1. BBA BRITISH BOARD OF AGRÉMENT

Established: UK, 1966

The British Board of Agrément (BBA) is a recognized certification in the United Kingdom and beyond, that provides impartial performance reviews of construction products and materials. As a major authority in its region, the BBA strives for a healthier construction environment by assessing, testing and approving the certification of products with a thorough inspection process. Their

objective is to provide reassurance to all players in the construction process and to encourage the development and adoption of innovative construction solutions. The BBA inspects to confirm consistency of production and competence of installers, contractors, designers and other working parties.

Moreover, BBA certification requires manufacturers to have quality insurance programs, plant inspections and ISO 9000 compliance. This is an added benefit for end-users, ensuring that these adjacent measures are taken.

The BBA offers Agrément Certificates that provide unbiased information on the performance of new construction products and then generate an information sheet on their performance. The BBA is known for its independence in their field of work, and welcoming criticism that allows the organization to continually improve their quality certifications with a high level of confidence.

Kryton’s KIM holds an Agrément Certificate from BBA stating that it is a reactive chemical admixture used to provide watertight concrete.

Like any purchase, the construction world has no lack of product choice and selection. Finding the right product for your project can be a challenging process, especially if you are dealing with niche markets in uncharted territories.

Certifications can help decision-makers easily identify potential products as marks of approval indicate that it has undergone lab testing and accreditation. This eliminates skepticism and assures customers that the product performs well and is reliable. Here are the five important building certifications that are used around the globe.

as it has undergone the required product testing at an approved European laboratory and is manufactured in a controlled environment and Kryton has the EC Certificate of Conformity that shows Kryton has complied with all obligations required by the European Directives.

5. NSF NATIONAL SANITATION FOUNDATION INTERNATIONAL

Established: USA, 1944

The NSF certifies and lists products, good, systems, materials, and components. A product that is “listed” or “certified” is guaranteed to have been reviewed through sampling, met standards, and has conducted or will conduct periodic audits to review the product. The NSF offers a wide range of certifications with a major focus on potable water and clean water systems within its health and safety risk management. The NSF mark signifies that they have thoroughly examined the product as an independent, third party organization and that the product meets relevant standards.

The organization aims to provide health and safety risk management solutions to companies, government and consumers around the world.

Kryton’s KIM, Krystol T1, Krystol T2, Krystol Waterstop System are certified non-toxic by NSF International and are safe and suitable for use in potable water applications.

2. GB CHINESE NATIONAL STANDARDS

Established: China, 2001

The GB standard is comprised of a suite of standards developed in China. The suite includes four levels of Chinese Standards; including National, Professional, Local, and Enterprise. The most widely implemented standards are the Chinese National Standards, also referred to as GuoBao Standards (GB). The GB is a series of standards adopted mainly from the International Electrotechnical Commission standards (IEC) and the International Organization for Standardization (ISO).

The GB standards are enforced by laws and administrative regulations and are focused on the protection of human health, personal property, and safety. It is additionally used widely by labs and test centers in China to determine material performance. Though the GB is not a certificate, it is mandatory that certain products pass the examination to be deemed credible and the returning test reports are crucial in maintaining a product’s reputation in the market.

Kryton’s Krystol T1 and KIM have passed the GB standard for cement-based penetrating crystalline waterproofing materials.

3. DM DUBAI MUNICIPALITy

Established: Dubai, 2002

The Dubai Municipality (DM) provides accreditations for goods and services in the United Arab Emirates ensuring that they conform to international standards of confidence and credibility. The Dubai Municipality provides municipal services to the population of Dubai and aims to

establish the city as a world-class leader in development. Dubai Accreditation Department (DAC) is the branch of the DM that uses the International standards ISO/IEC 17043 to monitor and test for registered laboratories.

Accredited and registered labs are classified as Testing Labs, Calibration Labs and Medical Labs. Kryton has been approved under the central laboratory department category.

Kryton’s KIM has been accredited for durability and water resistance under the DM standards. Kryton’s Krystol T1 and Krystol T2 have been accredited for potable water containment under the DM standards.

