DESCRIPTION
Leedo serves the multifamily construction industry with a full line of traditional and European cabinets and countertops.TRANSCRIPT
Leedo engineers its products to provide many years of quality service. To ensure our cabinet quality, we test cabinets selected at random from our standard production. Our products pass the following tests:
Doors
• Our cabinet doors will not be damaged by impact from a 10-pound sandbag. • Our doors will open and close 10 times under a weight of 65 pounds and support 65 pounds for 10 minutes
with no visible damage. Connections between the door, hinge, and cabinet will not loosen under this weight. • Doors will open and close 90 degrees 25,000 times without damage or loosening of the hinge. • Cabinet doors will withstand 120 degrees Fahrenheit and 70 percent relative humidity for 24 hours with no
appreciable discoloration and no evidence of finish failures. • Cabinet doors will endure an hour in a hotbox at 120 degrees Fahrenheit, a cool down period, and one hour in
a cold box at -5 degrees Fahrenheit. The finish will not discolor or fail through five temperature cycles. • Cabinet door edges do not swell, delaminate, or sustain any other damage when wet with a detergent solution
for 24 hours.
Drawers
• Our drawers work perfectly after opening and closing 25,000 times with a standard load of 6 pounds per square foot.
Finish
• Doors, frames, end panels, and drawer fronts will not discolor or have finish failure when exposed to vinegar; lemon, orange and grape juices; tomato catsup; coffee; olive oil; or 100-proof alcohol for 24 hours. Finishes resist exposure to mustard for one hour.
Hardware
• Exposed cabinet hardware complies with Builders Hardware Manufacturing Association finishing standards.
Structure
• Shelves will support 15 pounds per square foot for seven days with no excessive deflection and no visible sign of joint separation or cabinet failure.
• Mounted wall cabinets must support 500 pounds without any visible sign of failure in the cabinet or the mounting system.
• Base cabinets must support a weight of 250 pounds applied to the drawer rail, to ensure reliable front joints that will not open during stress in service or during installation.
• Shelves, bottoms, and drawer bottoms must withstand the impact of a three-pound steel ball dropped from six inches above the surface with no damage.
• Moisture content of all wood parts is 10 percent or less at time of fabrication.
Bene t Leedo Feature Competitors’ Approach Suggested Action
Durable cabinets that resist ugly dents and scratches.
Leedo uses true wood for our doors and face frames.
Most of Leedo’s direct compe ors use so er and less expensive woods like so maple, poplar, alder and co onwood, o en changing species depending on what wood is cheapest at the moment. While these subs e materials are less expensive to purchase, they are easily dented and damaged during manufacturing, shipping, in on and use. Harder wood species stand up for the long haul.
Use your keys or fingernails to compare the hardness of Leedo’s samples to others’. Ask cabinet companies to specify their wood species in their contracts. Validate that the produ on order will match provided samples.
Sturdy, structurally sound cabinets that will hold up over the long term.
Leedo uses true ½” thick end panels.
Some compe tors use 3/8” thick panels. These panels are only half as strong as ½” panels. They are much more prone to bow and warp.
Verify the panel thickness with the cabinet companies who propose on your job.
Leedo offers ¾” thick shelves.
Most compe tors offer only ½” thick shelves.
Specify the shelf thickness that you want and need.
The strongest possible face frame construc on: Mor and tenon joints secured with glue and nails.
Compe tors put face frames together with corrugated fasteners, dowels or screws. None of these techniques are as strong and dependable as Leedo’s trad onal and me tested mo se and tenon construc on.
Ask how the face frames are built.
ve cabinets that are also easy to maintain– with 6-way adjustable hinges.
All Leedo cabinets are made with 6-way hinges. They adjust up, down, in, out, l and right.
Compe tors use less expensive and less adjustable hinges. This saves money at the me of constru on, but makes it very hard to maintain good door alignment in cond ons with imperfect walls or floors, or as buildings se e over me.
Look at the hinges proposed by different companies. How adjustable are they? Which one would you prefer to live with over the long term?

Leedo offers a standard
KCMA approved drawer
box construction, and
upgrades to plywood, solid
wood, and dovetail joints.
We offer standard epoxy-
coated glides as well as
upgrades to full extension
ball bearing and full
extension soft close glides.
