When was the last time you read the company website and looked
at our list of Core Values? These along with our Mission and Vision
Statements on the front page of this newsletter are important and
we wanted to stress their significance again.
These statements came from our hearts to let you and others know
about our beliefs and the desire we have to make this company a
place where you are proud to work. We feel strongly about these
statements and want to remind you how much we value you each
and every day.
We each had our own personal reasons for wanting to create Legacy
and the three of us remain just as committed today as we were two
and a half years ago when we made the leap of faith and trusted you
all to join us on this journey. We remain steadfast in our vision to
grow our company and provide each of you with endless opportuni-
ties to inspire excellence in our people and properties.

HUD updates the income limits every year. This year the HUD income limits were updated on April 14, 2017 and can be found at www.huduser.gov. The Tax Credit program uses these limits to up-date the income and maximum rents for their pro-gram, although the HUD limits were effective April 14, 2017, tax credit allows you to implement their limits within 45 days of the release of the HUD lim-its. Tax credit income and rent limits can be found at www.michigan.gov/mshda. The HOME limits were publishes on June 15, 2017 and can be found at www.hudexchange.info. A big THANK-YOU to Nanette Miller for working so hard to keep things running smoothly and making Washington Woods a beautiful place to live for the residents,. She has put in new landscaping which has improved the look of the property beautifully. She also worked very hard to find the fund-ing to provide items for the house that the residents asked for. Nanette is a wonderful manager and person. I and the residents at Washington Woods appreciate you very much, Thank-you Nanette.

Sarah was born on June
15, 2017 at 8:28am to
Ashley & David Einhorn.
She weighed 6 lbs. and
11ozs and is 20 in long.
Terry Foster, Lorenzo Terry and Beth Dimmig took a Uniform Physical Condition Standards (UPCS) class and are now certified. It was a class to learn how to inspect units for REAC and how to score a 90+ every time. Beth is preparing an in depth REAC course which she is now certified to present to our employees. This is great for Legacy as well as our Public Housing and Section 8 properties. Both Terry and Lorenzo will be availa-ble to help assist sites prepare for REAC inspections, when they aren’t busy preparing for their own. CONGRATULATONS!!

Running a portable fan is a good way to circu-late air, but they can also be used to deodorize a musty room, such as a basement, to keep it smelling fresh. Simply tape a scented clothes dryer sheet to the back of a portable fan. When the fan is turned on, scented air is drawn through the dryer sheet and circulated throughout the room.
