Town Hall: No input from homeowners
BOD Meeting:
Meeting was called to order by Jay, the pledge of allegiance was held, and Ray Hutchinson led our prayer.
Jay announced that Mike Bales has been selected to fill the vacant BOD position. Mike was seated at this time.
Minutes:
Ray made a motion to accept and suspend the reading of the minutes 12/13/14 BOD meeting. Bobby seconded. Motion passed 5-0-1. Mike
abstained
Bobby made a motion to accept the 12/13/14 BOD executive meeting minutes. John seconded. Motion
passed 5-0-1. Mike abstained
November 2014 Financial Report: John gave the financial report for November. Rudy and Mike asked questions about capital expenses.
John explained that they would be taken out at the audit. If we removed capital expenses each month, we would have to do an amortization
every month which would require the auditor every month. He also advised that it was easier and cheaper to do it once a year. Rudy made a
motion to accept the financial report, Bobby seconded. Motion passed 5-0-1. Mike abstained
Consent vote: In accordance with Article IV, Section 8 of our by-laws, a consent vote was obtained via email from our board of directors. Jay
Smith made a motion to approve David to purchase $1930 of plumbing supplies for immediate need and inventory Rudy seconded the
motion. Motion passed 6-0-0. This document will be signed by each BOD member and entered with the minutes.
Maintenance Report:
David reported on several maintenance items--------
David wanted to recognize the volunteers that renovate the club house. The work
team was headed up by Elona Gordon, Lynette Wilson, Roger Wilson and Pat
McDaniels. Several other workers were involved. The clubhouse received a general
clean up, new curtains (Donated) and several decorative additions. Jay and David
wanted to give a big thank you for a job well done.
Several water leaks were found and fixed, including a major water main leak. The
daily water usage is the lowest it has been in the past year. David reported the low
reading was down to 25,600 gallons per day. During the past year the water readings
have been above 30,000.
During the thanksgiving week, David was on vacation. David left Mitch in charge.
David wanted us to know that he was very happy with the job the maintenance men
did while he was gone.
A new mig welder was purchased. Already one of the mower decks has been repaired
and a grate was made for the chili cook off.
The Christmas decorations were put up.
Low hanging tree limbs have been trimmed throughout the park.

Election… Jay reminded homeowners that those who wanted to run for the BOD must have a letter of intent in the office before
midnight December 31.
Committee Reports:
Appeals… Jay Smith – One appeal was heard
Election Committee… Mike was appointed by Jay as liaison to the election committee
Restaurant… Jay will be taking over as restaurant liaison
Pool Committee… Rudy will be taking over as liaison to the pool committee.
Homeowner information sheet update: Jay spoke about the homeowner information sheets. There are two different sheets
being distributed. The sheet on the web site is the only approved document. The BOD will review any changes and consider
changes this week. Jay also clarified some misinformation. Notice of updating sheets will be sent out with the election ballots.
Bar codes will not be turned off until the end of March. Jay also provided some statistical information--- This past month, the
office has sent out 528 email reminders to update the sheet. 101 came back as undeliverable, 172 sheets were updated and only
two did not need updating.
Old Business: Clubhouse lighting update… Jay has had a lighting study in the clubhouse. We are investigating installing new dimmable LED
lights in the clubhouse and in other areas of the park. Prices range from approx. $90 per unit for household units to $160 for in-
dustrial grade units. We have been advised that Energy United will give a rebate of 32 cents per watt. This is to be confirmed.
More information is needed before proceeding.
Automated security gate… John and Jay reported on several questions and answers about the automated gate we are looking at.
After discussion, it was decide that more information was needed before proceeding, but the BOD felt that all of the issues could
be worked out.
Small pond water quality testing… Rudy recently made contact with a person that is certified in water treatment and sewage.
The contact said he could get the water tested at his labs. David has the water sample bottles and will get the samples this week-
end for Rudy to deliver them on Monday. David also mentioned that he talked to Robby Cole from Alcoa and Robby gave him
the name of a lab that Alcoa uses. We will keep the lab name as a backup.
Memorial Garden… General discussion was held about a Memorial Garden. Location and plaques were discussed. This discus-
sion was held for information and homeowner’s input. No decision was made.

