil separator is specified on sheet M3.1. It is precast concrete.
Question# 23- Please also provide a detail on the 2000 gallon holding tank behind the oil
separation sediment trap.
Answer# 23- Norwesco Model No. 42559, 2000 gallon holding tank, or approved equal.
Provide all piping as required from oil separator/sediment trap.
Question# 24- Please clarify landscaping requirements. We conclude from the notes on
the Tree and Vegetation Survey sheet A0.2 that the requirements for trees
and shrubs have already been met. However, spec section 02930 indicates
that there are landscaping requirements. This spec section refers to the
Irrigation section 02810, which is missing. There is no landscaping
drawing included in the bid set.
Answer# 24- No new trees are required. The tree and vegetation survey shows existing
trees and trees to be removed only. Landscaping requirements are shown
on A1.0, Site Plan. Landscaping consists of shrubs (see keyed note 00017)
and reseeding (see 02920-A). Irrigation is not required.
Question# 25- Please verify the structural detail 4/s4.01, the depth of the masonry
foundation is 2’ below the floor requiring a partial block.
Answer# 25- Minimum embedment depth for all foundations is 24” per the geotechnical
recommendations. Contractor has the option to embed footings to 28” to
allow for the use of full blocks. Embedment depth on the details is shown
as a minimum.
Question# 26- Confirm that the cost of the well, which is referenced on sheet 4-36 is not
included in this project.

In Hall (Room 100), eliminate F fixtures and replace with three H fixtures. See Reflected

Add Note:
Contractor shall provide conduit, Owner IT to provide terminations and wiring.
The Contractor shall be responsible for all material testing including but not limited to
testing of all concrete, backfill, asphalt, base course and sub grade. Special testing is
covered in another part of this addendum. The contractor shall be responsible for
special testing including coordination.
Please add this Addendum #4 to the original bid documents and refer to bid documents, hereto
as such. This and all subsequent addenda will become part of any resulting contract
documents and have effects as if original issued. All other unaffected sections will have their
original interpretation and remain in full force and effect.

PART 1 - GENERAL
1.1 RELATED DOCUMENTS
A. Drawings and general provisions of the Contract, including General and Supplementary Conditions and other Division 1 Specification Sections, apply to this Section.
1.2 SUMMARY
A. This Section includes administrative and procedural requirements governing allowances.
1. Certain materials and equipment are specified in the Contract Documents by allowances. In some cases, these allowances include installation. Allowances have been established in lieu of additional requirements and to defer selection of actual materials and equipment to a later date when additional information is available for evaluation. If necessary, additional requirements will be issued by Change Order.
B. Types of allowances include the following:
1. Lump-sum allowances.
C. Related Sections include the following:
1. Division 1 Section "Contract Modification Procedures" for procedures for submitting and handling Change Orders.
2. Division 1 Section "Quality Requirements" for procedures governing the use of allowances for testing and inspecting.

1.3 SELECTION AND PURCHASE
A. At the earliest practical date after award of the Contract, advise Architect of the date when final selection and purchase of each product or system described by an allowance must be completed to avoid delaying the Work.
B. At Architect's request, obtain proposals for each allowance for use in making final selections. Include recommendations that are relevant to performing the Work.
1.4 SUBMITTALS
A. Submit invoices or delivery slips to show actual quantities of materials delivered to the site for use in fulfillment of each allowance.
B. Show all receipts and backup information to substantiate costs for these allowances. Any amounts over the allowance shall be approved by the Owner in writing prior to any costs incurred; if the costs are approved they shall be a change order. Any amounts remaining unspent from the allowance shall be returned to the owner in the form of a change order.

I. QUALITY ASSURANCE PLAN AND STATEMENT OF SPECIAL INSPECTION
A. The contractor shall engage independent inspectors to implement special inspection. Special inspection shall conform to the IBC 2009, section 110 and chapter 17.
B. After each inspection and test, promptly submit copy of laboratory report to owner, architect/engineer, and to contractor. Report shall include:
1. Date issued, Project title and number, Name of inspector, Date and time of sampling or inspection, Identification of project specifications section, Location of project, Type of inspection or test, Date of tests, Results of tests, Conformance with contract documents
C. Required inspections:
1. Soils – as outlined in Outline Specifications Section titled “Foundation Notes”
2. Concrete – as outlined in the Outline Specifications Section titled “Structural Concrete”
a) Installation of embedded bolts and plates supporting structure
b) Reinforcing steel placement
c) Field bending of reinforcing steel
d) Reinforcing couplers
e) Anchored rebar or threaded rods into hardened concrete
3. Wood & Cold-Formed Metal Framing
a) Holdown anchors/strap ties
b) Shear wall/diaphragm fastening
c) Metal connectors
4. Steel – as outlined in Outline Specifications Section titled “Structural Steel”
D. Special inspection is to be provided in addition to inspections conducted by the building department and shall not be construed to relieve the owner or his authorized agent from requesting the period and called inspections required by section 1704 of the International Building Code.
1. Periodic inspection is defined as the part-time or intermittent observation of work requiring inspection by an approved inspector who is present in the area where the work has been or is being performed at the completion of work.
2. Special inspection is required for the following:

Please understand that prior approval is not direct approval for the actual equipment. At time of construction a complete submittal package should be sent from the sub-contractor. The submittal package shall identify the meeting or exceeding of the performance specifications listed in the construction documents (drawings and specifications). This includes all substituted equipment from the construction documents.
While we may accept substitutions to promote competitive pricing, add performance or help decrease lead times, we will not re-specify the equipment. It is up to the sub-contractor and/or supplier to show that his/her substituted equipment meets or exceeds the specified equipment listed in the construction documents and specifications.
