The amendments recommended by the Planning Commission are:Reduce building separation from 15 to 10 feet

Eliminate requirement that the entry to the ADU be more than 10 feet from property line

Remove driveway requirement to the ADU

Provide one parking space for the ADU in addition to what is required by the main house

Grandfather from parking any lot that currently does not include on site parking

Council Member KathyTovo has suggested some additional changes to help prevent ADUs being used as short term rentals (STRs):Any ADU built after October 1, 2015 may not be used as a short term rental

Any ADU built before October 1, 2015 will be classified as a Type 1B and would count in the 3% cap

Auxiliary Dwelling Units (AUDs)

The Planning and Neighborhoods Committee of the City Council recommended some additional changes without public involvement:Allowing ADU's on lots as small as 5,750 square feet instead of 7,000 square feet

Allowing ADU's on all SF-2 lots instead of SF-3

Allowing ADU's even in neighborhood plans that opted out of having ADU's

Allowing ADU's to be even bigger than 850 square feet up to 0.15 FAR1 based on the lot size

This version has passed through two readings at City Council and will get its third and final reading on November 19th with no public discussion. If approved, it will be come law.
