2014 has been a successful year for

SEVRAR. We have accomplished all of

our goals set for the year and have

planned for an eventful and prosperous

2015. As we install our new board for

2015 on Friday, December 19 under the

leadership of Heidi Quigley-Larke our

2015 President, we look forward to

finding our new home for the associa-

tion, adding pre-licensing and Broker

classes, meeting all the Core Standards

outlined by the National Association of

REALTORS® (NAR) and continuing to

grow our membership numbers without

raising our dues.

RENEWAL HOURS

I am excited to let you know that along

with our FREE Continuing Education

for our members, beginning in January

we are offering all 24 renewal hours

required during the last week of the month, for

those of us that wait until the last minute to com-

plete some of our classes.

COMMUNITY EVENT

Also, make sure you sign up for the Community

Fund Run & After Party to be held on Saturday,

February 7, 2015 at Schnepf Farms in Queen

Creek. This event will be for the general public

and members alike to bring awareness of the

positive impact homeownership can give to a

community like the Southeast Valley.

OUR IMPACT

Did you know that every home sold brings ap-

proximately $45,000 into the economy over the

following year? Our job as REALTORS® is to

make sure that everyone knows the positive im-

pact that buying a home can do for all communi-

ties.

BUILDING TASK FORCE

The Board of Directors (upon

the recommendation of the

Building Task Force Commit-

tee) decided to cancel the

building contract that we had

earlier and are on the search

for a different property. Watch

for details to follow in the

coming months.

STANDARD OF

EXCELLENCE

The NAR Directors at the

November 10, 2014 Board of

Directors meeting passed the

establishment of a new

Standard of Excellence for

REALTORS® - this will be in

addition to our already strong

Code of Ethics. Based on

research and feedback from

members like you, it was de-

cided that we need to increase

our professionalism within our

industry. It is expected that

these standards will further

separate us as the profession-

als that we are.

The SouthEast Valley Regional Associ-ation of REALTORS® (SEVRAR) is the largest local trade association in the valley and is proud to announce its first annual Community Fund Run & After Party – a 5K Race and 1 Mile Fun Run/Walk.

Our goal is to bring the community to-gether by promoting the importance of home-ownership while raising money for various local charities. Our REAL-TOR® members are embedded and in-vested in the communities that we work and live in and strive to make all of our communities better ones.

The event also includes an After Party hosted by the SEVRAR Affiliate mem-bers. You will find a variety of activi-ties, food trucks, drinks, live music and vendors.

ANNUAL MEMBERSHIP DUES

It’s that time of year for the billing of

our annual membership dues. Several

notices have already gone out to

members since mid November.

As a reminder membership dues in-

voices are NOT mailed. You will

receive a notice via e-mail. Please

note… if you have previously unsub-

scribed from our e-mails you will

NOT receive this notice. It will be

your responsibility to login and make

the payment online.

LATE PAYMENTS

Late payments undoubtedly come

with additional fees. Paying on time

can save you both time and money.

For example, as of January 16th pay-

ments will be assessed a late fee of

$50.

From January 31 – February 14

unpaid dues will change your mem-

ber’s status to a NONMEMBER. A

nonmember assessment (re-

instatement fee) will be due as fol-

lows:

mails dues statements to members.

You will be notified via e-mail that

your invoice is available for online

payment at www.sevrar.com.

I have not received an e-mail with

the 2015 Dues Statement payment

instructions, what do I do now?

Simply visit www.sevrar.com/Dues

approximately mid November and

follow the online payment instruc-

tions.

What is the deadline for paying my

2015 Membership Dues? The dead-

line for Membership dues is January

1, 2015. As of January 16, 2015 a $50

late fee will be added to your dues

statement. Visit www.sevrar.com/

Dues for a full schedule of late fee

dates and assessments.

I can’t pay my dues in full, can I

make payments? Unfortunately

SEVRAR is not able to accept partial

payments; you must pay the full

amount.

I’m thinking of moving out of real

estate to try something new. What

should I do? Simply follow these

easy steps:

1. Due to a policy adopted by the

SEVRAR Board of Directors, if

you are NOT renewing your

membership for 2015, you MUST

notify the Association in writing

before December 31, 2014 in or-

der to resign in “good standing”.

2. You will be required to place your

real estate license in an inactive

status. Contact ADRE at 602-771

-7799 or online at https://az.gov/

webapp/dre/.

3. Your MLS and Supra key services

will be terminated at that time.

4. Contact the SEVRAR Membership

department if you have any addi-

tional questions about inactivat-

ing your membership.

Each year SEVRAR makes it possible for top producing REALTOR® members to earn

a Top Producer Award. To be eligible for the award REALTORS® must sell at least

one million dollars in real estate (your portion). Those who qualify for $1 million dol-

lars in sales will receive a Million Dollar Producer award. Those who sell over $2 mil-

lion dollars (your portion) will receive a Multi-Million Dollar Producer award.

