Background Research
Population Growth + Demographics
SEQ Region population forecast to grow from 2.4
4.4M by 2031 Brisbane population forecast to grow from 991k
1.27M people by 2031
Age structure of study area distinctly different to the
broader metropolitan area
Significantly larger proportion of younger working
adults and significantly smaller proportion ofchildren and teenagers to the remainder of the city
Significant forecast population growth to 2031

Background Research
Housing Type + Density
The number of flats, units and apartments represent nearly
two-thirds of all dwellings
Half of all dwellings in the inner city are rented
Residential density (gross) is very low at 13 dw/ha but
increases to 21dw/ha with proposed plans
The most intensively developed areas are along the river
corridor ie. Teneriffe, Kangaroo Point, Spring Hill and
Coronation Drive (> 50 dw/ha gross)
Residential land uses take up 65% of the inner city
Low to Low-medium Density Residential area
classifications account for 94% of all land in residential
zonings
Brisbane is low density compared to other Australian and International cities

Background Research
Brisbanes Identity and Character
Queenslanders (timber and tin character houses) built
prior to 1946 that are covered by a Demolition Control
Precinct cover almost 50% of the inner city
The river, creeks, ridges, hillsides and trees dominate
the appearance of the inner city
Cultural and creative activities influence character
Working and living places are quiet and distinctive
Vibrant entertainment areas have influenced the use of
the inner city
New residential areas in reused woolstores and port
land created a modern vibrant identity in tired areas
Sub-tropical climate allows outdoor activity
Queenslanders are iconic to Brisbane but what else contributes to identity / character

Background Research
Urban Amenity Public Space
Inner city has 3.28 ha of parks per 1000 residents
Brisbane compares well to other capital cities Role and function of public realm is complex in the
inner city due to the range of users and their needs
Users need more than parks needs require
plazas, malls, vibrant streets and destinations
Assets providing urban amenity focused around the
river corridor Not enough quality spaces and they are hard to find
Urban amenity public realm and facilities that attract retain people in place
Park/Sport Parks in the inner city

Strategic Issues
Liveable City Residential Communities and Urban Amenity Strategy
1. Re-imagining Brisbanes identity and characterto ensure we respect the people, places,
events, history and climate and allow the character of Brisbane can evolve
2. Additional housing to meet population growth and citywide dwelling targets
3. Housing diversity and affordability is provided to ensure choice so that families are not
excluded from the inner city, but also responding to higher levels of people in 20s / >65
4. Increased residential densities that are sensitive to place and character
5. Determining appropriate residential ratios in mixed use areas to ensure a balance with
employment targets
6. Understanding the role ofpublic realm and broadening the definition of public space7. Retrofitting historic quantities/qualities of public space to meet current and future needs

Proposed Directions
Brisbanes Identity and Character (Strategic Issue 1)
Direction Proposals
RedefiningBrisbanes
identity andcharacter
Brisbanes identity and character is more than Queenslander houses and ismade up of history, people, places and events and its climate.
Established Neighbourhoods are low growth areas. Intrinsic Character Areas (slopes, river, timber and tin) can be protected by:
Ensuring highly valuable areas located outside high growth corridors;
Strengthening design controls and reducing development potential; and
Three storey housing typology to infill between growth/intrinsic areas.
Refocus the inner city on the river and creeks by protecting existing views to
the river and create/recreate new vistas, providing river outlooks, and creatingthe widest possible diversity of recreational uses along and in the river, makingthe river a great public space
Exemplary design integrated into all projects to retain the sub-tropicalcharacter, sense of place and liveability at the citywide and neighbourhoodscale

Residential Growth (Strategic Issues 2, 3, 4, 5)
Direction Proposals
Provideadditionalhousing to meet
populationgrowth andbalance mix
Capacity for 75k additional dwellings to 2031 across the study area
New growth proposed for 9 areas including Proposed RenewalNeighbourhoods (8) and Southern Transformed Precinct (1)
Residential density in mixed use nodes/corridors 150-200 dwellings / ha
Residential density in infill areas 50-120 dwellings / ha
Located around public transport and new routes catalyst for development
Neighbourhood Plans to be developed for all growth areas
Housing diversity
and choice tomeetdemographics
Smaller dwellings (predominantly units) located in mixed use nodes /
corridors Larger dwellings achieved by flexible design, incentives and regulation
New compact, adaptable thee storey typology provides larger dwellings
Character New compact, adaptable thee storey typology transitions from mixed usenodes/corridors and is sensitive to place and character

Proposed Directions
Compact Housing Typology Example work in progress
Vertically integrated three storey two bedroom small footprint townhouse
_ Each unit touches the ground (private garden) and the sky(rooftop terrace / solar panels) and
most sides of the unit (paint your house if you like)
_ Ground Floor space can be formatted for self contained flatmate, granny flat, SOHO office, etc
improved flexibility to relieve mortgage stress and improve affordability.
_ Cars can be integrated communally.
_ Can be prefabricated to reduce cost and shorten procurement periods._ Can be modified for an additional bedroom as an alternative.
