SituationThe Land at Mill Lane is located on the western edge of the village of Twyford in rural Buckinghamshire approximately 8 miles north east of the larger town of Bicester. The land lies within a ring fence to the north of the Bicester Road which leads directly into Twyford.

The propertyThe property totals 80 acres of mainly arable, pasture and woodland sitting in a ring fence block in an attractive location. There is currently a 6 furlong gallop within the property curving around the lower half of the southern fields with a small incline. The land is split into three main fields with small areas of woodland located to the northern boundary and central to the site. The current owner of the property has successfully gained planning permission for a small equine development comprising a 20 box stable barn with a central feed passage and three bedroom eco cabin with an equine occupancy condition.

Equine development opportunityPlanning application 17/03422/APP was approved on the 21st August 2017 and the planning permission has been implemented through the construction of the foundations to mark out the footprint of the development. It is understood that the main building would be of concrete pillar construction clad with Yorkshire boarding with 20 internal boxes. Located within the building to the northern elevation would be a yard office and tack room with wash bay and feed storage to the southern elevation. The site is accessed from the council maintained road running adjacent to the northern boundary of the property.

The three bedroom eco cabin is to be located to the western elevation of the yard and would be subject to an equine occupancy condition.

There are currently no services to the site but the planning application does include roof mounted solar panels to the roof of the equine building.

The LandThe land is split into three main fields and comprises about 40 acres of arable, about 32 acres of pastureland and about 4 acres of mature woodland. The land is relatively level with a gentle gradient for the all weather gallop. The arable land is currently down to winter wheat and included within a contract farming agreement. The boundaries of the land are currently hedged and part fenced with new post and rail fencing adjacent to the western boundary.