One drawer box “fits all”. Ask about the available
drawer box offerings to
ensure they match your
intended use, including
high end finishes for
luxury properties and
plywood offerings for
superior durability.
More
functional
cabinets.
All Leedo base and wall
shelves are adjustable. This
allows the end user to
adapt her cabinets to her
particular needs.
Few competitors offer adjustable
base cabinet shelves.
Ask about shelf flexibility
and adjustability.
Benefit Leedo Feature Competitors’ Approach Suggested Action
Cabinets with both
sturdy construction
and functionality that
meet KCMA
requirements.
The back panel on Leedo’s
cabinets are stapled to the
top rail and side panels for
superior rigidity and
squareness.
Competitors place the back
rail at the top of the back
panel, resulting in weaker
construction.
Ask about the
placement of the back
rail and construction of
the back panel.
Standard, 5/8” thick
adjustable shelves, with the
option to upgrade to ¾”
thickness.
Competitors offer half
depth, ½” thick shelves
that are dadoed into side
panels, preventing removal
or height adjustments.
Specify the desired
shelf thickness and
height requirements
for your project.
Visually appealing
drawer boxes that are
structurally sound.
Leedo’s particleboard drawer
boxes are glued and dowelled
for superior strength.
Competitors staple their
drawer boxes.
Ask about the strength
of the drawer box
construction.
The interior color is available
in both white and natural
wood grain to complement
the exterior.
Drawers with mismatched
interiors and exteriors.
Confirm that the
interior and exterior
colors are
complementary.
Leedo vs. The Competition 3
Benefit Leedo Feature Competitors’ Approach Suggested Action
Leedo’s affordable metabox
drawers feature steel sides
and 5/8” bottoms. They are
strong enough to stand in.
Few competitors offer
these drawers at a
reasonable price.
Ask for a sample of
Leedo’s metabox
drawer.
Full range of door
styles and finish
selections.
Leedo’s European line offers a
variety of door styles and
finish selections to meet your
needs.
Many competitors offer
the same door styles in
both their framed and
frameless lines with limited
color options.
Look for options that
provide the best
complements to your
project design.
A dedicated
manufacturing facility
for frameless cabinets.
Leedo maintains separate
facilities for the framed and
frameless divisions, ensuring
the staff at each is highly
trained in their respective
area of operations.
Some competitors are
offering frameless as an
extension of their framed
line, using the same staff
and materials to produce
both.
Ask about the
company’s
manufacturing
expertise for each
product line.

Designs that
meet ADA
codes.
Leedo performs a detailed,
methodical code review as part
of every project’s kitchen
design. We often catch errors
by architects and code
consultants and save our
customers substantial expense
and delays.
Few competitors have a methodical
checklist approach to their design
process.
Ask about the
steps taken in
the design
review process
to catch errors
before they
occur.
A transparent
proposal process
that stretches
your kitchen
dollars without
sacrificing
details.
Leedo’s design team is well
trained on ways to stretch a
kitchen budget. Our methods of
eliminating waste in kitchen
design often result in cost
savings or additional upgrades
without increasing your budget.
Either way, we reveal any
proposed changes up front, as
part of our policy of being fully
transparent.
Many competitors will make very
aggressive cost reduction
assumptions before they issue a
proposal price - only telling you later
what they have actually proposed.
Few will take Leedo’s transparent
consultative approach to work with
you in finding the best solutions for
your project’s style and budget.
Ask to see shop

that you suspect
may not be fully

meetings to make a
plan that will work
for you – before
the job and the
problems start.
Leedo’s standard process includes a
pre-construction meeting where our
installation management team meets
with our customer’s job site
management team to make a plan that
will work for everyone. We review a
detailed agenda of items that we have
learned from experience are important
to iron out up front, before the first
delivery.
Few competitors focus
on getting it right the
first time to the extent
that Leedo does. We
believe that this is the
key to a successful
project, for our
customers and ourselves.
Ask about a
potential supplier’s
methods of

Cabinets that
actually fit when
delivered.
A trained Leedo representative will
measure every wall in every unit on
your job so we can adjust cabinetry as
needed to fit your as-built conditions.
Our measurement systems are simple
to use and resistant to mistakes.
