As a full-service program manager, LHA acts as the owner’s representative on a
project from initial concept through the final punch list and operational start-
up. We provide the owner’s point of contact for the project architect and builder,
with a firm objective to meet all of the owner’s goals with regard to budget,
schedule, and quality. Beyond project feasibility, architectural programming,
and site selection, our services include:

As an integrated program manager, LHA works more in a support fashion to leverage the skills and experience that the owner already possesses. For example, some of our past clients already have a fa-cilities or physical plant department capable of managing large or complex projects; however, the department may lack a familiar-ity with the particular building type in question, since many of the “quality of life” facilities in which LHA specializes are only built once in a generation by any particular owner. Our clients therefore ben-efit from the use of our technical expertise on these building types to ensure that the project is built based on the detailed program and specifications. While we are able to provide any of our full-service program management services, as an integrated program manager our primary responsibilities would include:

As a consulting program manager, LHA serves more in an advisory or consulting role. We are brought in at key intervals to assist with specific issues as they arise, generally working on a “time and ma-terial” basis. While we serve in this capacity, our clients know they have a pool of experts on call throughout the design and construc-tion phase of their projects. We might get called upon to develop the FF&E; to develop, refine, or confirm the facility program; to re-view the design for constructability or value engineering; or to walk the construction site for specific non-program compliance issues. Typically, we are brought in to complete the following tasks:
