SituationLittley Park Farm House sits in a commanding position in rural countryside with fine views across the Chelmer valley. The farmland, which surrounds the farmhouse, protects the view from the main house and retains much of the ancient hedgerows and mature trees which are

so characteristic of the traditional British rural landscape. The farm house is a short walk away from the popular pub and restaurant “The Compasses”, known for its range of craft beers and popular summer beer festival. It is also a short drive

two public houses and two restaurants. Further afield the city of Chelmsford provides comprehensive shopping facilities (including a John Lewis) and rail links, whilst Cambridge, the regional centre, has a full range of cultural and other amenities.

from the new Galvin Green restaurant at The Green Man in Howe Street and the highly regarded Flitch restaurant at little Dumow that is run by Michelin starred chef Daniel Clifford. Felsted village, some 2.6 miles away, has a village store, a deli, a variety of shops,

EducationLittley Park Farm lies within the catchment area of Chelmsford’s Grammar Schools KEGS and CCHS, both of which are highly rated. The Chelmsford area also boasts 4 of the Top 50 private primary schools in the country, one of which being New Hall. In the private sector, Felsted School, the popular infant, prep and public school, is but 2.6 miles away. New Hall and Bishop’s Stortford College are also within easy reach. Cambridge University and the various Cambridge schools are within 40 miles.

CommunicationsLittley Park Farm is well located for road, rail and air travel. The house enjoys access to the A120 trunk road which in turn links with the M11, giving a link northwards to Cambridge and southwards towards London. Canary Wharf is easily accessed by road or train and a connection to the Crosslink will soon be had, at Shenfield, providing a superb link to West London. There are fast rail services to London from Chelmsford, Stansted Airport and Bishop’s Stortford. Stansted Airport is a hub airport for both domestic and International flights and alternatively, London City Airport is also within easy reach.

Historical NoteReferences to Littley Park date from as early as 1295. It is considered that the house was the lodge from which the entire Estate could be viewed. In 1537 Sir Richard Rich, Chancellor of the Court of Augmentation, acquired the site and lands of Leez Priory and extended the house to enable the hunt to be viewed across his Estate from the upper windows. The oldest part of the house at LIttley Park dates from the fourteenth century with the addition of a large chimney and inglenook fireplace in the sixteenth century. The upstairs fireplace bears the coat of arms of the Devereux family, Lord Rich’s grandson having married Penelope, daughter of Walter Devereux, in the late sixteenth century.

Littley Park became a farm in the seventeenth century and eventually passed to Guy’s Hospital Trust in c1720, in whose ownership the house was further enlarged and modernised, most notably with the addition of large sash windows. The current owners acquired the house in 2004, following which, the house was sympathetically restored and upgraded to provide a comfortable and stylish family home.

Littley Park Farm HouseLittley Park Farm House is a beautiful Grade II listed country house. The main house is currently about 3,940 sq ft, arranged over two floors. Planning permission and listed building consent exist for a further extension. In addition there is a study, utility and two WC’s. On the first floor there are six well-proportioned bedrooms and 3 bathrooms.

GardensA productive kitchen garden, greenhouse and orchard lie to the east of the house, within a high brick wall. Level formal lawns to the south offer panoramic views over the valley and a gravelled path leads to the former Granary that has been converted into a home office. A par-terre and rose garden lie to the west of the house, contained within park fencing, beyond which is the Equestrian complex and cottage.