Some competitors only
measure the typical unit
type, not the entire
project. Others don’t
measure at all.
Ask about their
measurement
procedures.
Leedo will verify as-built framing and
mechanical trades to make sure that
the agreed shop drawings are
compatible with your mechanicals,
before we make the first cabinet.
Few, if any, competitors
go to this length to make
sure that the delivered
materials will fit
smoothly into the
construction process at
your project site.
Ask how often
suppliers verify as-
built conditions.
Reliable installers
on your jobs.
Leedo goes to great lengths to certify
our installers. We do background
checks, reference checks, equipment
inspections and installation tests before
we hire installers. This helps you get a
jobsite team that really works.
Many competitors don’t
have adequate field
management staff to do
a thorough job vetting
their installers.
Ask potential
suppliers how they
screen and hire
their installers.

Skilled
professionals to
visit your project
and discuss your
needs.
Leedo has IS field managers who live
around the country, close to all the
markets we serve. They visit customer
jobsites on a regular schedule.
Field staff is few and far
between. Jobs are only
visited after they get in
trouble.
Ask about the
availability of the
field manager who
would be assigned
to your job.
A receiving process
that prevents last
minute discoveries
of missing or
damaged items.
Leedo’s installers are required to follow
a set receiving process with each order.
They verify that everything is received
as ordered, in good condition, and then
store the materials in a way that
minimizes potential damage. Any
needed parts are ordered immediately
to prevent future delays.
Few, if any, competitors
have a well-thought out
and systematic receiving
process. This means that
problems go undetected
while time slips by.
Ask what receiving
procedures they
have in place to
prevent installation
delays.
A system that
tracks what’s
happening in every
unit of your project,
every step of the
way.
Leedo’s computer systems track the
goings-on in every unit on every job.
Our dedicated installation team knows
the status of every unit, whether it’s
turned over, completely installed, or
available for the next trades. If
anything is delaying completion, we
know what it is and have a plan to
complete the unit. We track the
construction stage, the status of any
RFI, parts orders, and many other
factors that impact our customers’
success. We need to know what’s going
on in order to prevent or react to any
problems that could cause delays. Our
field team can enter and access this
information through their smart phones
and tablets.

A financially stable company that you can depend on.
Leedo has the greatest financial strength of any multifamily cabinet company. We offer more than $25 million in bonding capacity. Our ownership has been stable for more than 30 years, and we have a low debt to equity ratio.
Most of our competitors are
not bondable. Several are
relatively young companies,
or have been sold in the
past few years. None offer
the financial strength of
Leedo.
Ask to see the balance
sheet or a bondability
letter from your
potential cabinet
partners.
Leedo vs. The Competition 6
Benefit Leedo Feature Competitors’ Approach Suggested Action
An in-house team dedicated to managing your project every step of the way.
Leedo has personnel dedicated to each step of your job. From sales to estimating, to design and contract management. From project management to supply chain, to manufacturing and installation, Leedo employees are experts in their area and each serves to back up the other.
Lack of structure and
internal processes often
leave the account manager
responsible for walking the
project through from sale to
installation, making it their
sole responsibility to catch
changes or problems.
Ask for a list of key
personnel involved
with your project and
how their expertise
will benefit you.
Short lead times with the added security of knowing your supplier has your back at all times.
Leedo offers fast turnaround on cabinet production, as well as change orders, parts orders, and solutions to your problems. Our ability to expedite production of cabinets in an urgent situation is unrivaled. Should the unspeakable happen such as a major leak, fire, or even a significant design change during construction, Leedo will be ready, eager and able to meet your needs.
Some competitors have long
lead times exceeding 60
days for many importers.
Those lead times grow
longer during seasonal
shipping peaks and over
holidays. They may be
powerless to help you when
you need it most.
Consider how
important it would be
to have a responsive
cabinet partner, if you
really need
something. Ask about
emergency response
times and production
flexibility.
A supplier with proven quality and consistent finish colors.
Leedo builds high quality and consistent products. In particular, we have effective process controls to ensure that our finish colors are consistent from week to week and month to month.
Inconsistent color has long
been the bane of Chinese
cabinet manufacturers.
Products produced at
different times often vary
considerably in color – to
the extent that they can’t be
installed next to one
another.
