Luxury Vinyl Tile (LVT) can provide an array of convincing patterns and textures which mimic the look

of wood or stone by incorporating graining, grooving or embossing on the surface. LVT is normally

produced in larger sized tiles and planks (18”x 18”, 12” x 24”, 24”x 4”) than traditional VCT tiles (12” x

12”). In many cases, LVT contains an Aluminum Oxide or a Polyurethane (PUR) surface coating for

enhanced protection and ease of maintenance.

Due to simpler installation requirements, LVT is a popular choice for many installers. American-Biltrite,

Armstrong, CBC, Congoleum, Karndean, Mannington, and Tarkett, are some of the manufacturers you may

recognize. While each of the floors may have their own unique selling points, we will look at some of the

keys to keeping your flooring asset looking its best in a commercial setting.

LVT flooring is normally marketed as a matte-looking floor without the need to apply a sealer or a floor

finish. However, it is important to understand that your commercial traffic levels and soil conditions may

dictate the need for these processes to be incorporated into your floor care program.

For best results, some traditional floor care procedures or practices should be avoided:

Do not use highly abrasive black pads.

Do not allow wet solutions to stand on LVT for extended periods of time.

Do not use solvents which may permanently damage the floor .

Do not use “mop and polish” products, dishwashing liquid or oil-based cleaners.

specific traffic and soil conditions, with different maintenance methods and equipment.

Here’s A Tip

Use This Equipment

Suggested wait times are between 2-4 days (48-96

hours) after installation before you should start any

maintenance procedure. Consult your flooring

specifications before commencing any cleaning

program.

Follow the steps listed below in order.

1. Place wet floor signs around the area to be cleaned.

2. Remove dry soils using a dust mop or vacuum.

3. Remove any marks on the floor’s surface. Residual adhesive can be removed using a clean white cloth

dampened with Vert-2-Go Everclear.

4. Fill a bucket with Vert-2-Go Floor Cleaner (dilution 1:64, 15 mL/L) with water. Apply generously to the

floor and allow to work for 1-3 minutes. Do not allow the solution to dry on the floor.

5. Pick up with a wet/dry vacuum.

6. If using an autoscrubber, fill with Pathfinder (1:64, 15 mL/L) and water. Use a 3M red pad, contact pad or

soft white brush. Scrub the floor and pick up solution.

7. Allow to dry thoroughly then remove wet floor signs.

matting to protect the flooring surface.

Follow the steps listed below in order.

1. Place wet floor signs around the area to be cleaned.

2. Remove dry soils using a dust mop or vacuum.

3. Remove any marks on the floor’s surface using a clean white cloth dampened with Vert-2-Go Everclear.

4. Fill a bucket or microfiber system with Vert-2-Go Floor Cleaner (dilution 1:64, 15 mL/L) and water. Damp

mop the floor.

5. If using an autoscrubber, fill with Pathfinder (1:64, 15 mL/L) and water. Use a 3M red pad contact pad or

soft white brush. Scrub the floor and pick up solution.

6. Allow to dry thoroughly then remove wet floor signs.

Periodic Deep Cleaning

Use This Equipment

Follow the steps listed below in order.

1. Place wet floor signs around the area to be cleaned.

2. Remove dry soils using a dust mop or vacuum.

3. For heavy cleaning, use Century Tile and Grout Cleaner (dilution 1:20, 50 mL/L) or for medium-duty

cleaning use Vert-2-Go Optiscrub (1: 64, 15 mL/L). Properly dilute and fill a mopping bucket or an

autoscrubber. Apply generously while mopping to the floor and allow to work for 1-3 minutes.

4. Using a rotary floor machine or an auto scrubber, lightly scrub the floor using a 3M (5300) blue pad, 3M

red contact pad or soft white brush and pick up solution.

5. Using clean water, rinse the floor. Pick up rinse water with a wet/dry vacuum or an autoscrubber.

6. Allow to dry thoroughly then remove wet floor signs.

Infection control products used in Healthcare

facilities could damage the floor. If such

products are used, make sure they do not

contain chemicals harmful to the flooring

material.

Follow the steps listed below in order.

Applying a Buffing Compound

1. Perform all cleaning steps as outlined in the Periodic Deep Scrubbing (page 5).

(a). Buffing - Use a buffing machine (300 - 350 rpm) and a 3M red (5100) pad. For a matte look, use a 3M

Blue (5300) pad.

(b). High Speed Refurbishing - If a higher shine is desired, use a Taski Ergodisc 1200 equipped with a 3M

3200 Topline Speed burnishing pad.

2. Apply Vert-2-Go Quicksnap onto the floor and buff the compound evenly over the surface until the

desired shine level has been achieved.

Applying Floor Finish

1. Perform all cleaning steps as outlined in the Periodic Deep Scrubbing (page 5).

2. A floor sealer is not required but the use of 1 coat of Vert-2-Go Shield floor sealer will provide added

protection in areas with high potential for staining.

3. Apply a medium coat of a Wood Wyant floor finish using a “finish” mop. (Finish options will vary based

on your maintenance type and frequency.)

4. First frame out a 3-sided workable area and then fill in using figure 8 motions.

5. Apply 4 coats for optimal protection. Under ideal conditions, allow 30-45 minutes dry time between

coats to ensure the finish has properly cured.

Taski Ergodisc 1200 and 3M (3200) Topline tan floor pad

Floor Stripping

LVT safe strippers such as Pro Strip+ or

Vert-2-Go Neutra Strip.

Use These Products

Follow the steps listed below in order.

1. Remove dry soils using a dust mop or vacuum. As you dust mop, use your putty knife to remove gum,

sticky labels, etc. from the floor.

2. Following the dilution rates on the label, fill a mop bucket with Pro Strip or Vert-2-Go Neutra Strip and

apply generously to the floor. Allow the solution to dwell on the floor for 5-10 minutes.

3. Scrub with a low speed 175 rpm floor buffing machine and a 3M blue 5300 floor scrubbing pad. If more

abrasion is required, pre-test a 3M brown 7100 pad to ensure it will not damage the flooring

surface. Avoid the use of black floor pads.

4. Pick up the slurry with a wet/dry vacuum.

5. Rinse the floor using a second bucket & wringer and a clean mop. Alternatively, an auto scrubber filled

with cool clean water may be used.

6. Remove the water with a wet/dry vacuum or auto scrubber.

7. Continue to rinse until all floor finish residue has been removed. Allow the floor to dry thoroughly before

applying new protective coats of finish.
