I would like to thank the volunteer Board of Directors for theirtime and work this past year. A new budget has been drafted andtogether with Georgia, projects have been identified and prioritized. It should be a busy year. Speaking ofvolunteers and Board of Directors, I am again going to make a pitchto all members to volunteer any time and/or special talents youhave to help the Club. The Board will have at least two vacancies to fill at theannual meeting. We need members, on the Board, who are dedicated to preservingthe LLBC culture. Please consider running for the Board! 1 - Change of address forms are on the website, llbeachclub.com. Please inform the club ofan address change.2 - On that same note keeping your email up-to-date is very helpful both for mailings and for anyquestions or information we need. We have also been emailing monthly charges of less than $10.00.3 - If you sell your property please notify the club of the new member information. Barron County isabout 1 1/2 months behind in getting deeds recorded. If we are notified by the seller or the closer of thenew owner information, the new owner will be able to use the club facilities in a more timely manner.Even if we are just aware that the lot has been sold it is helpful.4 - Remember, this is your club and any assistance you are able to give saves time and money. Thanks for your help.
Five things I can’t stop smiling about…Spring, fresh cookies, Penny’sriddles, slush puppy’s, and seeing all of you after the long winter!
Our activity director Diane Schobert has planned a summer full ofwonderful events. We were encouraged when loyalvolunteers stepped up to make 2013 a fun and tastysummer. THANK YOU! Our club will be a learning placewhen people in the know teach us about Loon habitat andthe common bee. A night of star gazing and s’mores willbe a new event as well. See this newsletter or visitwww.llbeachclub.com for information and updates duringthe summer.
Well…we got the fun out of the way, what will we beworking on this summer? The Facility/Maintenancecommittee has a few things in mind. You will see year oneof dock replacement taking place this Spring. LLBC’s goalis to replace all wooden docks with aluminum within the next five years. The rain garden will go in (I swear) and the steps leading to the tenniscourts will be improved, maybe even a railing added. Lastyear, if you remember, we had a successful and meaningful pathway to thefuture fundraiser. You wanted to be a part of this project but for somereason ..you missed it. You now have till June 15th, 2013 to get your paverorder to me. Feel free to ask at the front desk to have a form emailed toyou. Thank you again to the forty –three members who made a big impacton our landscape and the replacement of much needed patio furniture.Enjoy your club this summer! Your smile makes it all worthwhile!

I would like to take this time to thank all of you for the opportunity to serve on theboard of directors and I hope that I can serve you into the future as well. As mostof you know last fall the LLBC finished up the first season with the new splash pad andrefurbished pool. I am pleased to say the project was a hit with most everyone andseemed to add a new excitement to the Beach Club. All went well and everything lookswonderful. We do have some work left to do with the finishing touches on the landscapingand hope to have that completed very early spring if the weather permits.
Some of the other items being looked at are the roofs onthe maintenance garage as well as the fish cleaning shack. We were looking at improvingour blacktop areas last year but just could not fit it into our budget last year. Hopefully we can address that thisseason. This years main project is we started a dock replacement program which consists of replacing 5 or 6docks a year which would make this a 5 or 6 year program. We would like to fix up our retaining walls around theparking area (sure could use some input from everyone on that). We are in the process of trying to repair existingdampers on both fireplaces and we are looking at a host of other items of which are too many to try and mention.Rest assured that we will make a real effort to maintain the things we have and try to make improvements whenneeded.
WELCOME BACK EVERYONE AND HAVE A GREAT SUMMER.
Although things have been quiet the last few months at Loch Lomond Beach Club, yourBoard of Directors have not. They have been working hard on budget, policies andprocedures to ensure a continued successful Association.
The Budget Committee, comprised of Nick Fahey, Georgia Buchner, Duane Waltz, DaveYonkovich and myself were able to complete the 2013-2014 budget that the Board approvedin January. Some significant items in the budget include much earned pay increases formanagement and staff, approximately $60,000 in capital improvement (including year 1 ofa 5 year dock replacement program), and continued contributions to the Asset ReplacementReserves. This budget was accomplished without any increases to MaintenanceAssessments or Seasonal Dock Rental Rates. The only increase that members may see is the price of fuel fortheir boats because that is one item that our Board cannot control. O v e rthe past two years LLBC was able to complete the pool renovation, upper deck replacement and splash pad, ata total cost of approximately $250,000 and still maintain a cash position of approximately $225,000. About$150,000 of that is in a designated reserve for future asset replacement and the remainder is for operations. With no long-term debt, LLBC is in a very sound financial position.
My thanks go out to all the Board members, Georgia and Shirley for their time and dedication to LLBC.
Let’s all have a great 2013 season at LLBC.

During this past year the architectural committee hasbeen active but because of the slumping economy therehas been very little building. While there has been only afew new homes built, most of the building has been inremodeling cabins, building garages and adding storagebuildings.
Of particular importance, the Board of Directors of LLBChas amended the Architectural Policy to add a more explicitdefinition of a garage. It has been the practice that a garagewas a building larger than the allowed 144 square foot storage building thathas a garage door.
The amended definition is as follows: A garage is a structure build on aconcrete slab with the purpose of storing a car. Additionally, the minimumsquare feet of a garage shall be 320 square feet and not more than 1096square feet.
The Architectural Committee would like to remind the membership thatall RV’s must be removed the end of October and are permitted back onyour lot beginning the first of April. Failure to remove an RV after October31 constitutes a violation of the Governing Documents of LLBC. Pleasealso realize that there is a requirement that annually all RV’s are to obtain atemporary dwelling permit from LLBC. There is no fee for the permit and isan agreement between the owners of lots and LLBC. We are happy to providestorage area for your RV on a space available basis. The Board of Directorshas opened Partridge Park for additional storage to accommodate moreRV storage area. However the RV’s in Partridge Park must be removed no

You will be required to displayyour 2013 sticker when usingthe trash area and also whenyou choose to launch yourboat.
Penny and I purchased our lots the summer of 1999 and proceeded to have our home built. At first we did nottake advantage of the many amenities of Loch Lomond Beach Club. In retrospect it was because we did notunderstand the many advantages of LLBC membership. Since then, we sold our business and Penny beganworking at LLBC. It is because of her employment and our increased involvement in the club we have come torealize the advantages of membership in LLBC.
I have composed a list of advantages of membership that by no means is comprehensive but may prove tobe useful to you. We are planning to create a brochure for the purpose of providing tax lot owners reasons forreturning their lots to full membership.