When checking
references on
potential Chinese
suppliers, ask about
color consistency.
Significant time savings on laminate top delivery and installation.
Leedo manufactures laminate tops and ships them on the same trucks as our cabinets so they can be installed at the same time. This speeds up the installation process and eliminates communication errors and lost time between a cabinet company and a separate countertop provider.
Some of our competitors
outsource countertops to a
separate company. This can
cause confusion, slow
response to problems, and
delayed unit completion.
Ask if your
countertops and
cabinets will be
delivered together or
separately.
A single supplier for granite and cabinets.
Leedo provides both granite and cabinets, which simplifies the GC’s job and prevents the confusion, problems, and finger-pointing that can arise from coordinating separate suppliers. Leedo manages granite fabrication with full-time employees in China to ensure a quality product.
No other multifamily-
focused cabinet companies
offer to sell granite and
manage the supply chain
from start to finish the way
that Leedo does.
Confirm who will have
to manage the granite
supplier – your or
your cabinet
company.

Leedo’s granite countertop program is an important part of our mission to make our customers successful. We offer over 40 years of experience selling, manufacturing and installing cabinetry and countertops, importing raw materials and managing on-site installation across the country. Leveraging these core capabilities, we have created a granite countertop program that provides tremendous value to our customers. Why buy granite from Leedo? It’s easier to work with a single, integrated supplier of cabinets, countertops and sinks. • Professional Design Capabilities. Leedo designers understand the unique construction
integration requirements between cabinets and countertops, especially granite. We can anticipate and defuse issues at the design stage. Design changes only need to be communicated between our Design and our Installation Services teams, reducing potential confusion.
• Simplified Supply Chain. There is a lot of simplicity and comfort working with a single, integrated supplier of cabinets and countertops. Buying granite and cabinets from the same contractor eliminates a customer’s burden and liability in coordinating these two trades.
• Faster Installation and Project Completion. Consolidating with one subcontractor speeds up construction because Leedo can closely coordinate granite installation with cabinet installation. Depending on job site requirements, granite countertop installation can begin as quickly as the day after cabinet installation.
We provide an exceptional quality product at a competitive price. • Exceptional Quality at a Competitive Price. Leedo obtains superior quality materials through
its extensive supplier relationships in China, and Leedo inspectors maintain an on-the-ground presence at our granite fabricators to ensure quality of the finished product. Leedo is proud of the skill and professionalism of our fabricators. We have partnered with true artisans to provide our customers with the best fit and finish in the industry. Granite sourced and fabricated in China has tremendous cost benefits compared to domestic granite, so customers are provided with a high quality product at one of the lowest price points in the industry.
Leedo Granite Countertop Program 2
Leedo Granite Countertop Program
How the Granite Program Works: Granite Product Selection Process Color: The first step in the process is for a customer to choose the type of granite they want. While granite is found around the world in hundreds of colors and patterns, each type of granite has its own unique characteristics, and many of them are unsuitable for countertop fabrication and installation. Leedo has narrowed this selection to approximately 25 types of granite that have been specially selected by Leedo based on their strength and customer appeal. Thickness: Customers must also specify the thickness of their granite. Granite countertops are available in thicknesses of 3cm in the kitchens and 2cm or 3cm in the vanities. Leedo recommends 3cm granite countertops because they provide added strength and rigidity, which reduces the risk of breakage. They also provide a cleaner and more robust edge for finishing. Edge Profile: Leedo offers 3 standard edge profile options for 3cm thick granite. If 2cm granite is selected, only an eased flat edge can be provided. Splash: Leedo offers backsplash and sidesplash that is 2cm thick and 4 inches tall. All splash comes with a polished, slightly eased edge. Sinks: The selection of sinks is a critical step in the Granite Selection Process because sink and faucet hole cuts are made early in the fabrication process. Leedo provides customers a range of standard sink options that are easily integrated with Leedo granite countertops. The selection of undermount sinks adds cost due to the need to polish the sinkhole edge.