4. CE EUROPEAN CE

Established: Europe, 1993

The European CE (Conformité Européenne) mark is an indicator of a product’s compliance with the EU legislation. It is a mandatory conformance mark on any product that is placed on the market in the European Economic Area (EEA) and often requires certification from the ISO 9000 standards. This marking allows free movement of the products within the European market and indicates that the product conforms to the various applicable European Conformity directives.

Products which are considered to have a greater risk are independently certified by a nominated member of government that has been notified by the European Commission. The CE marking is often considered to be a quality mark. Manufacturers of a product may affix the CE marking onto their product by taking certain steps outlined by their requirements. Documents are made available to authorities upon request. Kryton’s KIM bears the CE mark

Quality is the name of the game for BOSA Properties and their iconic Jameson House project. Along Vancouver’s protected heritage district, stands Jameson House with its thirty-seven illustrious floors of glass and concrete. Situated in a corridor of heritage buildings, Jameson House makes a statement that asserts modern architectural art. The four rounded bays on the west side of the building are the most defining architectural elements that maximize views and minimize the effects of wind and thermal gains. The interior of the building is equally stunning, marking Jameson House as one of Vancouver’s

most special properties.

The distinguishable design can be attributed to project architects Foster and Partners studio led by Lord Norman Foster. This world-renowned firm is synonymous with quality and excellence and Jameson House marks the first mixed use venture by the firm in North America. With established developer BOSA driving the project forward alongside a celebrated design firm, Jameson House was well on its way to success. The thrust of the property was clear and simple: use the highest quality materials and trades possible to build

a stunning building that would last a lifetime. No expense would be spared as the total construction costs reached over $80 million dollars CDN .

As in any structure, durability would be the key in defining success. And of course, the durability would be a direct result of the materials used to protect it from general aging and wear. As concrete was the main building material used throughout the total 27,127 square meters (292,000 square feet) of the structure, concrete waterproofing was a critical concern for BOSA Properties. The developers had to select a waterproofing

system that could guarantee lasting protection of their building, not only to safeguard their reputation but to also please their upscale residents. As the building was an innovative mix of retail, office and residential space, it included business tenants and residential buyers who paid up to $5 million CDN for their home.

Lafarge was the concrete provider selected for the project and they were consulted on methods to optimize the performance of the concrete. Having worked with Kryton on many projects both locally and abroad, they suggested integral crystalline technology as a solution. Integral crystalline waterproofing replaces external membranes and coatings by transforming the entire concrete mass into a waterproof barrier that cannot be punctured, damaged or worn away. Lafarge has had tremendous success over the years using Kryton’s Krystol Internal Membrane (KIM) admixture to waterproof below grade foundations, pits, retaining walls and containment tanks but the project collaborators had an unconventional application in mind.

With a prestigious designer on board, the developers felt that preserving the exterior look of the building was a priority. They decided to use Kryton’s KIM admixture for the above grade areas of the building, as the unfinished architectural concrete was the unique design finish dictated by Foster and Partners. As Vancouver sees heavy rainfalls for over seven months of the year, the building had to face these elements for its lifetime. Unlike similar waterproofing systems, Krystol technology is effective under hydrostatic pressure, allowing it to protect against rain and other weathering elements. Lafarge used over 2,500 meters (8,200 feet) of their Chronolia™ concrete treated with approximately 13,440 kilograms (29,630 pounds) of KIM admixture.

Chronolia™ is Lafarge’s high-performing ready-mix concrete that accelerates strength gain. Together with the KIM admixture, there is no question that the concrete was a premium value added mix. At first glance, the investment in the mix seemed exorbitant. But upon closer examination, both value added products allowed for greater return on time and performance savings. KIM is packaged in pulpable bags which are added to the concrete directly at time of mixing. Once cured, it outperforms coatings, sealers and external membranes and eliminates sub-trades and the time, scheduling, storage, coordination and all other associated costs linked to monitoring them. With the use of KIM alone, projects typically see reduced waterproofing costs by

forty per cent versus traditional systems. The admixture combined with Lafarge’s Chronolia™ further shortened the construction cycle, allowing the project to be completed sooner, and open for occupancy.

