A LOOK AT LEGAT ARCHITECTSLegat Architects opened its doors 50 years ago as school architects with the steadfast pledge to our Districts that school would start on time, meet their budget and the roof wouldn’t leak. To date, we’ve kept that pledge and completed more than 2,200 school projects.

Our job is to provide so much more, to create places that support education though the science of learning, language of nature and the art of innovation.

Each of our five offices in Illinois began so that we could be closer to our clients and their communities. Our Oak Brook studio is located 10 miles from your district and will be able to respond to you and your project needs quickly and efficiently.

We did it because it benefited the school’s bottom line and the environment. Today, schools not only see the financial benefits, but the educational benefits as well. To date, we have over 10+ LEED certified schools and aided in our clients receiving over $4 million in grants to support sustainable measures. We are passionate about sustainability and our Director of Education is an expert in Net Zero energy schools.

RENOVATION/ADDITION EXPERTSOver 70% of our school projects have involved renovations, additions and/or ongoing capital improvements. From simple finishes to energy improvements to mechanical upgrades to gut and remodels. Our additions are planned with your students and the future of education in mind.

PARTNERSHIPS THAT L ASTWe’re proud to say that more than 85% of our work is from our existing District partnerships. Our longest relationship is now 47 years strong at Mundelein High School District 120. Recently, after we completed a detailed facility assessment and co-facilitated a community engagement process, they successfully passed a referendum for capital improvements including both aging facility needs and needed improvements.

Legat Architects was established in 1964 by Joseph J. Legat in his hometown of Waukegan, Illinois. The firm developed a reputation for solid facilities that were “on-time, on-budget, and the roof doesn’t leak,” which proved to be a critical step in the firm’s evolution. Legat Architects’ first million-dollar project, the A.J. Katzenmaier Elementary School, was the impetus for an educational project portfolio that would grow to encompass over 400 PKK-12 schools throughout the State of Illinois.

Since then, Legat Architects has become an architectural and interior design practice specializing in K-12 Education, Healthcare, Higher Education, Corporate/Commercial and Governmental facilities. Robin directs the national K-12 Education practice at Legat Architects. She is dedicated to connecting personally to each project and designing environments that support a culture of inquisitiveness, client community and sustainability.

Robin is an educational design expert with 26 years experience programming, planning and creating learning places. Frequent speaker, author and award winning designer she is inspired by learning strategies and environmental research through application in projects. Her leadership in a client focused process integrates the science of learning, the language of nature and the art of innovation to create customized environments for all learners.

As a Professor at Judson University she provides practical experience in application through design, programming, planning and research. Her third and fourth year design courses and graduate programming and research practice classes explore the impacts of Living Building Challenge to design and client communication. Legat Architects is an architecture/planning firm. We believe the best engineers and construction managers work for pure engineering and construction companies. Those firms focus on systems and current technologies, offering greater support and opportunities to their specialties.

Once a specific scope of work and time frame are determined, we will work with you to determine which are the best for achieving your needs. We are also open to using capable consultants that the District recommends.

Legat Architects also coordinates consultant efforts by assigning an officer of the company to oversee all building construction projects. Throughout the project, our team will meet with the consultants to ensure that all team members are on the same page.

At the orientation meeting, Legat Architects will provide a facilitator to assure the roles of each member are understood and coordinated. We will then develop a detailed action plan to most effectively respond to the District’s needs. We hold regular consultant team meetings for each consultant to present its portion of the work to the entire team. This ensures coordination between all disciplines of the work. Our team makes the appropriate time commitment at the appropriate stages of the project to ensure that your expectations are met and that the project schedule is achieved.

We began as school architects; it’s our specialty. For you, that translates into a detailed understanding of the needs of a school, the construction demands because of the building type, and ensures that our staff is experienced to lead projects to a successful completion.

We recognize the safety and security of your students and staff is first and foremost. We’ll hold the contractor to task and ensure that any risk is understood and addressed by the appropriate party. Like you, we want to minimize disruption to the primary purpose of your staff and students.