Customer Note: Measures of Granite Quality
Granite is a naturally occurring material that experiences variations in color, tone, granularity, and pattern. Customers should expect for colors to drift between different pieces of granite and even within the same piece of granite. Surface variations such as veining, fissures and pitting are common in granite and should not be considered a defect. Customers looking to eliminate these variations should consider other countertop options. Leedo provides a range of other laminate and solid surface countertops that provide a more consistent finish.
Leedo Granite Countertop Program 3
Leedo Granite Countertop Program
How the Granite Program Works (continued) Placing an Order Pricing & Contract: Leedo recognizes the importance of establishing the scope and cost of project early in the process. In order to produce a first estimate of a project’s cost, Leedo needs to receive the architectural plans or shop drawings for a project. Those plans are used to estimate the total square footage of granite needed and the amount of finishing work that will be required, and a preliminary price can be provided. Leedo will be able to provide a firm price and a contract once the customer has completed the Granite Selection Process described on the previous page. A finalized contract, as well as other terms and conditions, must be completed prior to any material being ordered for a project. Design Verification: Leedo’s Design department undertakes a thorough review of the project designs in order to ensure that the countertop requirements can be satisfied. Not all countertop designs can be accommodated, because granite is extremely heavy, and large countertops can be more likely to break depending on their design characteristics. Additionally, larger countertops are bulky and difficult to maneuver, which can present problems during installation. Countertop dimensions are evaluated during the design process to ensure that weight and length restrictions are satisfied, and design modifications are proposed if required.
Customer Note: Scheduling
To fulfill granite orders, Leedo requires a minimum of 90 days following customer selection of granite, customer approval of shop drawings, customer confirmation of construction schedule, execution of the contract and granite addendum, and receipt of a deposit. If a project cannot accommodate those scheduling needs, a customer should consider locally available sources of granite or consider other countertop options with shorter lead times.
Customer Note: Seams
As with all countertops, seams must be placed between adjoining pieces of granite. The location and number of seams depends on the specifics of the design and layout of the countertops. While Leedo attempts to minimize the number and size of seams, some seams will always be necessary. Leedo’s primary goal is to ensure the structural integrity of the countertop. It is not possible to achieve an exact match in color or pattern when seaming granite together.
Leedo Granite Countertop Program 4
Leedo Granite Countertop Program
How the Granite Program Works (continued) Delivery and Installation Scheduling: Leedo Field Managers are responsible for managing modifications to a project’s construction schedule. Field Managers conduct weekly job site visits and multiple delivery schedule verifications while a project is under construction. Customers that can take fewer deliveries (by providing secure onsite storage) can receive better pricing. Delivery: Leedo Field Managers visit each project to inspect for field conditions that may affect the unload and distribution of the granite. Field Managers review access to the room where the granite will be placed; conduct a review of plumbing, gas, and electrical locations; ensure that the sink will fit into the cabinet base; and check the desired position of the faucets to determine if there is sufficient space for the faucet to fully operate. A lull is required to unload and distribute the granite into the units. Installation: Leedo’s Installers install granite countertops to exacting specifications. Installer training is critical to the success of Leedo’s Granite Program. Leedo requires installers to complete an extensive documented training program that includes all aspects of installation. To become a lead installer additional training is needed in understanding and responding to our customer's expectations. On projects that involve very large pieces, difficult access to the room or a combination of the two, additional crew may be needed.
Customer Note: Field Measurement Changes
Given the long lead times, Leedo fabricates granite countertops based on customer approved shop drawings, rather than actual field measurements. Because of this, customers must agree that the measurements from the approved shop drawings will not deviate from the field measurements more than ±3.0”. If measurements change beyond the ±3.0” tolerance, replacement granite will need to be procured at additional cost to the customer.
Customer Note: Delivery Date Changes
Granite arrives from China 90 days after it is ordered. Because of this, first delivery dates can be pushed back but not pulled forward. On later shipments after the initial delivery, Leedo has more flexibility to try to accommodate schedule changes. Scheduling flexibility on later shipments will be accommodated if possible.

Designing for Success
With a project as complicated as your project, detailed and thoughtful planning has a huge impact on your
eventual success. Kitchens are important to renters. You need the most value, function, and sizzle that your
budget can possibly provide. That doesn’t happen by accident. For you to be successful, you must design for
success:
• Get the best possible value out of your budget – in look and function
• Provide efficient, functional kitchens
• Comply with all building codes
• Prevent conflicts between cabinet installation and appliances
• Prevent conflicts between cabinet installation and countertops
• Clearly instruct installers on exactly how to install every unit
Leedo understands that a skillful, clear, and complete design package is essential to successful kitchen installations.
