AGENTS REMARKS The land extends to approximately 92 acres of thereabouts and is situated off a council owned single track lane leading to the A4212. The property lies approximately 2 miles from the town of Bala and some 9 miles from Cerrigydrudion. The land is available to let as a whole and has not been grazed since 31st March 2017. Many of the boundaries have been recently renewed with good quality stock fencing and lime was last applied to the land some 3 years ago. DIRECTIONS When travelling from Frongoch towards Bala on the A4212 you pass over a bridge across the Afon Tryweryn, immediately after this take the first right onto a council maintained single track road, continue along this road pass Hendre Mawr for approximately 600 metres whereupon the land will be found on both sides of the road. GRAZING LICENCE AGREEMENT – MAIN TERMS The land is available from 1st July 2017 until 30th April 2018 on a Grazing and Mowing Licence Agreement. The License fee will have to be paid in full prior to occupation of the land being taken on or after 1st July 2017. All cattle must be removed from the land by the end of October 2017. The Licensee will be fully expected to leave the property in the same condition at the end of the Grazing and Mowing Licence Agreement as its condition at the commencement of the Agreement. SERVICES The land benefits from natural and mains water supplies. The Licensor will meet the cost of any water. GRAZING RESTRICTIONS The land is available for grazing by sheep and/or cattle. All cattle are to be removed from the land by the end of October 2017. BASIC PAYMENT SCHEME There is no Basic Payments Scheme Claim included with the land. The Licensor will be expected to meet all cross compliance conditions. FERTILISING The Licensor will not be purchasing or applying fertiliser to the land during the term of the Grazing and Mowing Licence Agreement. MOWING The Licensee will be allowed to take a maximum of two cuts of silage or hay off the land. The silage or hay must be removed off the land within two weeks of cutting.

SUB-LETTING The Licensee will not be permitted to sub-let, assign or otherwise share or part with possession of any parts of the land. VIEWING All interested parties are welcome to inspect the land, on foot only. Please first contact our Denbigh Office. All persons when viewing must ensure that they are in possession of these letting particulars and furthermore ensure that gates etc are left entirely as found. We nor the owners will be held liable for any injuries which maybe sustained whilst viewing the land. TENDERS Tenders must be submitted on the Tender Form attached to these letting particulars, which must be completed in full. Tenders must be send or hand delivered to our Denbigh office marked as:- CONFIDENTIAL ‘LAND AT LLECHWEDD HEN’ Tenders must be to hand by no later than the 29th June 2017 (2pm) ACCEPTANCE The owners are not bound to accept the highest of any tenders.