The service and commitment that the school architect (e.g. Design Team) provide will create the atmosphere needed to meet your goals. Prairieview School, designed in the prairie style of architecture, stems from heavy community involvement. During design and construction, Legat delivered a project progress presentation to the community every three months. Several key design solutions came out of these meetings.

The facility offers “houses,” each of which has a central commons area used for team teaching. Seven classrooms, a special education room, and a teachers’ work room surround each central commons.

A movable wall divides the cafeteria/multipurpose room and gym to allow greater flexibility in holding all-school and/or community assemblies.

One nearby district was so impressed with this facility that the design was repackaged for that district.

The Addison School District had difficulty meeting early childhood education demands in the face of projected growth.

A new Early Learning Center will not only expand the district’s preschool and early childhood programs, but also allow the district to open up full-day kindergarten at all its schools in the 2015-16 school year.

District engagement sessions and an in-studio design charette led to six options for the 360-student center, which features a four-classroom pod arrangement. Facility highlights include:

• A safe welcome area stimulates curiosity, and allows children to interact while parents talk with teachers

• Pull-out areas promote collaboration outside of classrooms

• Integrated Therapy Rooms function as observation areas and conference space

Input from media specialists inspired the design of what became North Palos District 117’s flagship media center. Glass pockets in the façade create light-filled reading nooks. Movable tables and bookcases allow instructors to adapt the setting to different activities.

Six classrooms in the addition divide into twelve smaller rooms for reading, special education, and ELL. A modernization of the lower-level cafeteria reduces the number of lunch hours needed.

Hamilton Elementary School supports academic achievement and ensures the district’s long-term financial stability. Community planning sessions inspired the design of the 600-student school. The school’s curving forms favor student interaction and versatility. The most notable part is the pinwheel-like classroom wing, in which classrooms surround and display a technology-rich “Imaginarium” bustling with learning activities. The light-filled “Learning Stair” at the center of the Imaginarium offers a drop-down screen for presentations. Although there is a reading room at the bottom of the stair, books are distributed throughout the Imaginarium.

This project consolidates four outdated schools—the district has not built a new one in 91 years—into one new facility that houses 425 students. The school provides a cost-effective alternative to renovation, and symbolizes its city’s changing image.

Group study labs weave through five modules: PreK-K and 1-3 on the first floor, and 4-6, 7-9, and 10-12 on the second. Each module has a media center offering distance learning options.

The building bends around a 500-foot-high hill to the north, and angles to avoid the floodway to the south. Next to the entry, a glass wall offers views of the cafeteria, the stage, and the hill beyond. The hill functions as a stage backdrop that changes with the seasons. The design is 28% more efficient than baseline requirements.

A partnership between the Public Building Commission of Chicago, Chicago Public Schools, the Chicago Park District, and Midway Baseball Association resulted in the transformation of a weed-covered lot and five neglected baseball fields into a lively gathering place that nurtures education and unites residents of its West Lawn neighborhood.

The new 105,000-square-foot Mariano Azuela Elementary School features student-focused design and sustainable systems that conserve energy and support the curriculum. Students, little league players, families, and seniors all benefit from the adjacent nine-acre Michael J. Madigan Sr. Park; it offers five rejuvenated ball fields, an arboretum, a picnic area, and a walking path.

The Marquardt Middle School (MMS) campus consists of one 7th/8th grade building and one 6th grade building. Sometimes, sixth graders had to trudge through rain or snow to get to the other building. Also, students ate their cold bagged lunches in their gymnasiums.

A new commons and walkway designed eliminate these problems. They unify the campus and allow the district to provide healthier lunch and P.E. programs. The 12,330 square foot commons addition includes a large kitchen, dedicated cafeteria, fitness center, meeting area, new main entrance, and canopied outdoor walkway that connects the buildings.

Before the addition, MMS students ate cold lunches brought in from a small kitchen at another district school. The new large kitchen area at MMS allows the district to create a healthier hot lunch program based at MMS. It will serve MMS and the district’s four elementary schools.

The 7th and 8th grade gymnasium previously doubled as a student dining space. The constant switching disturbed the school’s physical education program. The cafeteria addition opens up the gymnasium space for enhanced P.E. offerings.

