HomesFresh PerspectiveYou’ve probably heard the saying; “What you focus on becomes dominant.” That saying crossed my mind as I recently scanned real estate headlines. There were more than the usual amount of discouraging headlines but tucked in between the negatives was some encouraging news; “Local Housing Sales Stronger Than National Sales”, and “4 Weeks of Rising Mortgage Activity”. It sure was nice to see some good news and it made me wonder why more positive reporting isn’t being done.

Why not write about the agent who listed and sold a home in just three days? How about asking her to share some of her tips on pricing a house to sell, and the importance of knowing exactly what clients are looking for. Or, how about an article on that young couple down the street who settled for a small apartment for three years so they could save money for a down payment on a house? We could include some wonderful photos of the new home they bought thanks to their foresight and incredibly low mortgage rates. Let’s not forget about the gutsy investor who determined to take back his faltering city block. After negotiating some amazing deals on neighboring properties he’s revitalizing the block house-by-house and generating respectable income. They are all true-life stories that bring much needed hope and encouragement in trying times. It does a soul good to focus on the positive, don’t you think?

Clock Ticking for Garage door tax CreditThe tax credit eligibility for qualified garage doors will expire on Dec. 31. Now is your last chance to save 30 percent off the price of an energy-saving curb-appeal-inspiring garage door, courtesy of the U.S. government.

The savings come from a federal income tax credit, which is more valuable than an equivalent tax deduction, because a tax credit reduces your tax dollar-for-dollar, while a deduction only decreases the amount of income that is taxed. Through the end of this year, the U.S. government is offering up to a $1,500 tax credit for homeowners who buy and install qualifying insulated garage doors. Getting your share of the tax credit A taxpayer may claim a maximum of 30 percent of qualifying home improvement products, and a maximum of $1,500 for qualifying purchases in 2009 and 2010. For example, if you replace two garage doors with two new qualifying insulated doors that cost $1,000 each, you may claim a tax credit of $300 per door, or a total of $600, provided you have not exceeded the $1,500 total over the two years of the tax credit period. Easy Rejuvenation For Summer Weary GrassAs summer winds down, heat and drought may have left your grass a little tired. Luckily, because of cooler temperatures and an increase in precipitation, fall is the best time for lawn rescue.

With these simple tips, you can ensure an inviting gathering space for next year.

1. Bare and thin spots provide an opportunity for weeds to get a foot-hold on your lawn. To fill in bare patches in a smaller area, apply

2. Be sure to feed your grass. Use compost, an organic or conventional lawn food – avoid all-purpose fertilizers labeled for gardening on your grass. Always use fertilizers labeled for grass.

Bank Fees You Should never Pay If you’re tired of getting nickeled and dimed by your bank, it’s time to switch. “Stopping useless fees forever is a smart way to make your money go further,” says J.J. Montanaro, a certified financial planner with USAA.

If you’re paying these five fees, it’s time to look for a bank that doesn’t charge them.

1. Overdraft fees New legislation requires financial institutions to notify customers of their options on overdraft fees. Some banks – like USAA – have eliminated overdraft fees on ATM and debit transactions entirely.

2. atM fees ATM fees may seem nominal, but they can add up quickly. Take advantage of fee-free, cash-back options offered at grocery or convenience stores when making a purchase, or switch to a bank that reimburses you those fees.

3. Check fees Switch to paying bills electronically. This usually fee-free service allows you to pay bills anytime and anywhere without paying for checks.

4. Minimum balance fees Your bank may require a minimum balance in your account – charging a fee for slipping below. Side-step this by carefully matching your situation with the account requirements. For instance, look for an account that waives fees for directly depositing your paycheck, or find an account with no minimum balance requirement.

5. Fine print fees Are you charged a fee for monthly account maintenance? Does that monthly paper bill cost extra? It pays to sweat the small stuff and fully understand what your bank is charging you. (ARA)

Home Prices Predicted to InflateThe housing market continues its effort for recovery under the pressure of the sagging economy. Lawrence Yun, chief economist for the National Association of Realtors reports that home prices will go up by 4 percent in 2010, as home resales will continue on the upswing as the the market tries to recover. He foresees that home resales will reach 5.7 million next year, a rise from a projected 5 million in 2009.According to the AP, “He sees unemployment peaking at 10.5 percent before dropping down to around 9 percent this time next year.” Mortgage rates, in the interim, will average approximately 5.7 percent. Ten Tips on How to be a Good neighbor & Avoid Lawsuits Treating your neighbor as you would like to be treated is wisdom that is thousands of years old. And it may be more important than ever in today’s litigious society where a growing number of Americans - nearly 80 percent - live side-by-side in urban and suburban areas, in many cases separated only by a wall.