BOSA Properties knew that the highest quality materials would initially cost a premium, but in time, they would pay for themselves. Ultimately, the developers realized savings of two-fold. Short term, the most significant savings were seen by shortening the construction cycle and eliminating sub-trades and in the long run, leaks, costly call backs and discoloration were avoided.

Using KIM in the above grade areas was indicative of BOSA Properties’ pursuit of quality as each material was selected with a careful, discerning eye. From conception to completion, the ‘spare nothing’ approach was evident. The interior finishes included remote controlled counters, travertine stones and complimentary membership to the city’s most prestigious private club, Terminal City Club. With these amenities

As my peers can attest, our industry has quite the longevity. In 3,000 BC, we saw the Chinese use early forms of concrete to build the Great Wall, and in 300 BC the Romans innovated with admixtures such as animal fat, milk and blood. Even today, the Great Wall is standing and our industry is still innovating, growing and strong. Although we no longer use horse hair to make concrete stronger or use blood for frost-resistance, we have come leaps and bounds with respect to mix designs and admixtures.

Unlike other grandfather industries that have become obsolete with research and science, we have been fortunate enough to benefit from it. For instance, in North America we are seeing the rise of recycled materials such as fly ash being used to create greener, more sustainable forms of concrete. We also have self-consolidating concrete that fills formwork without any mechanical consolidation; shortening construction cycles. And of course, waterproofing admixtures such as our own Krystol Internal Membrane (KIM) that keep the concrete strong and

enhances concrete durability and provides environmental benefits. A side benefit to the fact that China still develops much of its electricity from coal burning generating stations is that they have a ready supply of fly ash.

We have science and research to thank for the remarkable developments in concrete. At Kryton, that has been our core since the early 70s which has led to the development of our concrete permeability testing laboratory which is the largest of its kind in North America.

Although concrete is the oldest building material in the world, we are committed to having it solve the problems of a modern world. However, like many things in the construction industry, innovation is slow and not always on par. In India, we are still seeing mountains of aggregates being shovelled and mixed on-site. However, as infrastructure demand increases and requirement for more durable concrete develops, the ready mix concrete channel is evolving to meet those demands. In China, we are seeing many mass concreting operations take off, creating a demand for high-performance mix designs and value added materials to assist in meeting the service life targets for the bridges and tunnels that are being built to support transportation infrastructure development. China also has a focus on developing concrete mix designs that focus on sustainability. Fly ash is a supplementary cementitious material that is commonly used as a cement replacement that

Original forms of shotcrete date back over a century. Despite its many advantages, the industry is still slow to adopt the method for structural applications. So what is structural shotcrete and what are its benefits and drawbacks? Read on to learn if this application method is right for your next project.

Shotcrete is simply spraying concrete into place through a high velocity hose, allowing it to consolidate on vertical and horizontal faces upon impact without sagging. Unlike cast-in-place concrete that requires forming on all sides, shotcrete reduces or eliminates the need for formwork. This also means there is no need to store forming systems on-site. It is ideal for irregular surfaces such as caves, tunnels and domes while still delivering the structural integrity of traditional methods.

There are a few drawbacks that should be considered. Shotcrete requires a concrete mix with smaller aggregates, which is typically 20 per cent more than traditional mixes. Additionally, wages for trained nozzlemen certified through the American Concrete Institute are more costly. However, as the saved project time can often mean everything for the success of the project, these hard costs are ultimately returned.

As construction is incredibly collaborative, the true value of an application method can be deemed by its ability to integrate into the entire process. As with any concrete structure, there is the risk that water will seep into it causing leakage or corrosion of the rebar; the need to waterproof is important.

Shotcrete can be more challenging in terms of waterproofing than cast-in-place concrete. It has the potential for

greater shrinkage and cracking. There may be more numerous and larger voids created when rebar is displaced during the period that the shotcrete is still plastic. Additionally, any shotcrete that is placed by a less experienced nozzleman can contain insufficient consolidation or cold joints within the concrete. Proper consolidation must be achieved to prevent imperfections such as cracks, voids and joints that could later cause waterproofing problems in the structure.

The two major categories of waterproofing systems that are used for shotcrete are surface-applied membranes and integral systems. Surface-applied systems include coatings and sheet membranes among other options.