Movie screen… Jay reported about the need for a new movie screen. He had information on new equipment. He asked that
Mike take his information and develop a proposal to bring back. Mike agreed.
Budget proposal for 2015… John also presented the Budget for 2015. After review, Mike made a motion to accept the budget.
Motion was seconded by Bobby. Motion passed 7-0-0.
There was discussion about the water rate increase. The Bod feels that rate increase is not justified and we will be
checking into it.
New Business: Parking lot gravel…After discussion of several parking lots needing gravel, Jay asked David to evaluate the lots and let us know
what he thought we needed to properly gravel the parking lots.
Suggestion Boxes… At a previous meeting, suggestion boxes were discussed. Jay found a supplier on Amazon.com that we can
purchase stainless steel boxes for $69 each. The BOD asked David to purchase 4 boxes to be located in the park.
Elona Gordon asked about people smoking at the front door of the clubhouse. The Bod decided that rather than making a rule,
we would put up a sign stating the designated smoking area was on the back porch.
John made a motion for executive session for the purpose of employee compensation. Motion was seconded by Mike. Motion
passed 7-0-0
Motion to adjourn was made by Mike and seconded by Ray. Motion passed 7-0-0

PETS
Do you bring you dogs down to the lake with you? Do you leave them on your deck or tied up outside
when you go to the restaurant to the lake, or just cruising on the golf cart? Did you know that your dog
barks continuously when you are gone? Please be considerate of your neighbors. Ask them if they are
being disturbed. If they say your dog barks when you leave, please put them inside or take them with
you.
Covenant 8.2 states that your pet shall not be permitted to create a public noise nuisance, and the park can
require you to remove them from the park.
Not cleaning up after your pets will result in a fine.
Feeding any of the cats in the Park will result in a fine.
ELECTION TIME
It is getting to be that time of year, when you need to submit your letter of intent to run for the Board.
We need good people willing to give of their time to represent the people in the Park. The deadline to
submit your letter of intent is December 31st. You may fax, e-mail or hand write a statement saying you
will be running for the board or directors for 2015.
If you are not willing to serve, do not criticize the Board. They stepped up and did what you would not
do. You might not agree with their decisions, but they base their decisions on what they feel if best for all
1000+ owners, not just a particular group, even if it sometimes looks that way.
If you have the time, please commit to service the Park in the best way possible.

Payment Options
Your dues are due at the beginning of each quarter.
You have several options to pay these:
1. Use payment coupon and mail check
2. Pay on line using either a credit card, or an e-check
(instructions are available in the office.)
3. You may pay monthly, however they must be paid in
full by the end of the quarter they are due in.
All payments must be applied to your account no later than
the last day of the quarter or a late fee will be added to what
you owe. Late fees must be paid with your dues, or penal-
ties will be applied to your account. Please allow enough
time for the Postal service to deliver, and consider holidays,
when the bank is closed, and mail service is slow.
If you are concerned you might be past due, call the office.
If you are not sure your payment will get there in time, call
the office. If you do not know how much you owe, call the
office. 336-461-3833
Past Due Accounts
When you become past due, late fee is added to your
account. This must be paid when you pay your dues,
or your guest list will be suspended, and your bar
codes will be turned off. You will receive a letter in
the mail telling you your past due amount and detail-
ing the consequences of not paying. Please read this
carefully. And do not call the Board Members, as
they will not handle late accounts.
Complaints
If you have a complaint, the first place to
go is to the office. If you do not get a
response there, then take it to the Board.
Please report any lights out or repairs
needed to the office. It will get fixed
much faster. If you tell the board first,
the odds are pretty good the office won’t
hear about it until the next board meet-
ing.

INFORMATION
SHEETS
When you move, change phone numbers,
change e-mail addresses, Please notify the
office, not the bank. The bank will forward
this information to me quarterly, and by then
you could be missing out on something impor-
tant.
The bank does not keep track of anything ex-
cept the payments your make. They will not
answer questions concerning your dues, or
anything to do with your account. They do not
mail out coupon books, the office does. We
are your management company. The bank is
just a drop box for your payments.
As your children turn 16, and drive, I need that
information for your guest list. Please update
your homeowner information sheets on a regu-
lar basis. This should be done at least every
two years. Blank forms are available in the
office.
It is very important that you keep you e-mail
address current with the office. The number
one way of communicating with homeowners
is though e-mail. Currently 50% of all e-mails
sent, come back as undeliverable.

The General Store
Many of you were used to running up to the
General Store when you needed plumbing sup-
plies, screws, or small groceries or propane re-
fills. Well it has re-opened under new manage-
ment. They are trying to keep it the same as the
old owners did, and would like your input.
Please stop in and say welcome to the lake area.

WINTERIZE
It is fast approaching the time of year when you will not be visiting the Park. Please remember to winterize
your unit on you final visit. This is a simple procedure; Turn off your outside water, turn on your faucets
inside your unit, until no more water comes out. Turn off your faucets. (this is very important).
Some of you blow out your lines, or add antifreeze. This is good too, but make sure your water is turned
off . Winterizing, by letting your water drip, will be a fine of $100.00. If your pipes freeze, your cost in
damages could be much higher. Please winterize!