Between sharing driveways and fences to sharing the beautiful, or not-so-beautiful, sights and sounds of a neighborhood, conflict is bound to happen from time to time when people live next to one another. Excessive noise, pets off their leashes, unmaintained lawns, trespassing, an illegal home business - these represent just some of the most common complaints that can come up between neighbors. When complaints go unresolved, frustration turns into phone calls to the local police or into a lawsuit.

Here are 10 tips from Findlaw.com, a leading online source of legal information, on how to avoid earning the scorn of your neighbors and being the subject of a lawsuit.

1. Get to know your neighbors. Make time to get to know your neighbors. Learning the basics of why they choose to live in your neighborhood, what they desire in a great neighborhood, what they do for a living, what they enjoy doing for fun, and even the names of their kids can pay dividends in avoiding conflicts down the road.

2. Start a neighborhood watch group. Join or form a neighborhood group to watch for unusual or illegal activity in your neighborhood, and to facilitate common ground among your neighbors. Currently, about 200,000 official neighborhood watch programs are registered throughout the United States. To see if your neighborhood has a watch group, or to register a new group, visit www.usaonwatch.org.

3. Courtesy call. Open communication is an important part of home ownership, and can help prevent future problems with your neighbors. They are more likely to be supportive with your projects if they know what’s going on ahead of time. If you are planning a major landscape or remodeling project, let your neighbor know in advance. 5. Respect property lines. Check all local community laws before landscaping, adding a fence or tree, or launching a remodeling project, such as adding onto your home. If you’re building or landscaping near the property line, make sure you’re in compliance with local codes. If you share a property line, such as a shared driveway, work closely with your neighbor to find solutions that work for both of you. If necessary, consult a lawyer to draft an agreement on how to handle present and future actions with shared property.

6. Fences. Fences make for good neighbors, but make sure that before you build one, you follow local codes regulating the height, location, material used and appearance of a fence. A neighbor can only remove another’s fence if it poses a danger to those who interact with it. If it is a property-line fence, neighbors have equal share in the future of the fence and must agree in remodeling it. This also means that both neighbors are responsible for maintenance of the fence and need to split all costs for the preservation.

8. Keep pets in control. Pets are free to roam on their owner’s property if they have a fence set up, but if the animals escape and cause damage, it is the pet owner’s full responsibility. Most neighborhoods and parks have leash laws and require owners to clean up after their pets. Pet owners will also be responsible if their pet bites or harms another person. If a neighbor has too many pets, then they could be violating a zoning, health code or noise ordinance.

9. don’t be a noisy neighbor. Loud noises aren’t only a nuisance, but also a potential health hazard. If it’s an issue that affects many neighbors, team up for more support. If that doesn’t work, seek mediation, which many cities and neighborhood councils now offer. Mediation can help neighbors address a problem and still preserve long-term relationships with your neighbor.

When buying a home or refinancing, the plan for many people was to get a mortgage with the lowest payment without considering principal reduction, and maybe use their home like an ATM machine to withdraw cash.

Lessons from the real estate market may give homeowners a different perspective on managing personal finances. Today, a financially practical approach to mortgage borrowing is to consider keeping a home as a long term place to live, while planning for a specific time to have the mortgage paid off.

Borrowers usually take the path of low payment over a plan to eventually be mortgage free. The idea of owning a home free and clear of any mortgage may be a foreign concept to many, but it’s only a matter of time, maybe 15 years or less.

For example, a 15 year fixed rate mortgage can provide a realistic goal of being mortgage free, while saving thousands of dollars on interest payments, instead of a 30 year mortgage. Consider that a $200,000 loan with a 15 year mortgage could save as much as $120,000 over the life of the loan when compared to a 30 year mortgage term.

There is an ongoing debate about the pros and cons of paying off a mortgage. Behind the argument for not paying off your mortgage is the reasoning that you could invest the extra money and earn a higher return, while keeping your money more liquid. That may have been a good reason in the past, but the rate of return on investing now is more questionable, compared to the fact that every dollar paid to reduce a mortgage balance provides a guaranteed return equal to the interest rate on the mortgage.

Another debating point about not paying off a mortgage has been the tax deduction benefit. In order to get an accurate picture of the tax benefit, compare the standard deduction allowed to itemized deductions with mortgage interest. If you paid $20,000 in mortgage interest for the year and received a $2,000 net tax write off, is that a good reason to prolong your mortgage?

Some benefits of a 15 year mortgage include:

• Provides a fixed term strategy to eliminate your monthly mortgage expense. • Incorporates the retirement of your mortgage into your overall retirement plan. • Long term investment that guarantees a rate of return by reducing your debt. • A future with less financial stress and the security of really owning your home. • Saving a large amount of interest expense on a 15 year term instead of 30 years.

The goal of living without a mortgage is attainable. If you can afford a 15 year mortgage, you set a timetable to one day enjoy the benefits owning your home free and clear. You also have the option of shaving a few years off the term by paying a little extra towards the principal balance each month. 15 year mortgage rates, by the way, are usually lower than 30 year rates.