Site reconfigurations separate automobile and bus traffic, providing three drop-off areas to improve site circulation: 1) 7th/8th grade – automobile; 2) 6th grade – automobile; and3) Bus.

NEW ELEMENTARY SCHOOL AND MIDDLE SCHOOLA 204,000 square foot facility houses two schools under one roof: an elementary school holds 500 K-5 students, and a middle school holds 1,000 6-8 students.

Each school operates as a separate facility with its own entry, library, gym, and offices. A shared stage, cafeteria, kitchen, and mechanical system saved the district a $700,000 in construction costs. Neither school’s budget nor enrollment could have supported the larger community space alone.

Simple forms, straight lines, and sturdy construction respect the community values of stability and financial prudence. The plan achieves efficiency and flexibility, daylight fills the spaces, the systems reduce energy use, and the materials are durable.

Cooperation between the owner, architect, and construction manager enabled design and construction to be finished in 16 months, on time and on budget.

The client wanted a new middle school to unify all students from the four communities it serves. The vision included an innovative design, high-performance technologies, and programmatic sensitivity.

The 122,000-square-foot facility houses 1,000 students and 200 staff for grades 6-8. Three V-shaped classroom wings connect to an enrichment core including a band/choir room, learning resource center, cafetorium, practice gym, and competition-size gym (seats 1,500).

The layout responds to site features, solar patterns, and circulation. Key interior spaces wrap around two outdoor courtyards that bring light into the building, support outdoor activities, and simplify navigation.

The interior color scheme borrows from the natural colors that surround the building to ease navigation and promote a sense of identity.

Hubble Middle School is one of the nation’s first schools to achieve LEED for Schools Gold certification. The 190,000-square-foot facility showcases the latest in program-driven middle school design.

The three-story classroom building brings each grade its own area with storage, offices, labs, and computer facilities. A glass-enclosed bridge connects this facility with the one-story main building, which includes community spaces (e.g., gyms, fitness center, 450-seat auditorium).

All spaces are designed with Hubble’s program and instructional delivery methods in mind. Collaboration zones outside of classrooms promote cooperative learning. Teachers use team rooms to plan and create smaller schools within the school. The facility also offers six specialized instruction spaces per floor.

In addition to reducing energy costs, green features support the curriculum: teachers use the learning gardens, outdoor studios, green roof, and surrounding wetlands to support their lessons.

Legat Architects conducted a life safety assessment of Marquardt School District’s four elementary schools and one middle school, then developed reports that prioritized work based on safety requirements.

Relevant work includes MEP upgrades, site improvements, fire protection upgrades, audio-visual enhancements, interior remodeling, building envelope repairs, and security improvements. The district performed some of the work itself, while other projects were bid.

Legat Architects also designed a cafeteria addition to Marquardt Middle School, and a new district administration building.

Continuing a long-standing relationship with District 200, Legat Architects is leading Life Safety projects to extend the service life at 10 district facilities: five elementary schools, a high school, a middle school, an early learning center, a therapeutic day school, and a transportation facility.

The project began with an assessment of each building, evaluation of project scope, and establishment of budgets. We then wrote Life Safety Amendments and submitted them to the Regional Office of Education.

Design Services were provided for projects ranging from building envelope improvements and system upgrades to minor renovations and site repairs. Specific projects include:

Legat Architects has been serving District 89 for 10 years providing a comprehensive analysis of the district’s five schools and administrative center that serves 2,100 students in grades PreK-8. The scope of work has encompassed existing condition assessments and life safety suverys of each school and design of a full range of prioritized facility improvements with cost estimates to upgrade, remodel and address deferred maintenance.

Facility assessments have been completed in 1997 and 2007. A successful $24 million referendum approved in 2008 funded the construction of the 2007 facility improvements during the summers of 2008-09.

Legat Architects has worked with many consultants, construction managers, and project managers, on many different projects. A key to success is a true and open team approach allowing each entity to own and be responsible for their work, as well as the experienced senior leadership assigned by each entity.

For large, multi-phased projects with budgetary and/or other constraints, construction managers provide valuable project leadership. Their input during the design and documentation phases brings alternative opinions on construction issues. Their budgetary leadership in the early phases often helps to hold the reins on project costs.
