    The number of flats, units and apartments represent nearly

    two-thirds of all dwellings

    Half of all dwellings in the inner city are rented

    Residential density (gross) is very low at 13 dw/ha but

    increases to 21dw/ha with proposed plans

    The most intensively developed areas are along the river

    corridor ie. Teneriffe, Kangaroo Point, Spring Hill and

    Brisbanes identity and character is more than Queenslander houses and ismade up of history, people, places and events and its climate.

    Established Neighbourhoods are low growth areas. Intrinsic Character Areas (slopes, river, timber and tin) can be protected by:

    Ensuring highly valuable areas located outside high growth corridors;

    Strengthening design controls and reducing development potential; and

    Three storey housing typology to infill between growth/intrinsic areas.

    Refocus the inner city on the river and creeks by protecting existing views to

    the river and create/recreate new vistas, providing river outlooks, and creatingthe widest possible diversity of recreational uses along and in the river, makingthe river a great public space

    Exemplary design integrated into all projects to retain the sub-tropicalcharacter, sense of place and liveability at the citywide and neighbourhoodscale

    _ Each unit touches the ground (private garden) and the sky(rooftop terrace / solar panels) and

    most sides of the unit (paint your house if you like)

    _ Ground Floor space can be formatted for self contained flatmate, granny flat, SOHO office, etc

    improved flexibility to relieve mortgage stress and improve affordability.

    _ Cars can be integrated communally.

    _ Can be prefabricated to reduce cost and shorten procurement periods._ Can be modified for an additional bedroom as an alternative.
