The Big Island is experiencing huge growth in visitor arrivals and spending. For February, 2017, year-to-date, visitor spending increased +20% with the average daily census also increasing +8.4% compared to 2016.

In 2016, Volcanoes National Park on the Big Island saw 1,887,580 visitors which was the highest count since 1984. The volcano is actively erupting and continues to be one of the largest tourist attractions in the state. As there are very few hotel accommodations near the park, most visitors will stay on the Kohala Coast.

Median home prices on the Kohala Coast of the Big Island hit an average $525k in 2016, nearing the median price record set a decade ago and increasing 20% over the prior year.

Hawaii’s Big Island set a new January record in (hotel) occupancy with a gain of 7.1 percentage points to 81.2 percent, while average rates reached $267. (PBN March 21, 2017)

The current retail mix includes Tiffany & Co., Michael Kors, Tommy Bahama, Tori Richard, Macy’s Resort Store and more.

Kings’ Shops is centrally located on the Kohala Coast of Hawaii Island and is surrounded by eight world class resorts.

The center is home to two, celebrity chef restaurants - Roy’s Waikoloa Bar & Grill by Chef Roy Yamaguchi and the Koa Table by Chef Ippy Aiona.

Approximately 1.2 million international and domestic travelers visit the Kohala Coast annually, including affluent Asian tourists.

Situated within the Waikoloa Beach Resort, a 1,150-acre master planned resort featuring the 1,241-room Hilton Waikoloa Village, the 545-room Waikoloa Beach Marriott Resort & Spa, more than 1,000 condominiums, 293 timeshare units along with residential units.

New direct flight to Kona from Japan started in December 2016 adding 3,528 additional seats per month bringing high spending Japanese visitors to the area.

INTERNATIONAL VISITORS

• Hawaiian Airlines’ new direct flight to Kona from Japan started in December, 2016 adding 3,528 seats per month bringing high spending Japanese visitors to the Kohala Coast. • In February 2017, the Big Island saw a 16.4% increase in arrivals from Japan versus a year ago and considerably more visitors staying exclusively on the Big Island (+37.4%.)

• The new Kona route will generate $35 million in additional visitor spending and $12.5 million in wages and benefits according to Mark Dunkerley, Hawaiian Airline’s president and CEO. (Honolulu Star-Advertiser, May 14, 2016)

• Over $2 million in improvements to the Kona Airport were recently completed in anticipation of the increase in International arrivals.

• Kings’ Shops Chinese Royal Passport Program attracts both FIT and Chinese tour groups and rewards these visitors for shopping and dining at Kings’ Shops. Average per person per day spending for Chinese visitors to Hawaii is the highest among the visitor markets at $365.