Surface-Applied WaterproofingSurface coatings are typically polymer or bitumen based. The advantages to this

has an integrated repair system, and achieves the lowest overall cost. Shotcrete has proven itself as a preferred method of construction for many concrete structures as project leaders become more familiar with the process and time saving measures. The current equipment used to apply shotcrete is now combined with better designed shotcrete mixes from suppliers and improved training, enabling the proper installation whereas in the past, these may not have existed. The shotcrete mixes and related installation equipment have now evolved to meet the needs of projects. There seems to be little question that it will continue to be used at an ever increasing rate.

method are seamlessness and the ability to conform to surface irregularities and penetrations. The disadvantages include limited crack resistance, requiring access space to apply and requiring proper surface preparation, making surface coating systems unsuitable for shotcrete applications.

Sheet membranes are flexible sheets that are adhered to the wall and then sealed at the seams. This method has excellent crack-bridging ability but has similar limitation to coatings when used with cast-in-place concrete. Shotcrete applications would require the membranes to be hung on the back form, giving a high potential for seam failure and penetrations that would compromise the system. This method is expensive and hard to repair.

Integral SystemsIntegral systems include densifyers, water repellants and crystalline/reactive systems. Densifyers can include components such as silica fume, fly ash, slag, other pozzolans and water reducing admixtures, which can all be effective in creating lower permeability concrete. The advantage of this type of system over one such as the surface-applied system is the system is integral and cannot be damaged by scratches or punctures.

It requires no labor, time, access or preparation to install as the components are pre-mixed within the concrete. This method is not without problems. None of these admixtures do anything to address the real weak points in concrete, the cracks and the joints. Silica fume may even lead to more cracking.

Water repellants and pore blockers are typically stearates, fatty acids, oils and silicons. They have similar advantages to densifyers though they function through the use of water tension. They are better able to resist water entering through cracks and joints than a densifyer alone but are unable to withstand high hydrostatic pressures. They generally also require the use of a waterstop system that is very difficult to apply with a shotcrete application.

Reactive/crystalline systems such as Krystol International Membrane (KIM) have all the advantages offered by the densifying system, no labor, time or access required, no seams and it cannot be cut, punctured or damaged. In addition KIM will self-seal any minor cracks that form and can be complimented by a waterstop system. The disadvantages of this system are that the cracks and joints may take time to self-seal and the system requires better than usual consolidation and curing.

Construction using structural shotcrete is on the rise and it has special waterproofing challenges. Any below grade structural shotcrete is going to need a reliable waterproofing system. Crystalline waterproofing suits shotcrete best because it is an integral system that is not prone to damage or poor workmanship, it incorporates a complimentary waterstop system, reliably withstands extreme hydrostatic pressure,

The addition reflects Kryton’s steady commitment to the region with the opening of the JAFZA warehouse earlier this year. Abdulrahman Jbara will be a strong addition to the existing staff with his expertise in the construction materials industry and strong technical background.

Q: How can chemical admixtures help with self-sealing?

A: Chemical admixtures are designed to service different properties of concrete. Different admixtures can influence the properties of self-sealing positively, negatively, or not at all. Particularly, Kryton’s integral waterproofing admixture KIM has shown positive results and significantly accelerated the self-sealing process. In fact, it self-seals hairline cracks up to 0.5 millimeters (0.02 in.).

Cracking in concrete is inevitable during the curing process and later on in its service life. The self-sealing process is a phenomenon that allows the concrete to seal its own cracks with no external repairing systems. Water is the contributing agent that can set in motion this process. However, new research shows that admixtures have proven to be able to accelerate and improve the self-sealing abilities of concrete. Read on to learn more about the science behind self-sealing concrete.

Q: What are the benefits of self-sealing concrete?

A: By imparting self-sealing abilities to concrete, permeability is reduced and thereby durability is increased. Durable concrete ultimately reduces the need for costly and time consuming maintenance. Low permeability aides in the durability of the concrete as it reduces contact with water, salt and other harmful chemicals that can lead to the deterioration of the concrete and corrosion of reinforcing steel. By protecting the concrete from ingress of these materials, the concrete’s durability is enhanced and time and money saving results are seen.

