Less than Five Minutes On Twitter
Just opening and looking at tweets from either Twitter, TweetDeck or Hootsuite may seem undaunting when you have a significant number of people that you are following. How do you “plow” through all that data?
Well start with your hash tag “#” by looking for meaningful words or phrases. I personally have added streams in Hootsuite for #houston, #cre, #reit, and #warehouse to name a few.

There is a lot of activity in the East Downtown Houston area.
The Proposed Dynamo Stadium had official ground breaking Saturday February 5, 2011; with a completion date in 2012.
Former Mayor Lee Brown in conjunction with Global Century Development have been in discussion with Mayor Parker regarding the development of 1000 room hotel project on the opposite side of the GRB.

Inner Loop Walmart
The first ever inside-The-Loop Walmart SuperCenter will be built near the corner of South Wayside Dr. and the Gulf Freeway, a source tells Swamplot. The 28-acre site sits between Idylwood and I-45; according to a preliminary site plan currently making the rounds in that neighborhood, the store’s main entrance will be from Wayside, which also serves as the freeway entrance to a few other Eastside neighborhoods, including Country Club Place and Forest Park.
According to Swamplot’s source, a real-estate entity connected to Walmart has an 8-month option to buy the property, home to 6 vacant warehouse buildings that once served as a distribution center for Oshman’s — as well as the former corporate offices of the defunct sporting goods company. Walmart has been completing its analysis of the property and is less than 30 days away from completing the land purchase, for a price of $35 a sq. ft., the source says.
Isn’t Walmart already planning its first Inner-Loop store on the other side of Downtown — just south of the Heights? Yes, but that store won’t be a SuperCenter. The Idylwood store is expected to measure approximately 210,000 sq. ft. — almost 60,000 sq. ft. larger than the planned Washington Heights District location. The site plan of the Idylwood store, which is not final (and which we’ve rotated to fit below), shows an asphalt parking lot with 722 spaces, plus a garden center on the store’s south side.

Brief Discussion on 1031s
Missed opportunities come to mind when considering 1031s. Many Real Estate Owners and Investors are not aware or misinformed about 1031s. Another concern is the Qualified Intermediaries; these entities that holds the funds in situ. Always make sure the Qualified Intermediary has the expertise, legal and financial background to conduct this business. There is no regulations or qualifications at this time to be a Qualified Intermediary.
So why should you move into 1031s for your real estate investment? Avoid the paying the taxes on the Capital Gains from the sale by rolling the gains into other investments. The big things to remember is that “Like-Kind” is not what it means. The IRS can not define the meaning. This is up to the courts. This is the same for the holding period. The IRS has initiated “Safe Harbors” regarding the holding periods. One key to the holding period is having the property listed as an investment not inventory.
Time frames are one of the more critical elements to the 1031s. Once the Investment property is sold the Capital Gains must be secured into the next investment(s) within 180 days. 45 days from the closing date a finalized list of investment properties must be submitted. The key here is to have the properties already lined out prior to closing.
