St Kilda salesAfter a spike in sales occurring in 2000, transaction levels in St Kilda dropped by nearly half. This is most likely to be attributable to a lack of new stock entering the market.

Following past trends and the current state of the property cycle in St Kilda, we would assume that pent up demand and limited supply in the area will cause median prices to increase signifi cantly over the short to medium term with initial signs of the upswing already apparent .

St Kilda rentals for 2 bedroom apartmentsLow vacancy rates coupled with a lack of new stock entering the market has seen rental rates increase substantially rising to over $370 per week in the March quarter of 2009. This represents an overall increase of nearly 20% over the past 2 years.

St Kilda rentals for 1 bedroom apartmentsAs the growing trend for smaller households continues we are likely to see an increased demand for one bedroom apartments which are proving more popular amongst the DINKS (double income no kids) demographic and also lone person households which make up nearly half the population of residents in St Kilda.