Q: How do you test for self-sealing concrete?

A: Kryton has an established test method that is pending patent protection. The test method consists of two stages. The first stage is producing a consistent crack down a sample of concrete. The second stage is to place the sample into an apparatus that will supply a constant head of water through the sample. The self-sealing can then be monitored via the rate of the flow of water through the sample. This general method has been used by various researchers and is a suitable model of a real life situation.

While there has been a dramatic reduction of high-rise construction projects, the outlooks remain positive as the economy has grown for five consecutive quarters. In fact, the Portland Cement Association had 1.4% growth in 2011 and expects 4% growth in 2012.

With only 37% of the federal stimulus money committed to projects so far, the country should benefit from short term growth on projects such as healthcare, high speed rail, infrastructure, schools, bridges and dams.

Further economic growth for the region is bolstered with private funding. With credit still tight, private investors are seeking deals in depressed markets. For the last forty years, Kryton has been waterproofing concrete throughout the United States on projects that are dry till this day. As infrastructure continues to be an area of focus in the coming years, Kryton looks forward to strengthening their position as a key player.

1. Clos de la Tech Wine Caves (San Carlos, California)

Clos de la Tech is an innovative winery built into three man-made caves located on a fifty degree hillside in Woodside, California. Dynamite was used to blast into the rock to create three identical caves that are 90 meters (300 feet) deep and over 6 meters (20 feet) tall. Up to 14,500 cubic meters (19,000 cubic yards) of earth was removed to create a fermentation site, storage space, living space and a bottling site that would hold up to 13,000 cases of wine.

As shotcrete was used to construct all three of these caves, traditional membranes were not suitable as a waterproofing solution. Over 1,800 cubic meters (2,000 cubic yards) of KIM concrete was used in the project.

2. CityCenter (Las vegas, Nevada)

CityCenter is the largest privately-financed construction project in the history of the United States. The project needed the equivalent to 120,000 typical concrete-mixing trucks; enough to build a 4-foot sidewalk from Las Vegas, to New York City…and back. Situated on top of an aquifer, developers knew the concrete waterproofing solution was crucial. Kryton’s KIM was chosen to waterproof the valet tunnel, the 72 elevator pits, swimming pools and all other critical below grade structures, including the water tank that is used for Cirque du Soliel’s Elvis show. A total of 20,000 kilograms (44,092 pounds) of KIM was used in addition to the Krystol Waterstop System to waterproof the construction joints in the below grade areas.

5. Terminus 100 (Atlanta, Georgia)

The Terminus 100 building sprawls 148 meters (485 feet) tall with 26 floors and 198,120 square meters (650,000 square feet) of mixed-use space. It is the first of five high-rises planned by Cousins Properties on the 4 hectare (10-acre) site.

The contractor, ABE Enterprises, installed the shoring wall in the two-level below grade parking garage with a “top down” method, so there was no room for surface-applied waterproofing membranes. As a result, the project team choose Kryton’s KIM and Krystol Waterstop System to waterproof the below grade shoring walls.

4. Horseneck Beach Bathhouses (Westport, Massachusetts)

Horseneck Beach State Reservation is one of Massachusetts’s most prestigious public beaches. In 2007, new facilities were constructed including two Bathhouses that contained public restroom accommodations, cold water rinse stations and changing stalls with both a covered and open air pavilion. Water ingress was obviously the primary concern for the builders who needed a permanent waterproofing solution for the structure. Materials were selected based on their ability to provide the maximum amount of protection with the least amount of maintenance. Kryton’s KIM and Krystol Waterstop System were used to waterproof and protect all below grade areas of the structure.

3. Carlyle Residence (Los Angeles, California)

Developers Elad Properties set out to build the world’s only paparazzi-proof condominiums for the most elite residents. The 24 story building includes 78 private condominiums with prices beginning at $2.9 million USD and ranging up to $15 million. The four level below grade parking structure is equipped with an elevator system that leads owners to their respective suites without so much as a single hallway. However, its placement above an aquifer challenged the architects.

Every portion of the below grade area was waterproofed with Kryton’s waterproofing systems. The walls used Kryton’s KIM, and the slab and wall joints used the Krystol Waterstop System.
