CASE STUDY

The owner of an office building wishes to change the use to residential. He knows this process will take him up to 18 months and now has to budget circa £300,000 for protecting his property and hope that there are no issues with squatters, fires, vandalism etc.

SOLUTION

The owner decides to move guardians into the

property, thus eliminating 100% of the costs and give him peace of mind that the property is being looked after by pre-qualified individuals, and that it is available to him at 28 days notice. The building in question is a 60,000 sq ft office building in Putney in South-West London.

The liability for provision of a regular security service is £150,000, but this cost would be eliminated using the

Mindaproperty guardian service. As well as free security, the owner also receives an annual income of £50,000.

The property has an annual rates liability of £240,000 which is successfully reduced by 80% (£192,000 saving). He also benefits from a 40% reduction in his insurance premium and with the inclusion of the £50,000 income has saved over £400,000.

If so, you should contact mindaproperty.com right away. After completing a simple application process, qualified prospective Guardians will be offered accommodation at a property on the Mindaproperty data-base, often at 50% less than market rent.

You might find yourself living in a period office building, a school, local authority facility or a residential property awaiting redevelopment. Being a Guardian comes with no extra responsibilities – all we ask is that you abide by the house rules and take care of our client’s property while you’re living there.

Typically, your length of stay will be 9 to 12 months although it may be less than this. However, in the event that it does become necessary to end your agree-ment, we will usually be in a position to offer you alternative (often superior) accommodation.

THE PROCESS

1. Assuming you are over 21, in full time employment and are able to provide two character references (one from your employer, or client if self employed and one from your existing Landlord), three months bank statements and proof of address and photo ID, you can apply to be a Guardian.

2. Once your application has been accept-ed, you will be provided with access to our property database in order that you can choose exactly which property will suit you.

3. Aside from the monthly Guardian Fee, you will be required to pay a £75.00 administration fee, a damage security payment (equivalent to 1 month’s licence fee) and £60.00 for our fire safety pack (consisting of a fire extinguisher, smoke detector and fire blanket) which is placed in each Guardian room.

4. Your move-in date will be set and you will be introduced to our management team and, of course, your new house-mates.

CASE STUDY

A qualified nurse, our guardian had been looking for suitable London accommoda-tion for months and, even being flexible as to location, could find nothing under £ 120 p/w. Even at this level, she was only being offered a small room with over-crowded shared facilities.

SOLUTION

As a Mindaproperty guardian, our nurse moved into a vacant office building in N3 where she found herself enjoying a much larger space with a collection of other key workers and mature students. Her rent was just £ 75 p/w including bills.

After seven months, she was advised that the building was to be handed back to its owner but was made an alternative offer of accommodation at a former care home in NW10.