The shop submittals and supporting documents drive clarity in communicating the defined scope with our
customers and instructs our installers how to execute the plan at the job site. In order to maximize on-time
delivery, installation, and final punch; all parties must agree on all aspects of the plan to allow proper execution
the first time. We work with our customers to produce agreed shop submittals, making it as easy and painless for
our customers as possible. Streamlining this process for our customers is a key goal of our design department.
Leedo’s CONSULTATIVE APPROACH
• The first step in design is to validate the scope of the project.
• We start our shop drawing submittal process with a conversation where all the decision-makers can come
together to share their concerns and questions, including the developer, GC, designer, architect, and
Leedo’s design manager. This conversation can eliminate a surprising amount of paperwork and wasted
time on everybody’s part.
• One item on the agenda for this design meeting is to discuss and clarify applicable building codes.
• We discuss and agree on the submittal approval process.
VALUE AND FUNCTIONALITY
• Leedo has a methodical process where we review every component of your kitchen design to maximize
value for the developer and the renter. We scrutinize every door, drawer, cabinet placement, and
appliance placement – looking for opportunities to deliver a better looking, more functional, and less
expensive kitchen.
• Part of our review process includes analysis of countertop installation, appliance installation, and
mechanicals trim. We plan to make the whole project successful, not just ourselves.
Great planning supports Leedo’s Installation services team. We put our installers and your job site management in
a position where they can review each kitchen layout in detail before the job starts and agree on requirements for
the framers and mechanical trades. They can agree on “rules of engagement” on how we should proceed if we
encounter minor variations to plan. We use our plans to measure every unit, note any changes or special
circumstances, and order for the precise cabinets required for every wall. Then with every cabinet delivery, we

Leedo provides skillful, professional, and easy to work with design services as an essential first step toward a
successful project and a happy customer.
Installation, Our Key to Success
Multifamily builders require on-time delivery, installation, and final punch. Leedo has installed more than 7 million
cabinets since our founding in 1971. We complete more than 25,000 kitchens every year. Leedo understands that a
successful project is one that installs on time, the first time. Leedo’s installation services team focuses on three
goals: preventing problems, completing units on-time, and tracking & communicating our progress.
PREVENTING PROBLEMS
• Leedo carefully screens installers’ experience, skills, background, and references. Then we train and
certify those qualified installers.
• Leedo evaluates the design of every unit and compares it with as-built conditions on your job site to
prevent design errors or installation problems caused by framing, electrical, plumbing, trim, or other trade
interference.
• We schedule a pre-construction meeting (PCM) to agree on the work flow process and your expectations,
gaining insight that makes this partnership successful.
• Leedo installs sample units and inspects them with you and your development partners to make sure we
know what’s required to meet everyone’s standards.
COMPLETING UNITS ON-TIME
• More than 98% of our orders from our factory ship complete and deliver on-time.
• Leedo inspects and inventories every order upon delivery, so we know early on if there were any damages
in transit or any missing items.
• Every job-site has an inventory of often required repair and replacement items – including countertop
blanks, trim, accessories, splashes, and repair materials.
• When needed, our factory produces replacement parts in three production days.
TRACKING & COMMUNICATING OUR PROGRESS
• Leedo sets our measuring, manufacturing, and installation schedule to meet your delivery requirements.
We’ll be there whenever you want us.
• We have a formal schedule of job-site visits for our field managers, and we set an agenda for each visit.
On this schedule, our field managers measure, inspect installation, inspect punch and schedule deliveries.
• Leedo tracks the status of every unit in a centralized, on-line database. At any moment, we know the
status of every measurement, order, delivery, installation, and RFI.
Leedo believes that precision in installation management is the best route to customer success, customer
satisfaction, and eliminating waste. We think of ourselves as a provider of installed, complete kitchens. We have
invested more money and more top management focus on installation than any other cabinet company. We have
hired a great team, worked out an effective plan, and built great management systems to set ourselves and our
customers up for success. Let us show you our installation services team in action.
