Luso-Brasil SGPS, SA is a Portuguese holding company with investments in Brazil dating from 1999. Luso-Brasil SGPS, S.A. is the sole shareholder in Luso-Brasil Empreendimentos, Ltda. Holding−a Brazil-based company−that has, since 2000, a single real estate asset, the Fazenda Ondina – Ondina Farm. Ondina Farm is located on the East side of the highway BA-001, Belmonte/Santa Cruz Cabrália, Km 03, municipality of Belmonte, Bahia and is represented by the following coordinatesUTM: N8.242.250 / N8242.550 e E511.750 / E512.050, Datum SAD-69.

Ondina Farm consists of 243,69ha (topographical survey), with 1,600 meters of beachfront bathed by the Atlantic Ocean, and on its opposite side, 1,800 meters abutting state highway BA-001.

Ondina Farm is but 3km from the nearest town, Belmonte, and 66km from the international airport of Porto Seguro, best known tourist destination in the region of the Costa dos Descobrimentos – Discovery Coast.

In order to reach national and international markets, and in line with the national government programs to develop tourism, Luso-Brasil SGPS, SA. invested in this property with the objective of launching a tourism project named Portal do Descobrimento.

Several studies (Environmental Analysis) have been performed regarding the future development of the tourism real estate project in Ondina Farm. These studies were completed in 2007, and were performed in an interdisciplinary way, in order to ensure their technical quality, and with consistent and updated environmental and social information, essential for the sustainability of the project.

To ensure the project’s success, approval and sustainability, the choice of the property represented a strategic decision, entailing pre-analysis to determine proper use of the land and development potential.

The estate is located in the area of Urban Extension, set after the studies for the preparation of Municipal PDDU (September 2004), which aims to place tourism as the main activity for the recovery of the economy of the municipality;

Most of the area of the project lies in the Special Rarefied occupation zone (ZOR-E). This zone of occupation – ZOR-E, corresponds to areas where there are or are likely to exist more traditional tourist activities as sets the resolution nº CEPRAM 1,318, December 19, 1996 and as indications of PDDU (September 2004);

Belmonte was so named in allusion to the birthplace of the Portuguese Navigator Pedro Álvares Cabral where he entered, for the first time in the year 1500, with the ships in Brazil. It is located in the extreme south of Bahia; it’s the last town to the north that belongs to the Discovery Coast and neighboring Canavieiras to the north, Porto Seguro, Santa Cruz Cabrália and Eunápolis to the south. ; to the East with the Atlantic Ocean and to the West with Itapebi Belmonte is the only destination of the Discovery Coast that was part of the Cycle of Cocoa and surprises with bucolic air and touches of refinement of imposing mansions erected in the nineteenth century - real gems dating back to the time when the town experienced its glory days, being reference to the entire Coast. Belmonte was once the big "capital" of the Discovery Coast, with ships that docked with news from every corner of the world. The city prides itself on having large relics like the old fountain constructed of cast iron, imported from Glasgow, Scotland and the lighthouse erected in 1901, another historical treasure for having been built by the same company that built the Eiffel Tower in Paris . A curiosity of the place is that in the last 100 years the sea retreated 2 km due to urban expansion and silting, leaving the Lighthouse, previously located on the beachfront, at the center of the city.

DISCOVERY COAST Located in Extreme South of Bahia, 730 km from Salvador, the Discovery Coast is headquartered to the municipalities of Porto Seguro, Santa Cruz Cabrália and Belmonte. Considered the birthplace of the history and culture of Brazil, the Discovery Coast was classified as World Natural Heritage by UNESCO in 1999. The Discovery Coast Atlantic Forest Reserves consist of eight separate protected areas containing 112,000 ha of

Atlantic forest .The rainforests of Brazil’s Atlantic coast are the world’s richest in terms of biodiversity.

The Discovery Coast Atlantic Forest Reserves comprise a series of cultural heritages, which represent outstanding

examples of the first European occupation of the New World and are unique testimonies of this period of modern

history.

Given the cultural and historical character of this region, the choice of the name assigned to the project - DISCOVERY PORTAL – paid tribute to the exceptional value of this place.

The intention is to create the 1st Thematic Eco-Resort of Discovery Coast, maintaining its value of World Natural Heritage and discovery point of Brazil.

It is around this concept that bilateral– Portugal / Brazil – political efforts must be undertaken with the active participation of embassies, consulates and Governments, in order to achieve this idea, making it an attractive historic heritage of discovery with great prominence worldwide.

Upon request of the Association for Real Estate and Tourism Development of Northeast Brazil (ADIT), the consultants HVS Consulting & Valuation and Newmark Knight Frank, conducted an evaluation of the linear meter of beach of 9 of the Northeast states. The values expressed by region are on the following map.

Bahia is the second largest Tourist Pole of Brazil and the preferred destination among Brazilians. Its coastline is the largest in the country and delights about 9 million tourists each year. The capital, Salvador, located at the entrance of the Bay of All Saints, has the largest collection of Baroque architecture in South America. But, Bahia is also famous for its cultural diversity, its rhythms and for being the birthplace of black culture in Brazil, whose interpreters and composers are applauded nationally and internationally. The biggest popular party on the planet was born from this diversity: the Carnival of Salvador, an event that brings together almost 2 million people in 6 days of celebrations. For years, the Carnival, has made Bahia a State with vast experience in organization of large and successful events.
