knowledge and experienced inspectors who hold NAEA and NFOPP qualifications, we leave
no stone unturned. So if there any issues with your property, you can be rest assured we
will find them and ensure any defects or issues with the property are corrected.
The fee you pay will depend on the size of the property
The majority of lenders that will lend on these transactions will base their lending on the
original purchase price meaning typically a buyer will need to pay the uplift in price aswell as
the % of the original purchase price paid to the developer so far, making their whole deposit.
Assignment mortgages
We offer obligation free advice and recommendation service on an extensive range of
mortgage products, as well as guiding clients through all aspects of the house-buying
process to ensure a smooth transaction. A variety of lenders operate in this space, and
can cater to first time buyers, home movers, investors, first time landlords, and overseas
purchasers at the very best rates.
Purchaser A’ buys a unit from the developer at £400k
Purchaser A’ wants to assign the contract to ‘Purchaser B’ for £500k
Purchaser B’ needs to pay £100k to ‘Purchaser A’ to cover his profit and then a further £100k (25%) as a deposit to satisfy the lender
