All of us have dreams…in fact, one of our mottos is DREAM BIG! But a dream is just a wish list until it is written down. Once it is written down and can be seen every day, that wish list becomes a set of goals. These goals are something to strive for, something attainable. They can be something as simple as wanting to spend more time with your family to being as com-plex as putting money away for retirement. What is important is that the goal is - A: written and B: attainable. If it is not attainable, it is then just a fantasy. So be real-istic. In 1953, researchers studying goal setting surveyed the graduating seniors from Yale University on their goals and aspirations for the future. They discovered only 3% of the graduating class had specific, written goals and objectives. 20 years later, when they tracked

down the same graduates, the researchers were astounded by the results. They discovered that the same 3% who engaged in goal setting activity and had clearly written goals when they graduated in 1953 were more successful, and worth more in terms of wealth than the other 97% put together. The same 3% also tend to have better health and relationships than the other 97%. Some very popular motivational speakers are huge proponents of goal setting, Zig Ziglar, Jim Rohn, Richard Robbins and my favorite, Brian Buffini. I was once at a Buffini event where he sang a little song…and it went…

”Where am I going, I don’t know. How will I get there, I’m not cer-tain. All that I know is I am on my

way.”

that I am a pessimist, but I just

prefer to be the realist. But I

digress. My reasons for being

optimistic about a moratorium

is this:

Number 1: the timing of the

moratorium is coinciding with

the November elections…not

getting into politics, but with an

election sometimes comes a

change in consumer attitude. I

predict that consumer confi-

dence will increase sometime

Stop the Foreclosures. BofA, Chase, etc. have placed a mora-torium on foreclosures. What does this mean for you? Obvi-ously, it means that we are in for a double dip when it comes

to housing…or are we? I know, I know, we are talking

about the banks and the federal

government here…how could

THEY possibly get something

right. Well, I am going to be

the optimist…Yes, I said opti-

mist. It has been said as of late

shortly after the holidays.

Number 2: More important,

the banks do not want to hold

this inventory because they,

like us, do not want to see

prices continue to fall. They

will be left with only one op-

tion…GET THOSE SHORT

SALES THROUGH! My crystal

ball says that short sales will

become faster and more like

traditional sales in early 2011.

Let this be your prayer around

the turkey this Thanksgiving.

With the holiday season fast approaching, we will have many opportunities to make an im-pact on our own community. There are many community minded organizations that espe-

cially need help during this

time of year.

Our office has chosen to make an impact. We will be partici-pating in a food drive for St. Mary’s Food Bank. Our office has divided up into teams and taken up the challenge to see which team can collect the

most canned food.

We will also be partnering with Phoenix Children’s Hospital by collecting ornaments and deco-rating a Christmas tree at the

hospital. We participated in this event last year and it was a great experience for

all involved.

The donations we give and the time we spend partici-pating with these events will make a difference and will have a positive effect

on our community.

organization in the United States.

It began in 1992 growing through-

out the U.S. and branched into

Arizona in 2009.

The NACA Program consists of

comprehensive housing counsel-

ing before and after purchase of a

home.

These are common sense loans.

No FICO score is considered,

one-on-one counseling that ana-

lyzes income and outgo are the

deciding factors. Normally, one

loan officer is dedicated to the

NACA applicant throughout the

process. There is no minimum or

ago, the default rate for NACA

loans was approximately .1 of 1%.

With the huge downturn the de-

fault rate for all NACA loans is still

under 5%.

I learned of this program while

serving on the Phoenix MLS Com-

mittee just a couple of months ago

and now have 6 people whom have

attended the Counseling Work-

shop, they are on their way to be in

a position to purchase their dream

home.

Q: What is the one challenge you see in this market? Billy: I see short sales becoming more difficult short term.

David: Yes, especially with the increase in the MIP. Q: What is the most important factor to success in today’s market. Billy: Education. Without the right tools at your fingertips, you won’t know what steps you need to take to be successful. The

CDPE designation really helped me get on the right page. I was happy to see RE/MAX back it so strongly. Q: In the short term, what do you see the market doing and in the long term, how can an agent achieve? Billy: Number one, I think this is an investor market. I know I have seen investors coming back into the fray and I even picked up a new one as a client. The interview process was a little bit ridiculous to be honest, but in the end, they chose me as their Realtor because I was upfront and honest with them about where I saw the market going. David: Short sales are obviously going to be here, but they need to get easier. The banks have got to realize at some point that we are not their enemy and to get through this, we need to find common ground to get through this. Billy: I would also say that short term, the feds took away a lot of our qualified buyers by rushing them into one of their tax saving programs. While that was great then, it has really diminished our buyer pool. David: I think “gen y” is going to be instrumental in going forward. With 80 million of them coming into the mix, that alone is bound to spark the housing recovery…Long term, you have got to remember to work your database. I prefer the Buffini method, but whatever you choose, you have to remember to work it.

Q: What one thing do you do to be productive? Billy: I think being in the office creates a mindset to be productive. David: If you are in the office setting appointments, that’s when you make more money. Productivity comes from an atmosphere

of energetic people with a willingness to succeed. Thanks guys for taking the time to speak with me today. Any last words? David: Technology will revolutionize real estate.

Billy: Rethink what advertising is.

On October 1st, 2010, each office sent a team to Salty Senorita for the showdown and all the agents had lots of fun. This event raised awareness and became a fundraiser for Micah Andrews. The Susan G. Komen Race for the cure is an annual walk used to raise awareness and money for breast cancer. This year the walktook place in the State Capitol District on October 10th. According to Komen-Phoenix.com, there were more than 31,000 participants and more than $2 million

raised! Way to go Phoenix!

RE/MAX Renaissance Realty is currently holding a canned food drive for St. Mary’s Food Bank! It started October 7th, and will be running until December 1st. The goal for our office is to reach 500 pounds. In order to create a little friendly office competition, the office has been split into five teams. To find out which team you have been placed in, you can refer to the e-mail Mark sent out on the first day of the drive (If you need the e-mail forwarded to you, contact ei-ther Mark or Customer Care).

Bring in your cans and place them in the boxes located under the map of Arizona near the front of the office. At the end of each week, each box will be tallied. The team with the most number of cans at the end will win a ticket to an upcoming Coyotes Game. With this little competition and a little holiday spirit, we should make the 500 pounds in no time. Don’t forget the final day for the drive is December 1st. Good Luck Every-one!
