Repairs completed and re-inspected. One down spout needs to be removed and vendor has been notified to remove that. Plumbing Repairs – 146 Paradise and 125 Sunshine completed by Jim with Top of the Line. Pool Service – The Board has not been satisfied with Horizon’s quality of work. Discussed with Scot providing pool services with Fred. He quoted a price of $420 but then informed me that he is not currently licensed. We declined this work until he is properly licensed. Whether it is emergency plumbing repairs, gutter replacements, keeping the dumpster areas neat, keeping the clubhouse clean or responding to over 25 work orders, Falicia and Fred have exceeded our expectations. The board has recently posted new hours for use of the pool. Please observe and honor the posted hours.

Please remember to keep the pool gate locked at all times. This is a very important insurance requirement.

Children under 16 must be accompanied by an adult.

For more information on the pool regulations open the Lantern Walk HOA website and pick Organizational Documents, then go to General Policies and pick Swimming Pool for General Policy Resolution - 06, which details all twenty-one (21) Swimming Pool regulations.

We are in the process of installing a new stainless steel pool filter cover. The old one was made of wood and asphalt shingles and had rotted out. Thanks to Tom Geary for taking this on.

We also have installed 4 new LCD canisters in the ceiling of the Clubhouse. This will save us money on maintenance and our electric bill for years to come. Thanks Tom!

Just a reminder to send the declaration page of your insurance policy to Carol Ellis by placing a copy in the Lantern Walk mailbox in front of the club house. Feel free to black out the price of the insurance. We don’t need to know that information. Thanks go out to Carol Ellis who manages this process.

We have received complaints regarding people driving too fast through the community as well as not stopping at the stop signs. There are many people out walking and children playing in the neighborhood. Please note the posted Speed Limit of 15 MPH when driving through Lantern Walk. Also please stop at all stop signs. Don’t forget to remind vendors and guests as well.

All residents who are current with their HOA fees are welcome to rent the Clubhouse. Please note that the contract states that rental of the clubhouse does not include use of the pool or the pool deck. This is for safety and liability reasons. The cost to rent the Clubhouse is $100 plus there is a $250 security deposit that is refunded once it has been cleaned. Please contact Gilda Stirp at 561-619-5570. Thank you Gilda for handling this important amenity.

The board has amended the rules to follow when renting the Clubhouse. Particular attention was given by the Board to the maximum number of guests, parking, loudness of music and hours restrictions.

Parking has become more of a problem because of the number of unit owners who own three or even four vehicles.

The number of Guest Parking Spaces is limited and there is no opportunity to expand for this.

A parking problem has revealed itself especially when the club-house is rented. Recently cars were parking on the grass and were double parked on the street.

Please wait until Sunday evening before putting out bulk items next to the dumpsters. Thanks go out to everyone in the Lantern Walk community for keeping this in mind.

The Board has noticed and we hope you have also noticed that here in Lantern Walk, we find ourselves living in a very compatible, caring and friendly neighborhood. People visit their neighbors and chat with other dog owners as they come upon one another when walking their dogs.

We don’t do a lot here socially that is organized, but we do have a card group that meets on Tuesday evenings at the Clubhouse to play euchre. It starts at 6:30. We have played some other games also and it is always a fun evening.

We meet once per month in the clubhouse on the first Monday of the month at 7:00pm except July, August and September. Please plan on attending these informative sessions. This is your neighborhood. Come and let us know what we can do to make it better for you or better yet, come and let us know how you can make it better for everyone. (The April Meeting is cancel this year because the Coronavirus).

The fence at the North end of Par drive has deteriorated and it looked like people have been climbing over it causing more damage. The hedge was trimmed to provide access and the fence has been repaired.There were several smaller landscape tasks that we delayed in 2019 for budgeting reasons. Many of them have been completed so far this year. This includes new sod and, new bushes at multiple locations.Believe it or not, the 2019 tree removal project is still underway with the Village of Royal Palm Beach. Our AAR application was approved. This opens the door for us to legally plan triple palms as replacement trees when we remove hardwood trees. As part of the plan, we are going to plant 4 more triple palms in the community this year. Two will be on Love Crescent, one in front of 156-158 Sandy Lane and one next to the light pole across from 276 Sunshine Boulevard. (Near the pool area.)We are also looking at the South end fence area. Many weeds have been taking over the fence and the fence is in need of repairs there as well. Although we have not made detailed plans yet, we plan to clear the vegetation that is touching the fence. We have spoken to the Golf Course owner and he is on board so we can go outside the fence in the wooded area to clear the weeds from the fence.

They also know our requirements. Normally the bids come are in the $200.00 per unit range. A copy of their license an insurance is required to be submitted with the application. NEW CLUBHOUSE ROOF AND INSIDE THE CLUBHOUSE PROJECTS

With spring, comes new requests for outside alterations and this year has been no exception. New garage doors, storm shutters, Patios and gutters are just a few of the requests. The rear of the units are really looking nice as numerous new patios are adding to the appearance of the backyards and providing a respite to enjoy the lovely weather we are having.There have been some questions about adding gutters, so I thought you might like some information regarding that. When the units were built, adding gutters was an option and not part of the original design. Over the years, some owners decided they wanted to add gutters and contacted the other owners of their building and added them. That is why some buildings have gutters and other do not. If this is something you are interested in doing, simply contact you building neighbors, submit a Unit Alteration Form for the entire building and place in the LW mailbox in front of the Clubhouse. It is a good idea

You may have noticed Molsbee Roofing working on the new roof on the clubhouse this past week. At this date March 28th, two of the three layers have been placed. The work remaining is to install the three scuppers along the south wall and to place the third layer.

Here is the history of the roof. The old roof was the original roof, which we estimate to have been thirty or thirty-two years old. The roof had been repaired numerous times and the surface looked like a patchwork quilt. Shortly after the last repair, the repair failed causing damage to the wall on the inside of the clubhouse. With this failure and subsequent damage, the board decided to have a new roof installed.

There is a contractor selected to do the repair of the wall. He will start by doing tear out of all damaged dry-wall, the old insulation and damaged wood strips. Then do mold miti-gation. All new materials will be installed and then painted.

We have completed two other projects inside the clubhouse. We changed out all the fluorescent ceiling lights with LED lights. There were eight ballasts that had gone bad, which would have cost more to replace these than have the lights upgrade done. Plus there was an electric short discovered that could have resulted in a fire, which we had repaired. The new LED lighting will use notably less electric. The other project was to add a ceiling fan to circulate air. There had been an old chandelier in the center of the room, which had been removed years ago. The positive of that old chandelier was an existing electric and mounting source for the fan, which was already wired to a switch.