The form and the rules for these prestigious awards can be obtained from our website

at www.sevrar.com. SEVRAR must receive the properly filled out application by Feb-

ruary 6, 2015 at 5 PM. Please make note of the deadline as late entries will not be ac-

The purpose of the Million & Multi‐Million Dollar Producers award is to recognize

and encourage outstanding REALTOR® members of SEVRAR. It is composed of out-

standing members who are REALTORS® and who have attained certain designated

he/she is otherwise qualified and is associated with an Association member firm in

good standing. The qualification period covers the period January 1 through December

2. Register and attend a Quadrennial Code of Ethics class being held (FREE for SEVRAR members).

3. Complete the course online from NAR. You will then need to follow the instructions listed on #2.

QUESTIONS AND ANSWERS Q. Didn’t I complete this during my last license renewal? A. The answer is, “we don’t know”. You may have, however, unless you took all of your classes at SEVRAR, we are not aware of the classes you have completed else-where.

Q. What should I do if I completed this course as part of my last license renewal? A. Fax us a copy of the certificate to 480-223-5497 and we will update our records accordingly.

Q. Is the class that is needed called Code of Ethics, and where can I take the class? A. Each school offers different classes that qualify for NAR’s Code of Ethics requirement. When you determine

which school (either in person or online) you decide to use to complete the course, contact the school to find out what classes they offer that qualify specifically for the “NAR Code of Ethics”

requirement.

Q. How do I know if one of my certificates qualifies for Code of Ethics? A. If it is not clearly stated on the certificate then please contact the school in which you completed the class(es) to find out if qualifies for NAR’s Code of Ethics requirement.

Q. I received three (3) hours of Commis-sioners Standard’s for a class I completed.

Between January 1, 2013 and December 31, 2016 every REALTOR® member is required by the National Association of REALTORS® (NAR) to complete not less than two and a half (2 ½) hours of Code of Ethics Training.

How does this affect you and your membership? If you are a REALTOR® member as of January 1, 2013 you need to complete this course before December 31, 2016. If you have already taken this class, please provide SEVRAR with a copy of your course completion. If the course is not completed by December 31st your membership and MLS services will be suspended until the course is taken. Don’t

delay!

We will publish a list of those members who ARE in compli-ance after the first of the year. If your name does not appear on this list, you will need to do one of the following things:

1. Obtain a copy of your completion certificate (that states the class was completed during the quadrennial period of Jan. 1, 2013 to Dec. 31, 2016). You can email or fax a copy to SEVRAR. (email: [email protected], fax: 480-223-5497)

Does that qualify for Code of Ethics?

A. Not necessarily. It depends on the

class, not the credit hours you received

for the class. Please contact the school

in which you completed the class(es) to

find out if qualifies for NAR’s Code of

Ethics requirement. Not every Commis-

sioner’s Standards class qualifies for

Code of Ethics.

Q. What happens if I send in a

certificate and it does not qualify?

A. You will be notified by SEVRAR

Staff that the certificate you submitted

does not qualify and be required to take

a qualifying Code of Ethics course be-

fore Dec. 31, 2016.

Q. How soon do I need to complete

this class?

A. NAR’s deadline is December 31,

2016. However, don’t wait until the last

minute. Because so many REALTORS®

are required to complete this course you

may find availability limited. You may

also find that online courses are slow

moving due to the amount of bandwidth

available.

Q. Do you offer the class at

SEVRAR?

A. Yes. Go to www.sevrar.com and

click on Class Registration. For your

convenience additional classes are be-

ing added to meet the demand.

Q. Can I take the course online?

A. Yes. You can also take classes

online from NAR (www.realtor.org) or

The CE Shop (www.sevrar.com).

Q. What do I do if I only have the

date and course number of the class I

took? Can you accept that?

A. No. We need a copy of the actual

certificate in order to record it in your

member record file. Contact the school

where you completed the course and

request a duplicate certificate.

Q. Can I receive an extension to

complete the class?

A. We will NOT under any circum-

stances grant extensions to anyone not

complying with this NAR mandatory

requirement. To keep your membership

and MLS services from being interrupt-

ed—be sure to register for a class or fax

us a copy of your course certificate to-

day!

Looking back on 2014, the SEVRAR

Government Affairs Committee has

experienced a great year of local gov-

ernment engagement and public policy

review. This year we implemented the

concept of the SEVRAR Town Hall

which involves meeting with the Mayor

and full councils of cities and towns

within the Association service area.

The Committee, along with participat-

ing members of the Board of Directors

were able to meet with the Chandler,

Gilbert and Tempe Councils. We were

also able to send a delegation of com-

mittee members and Board leadership

to meet with the new Mesa Mayor and

a long-time Mesa councilman.

The discussions were engaging and

lively and covered such topics as pri-

vate property rights, economic develop-

ment, enhancing REALTOR® involve-

ment in municipal boards and commis-

sions, airport noise issues and home

Says “Thank You” to Southeast Valley

Mayors and Council Members LOOKS FORWARD TO LOCAL GOVERNMENT OUTREACH IN 2015

are very grateful for the time we were

given before these elected bodies and

were successful in presenting our case

as REALTORS® heavily invested in

our various communities. We sincerely

thank our mayors and councilpersons

for their time and ongoing commitment

to their constituents, particularly our

member-REALTORS®.

In this mid-term election year, the Gov-

ernment Affairs Committee was instru-

mental in the interviewing of 21 candi-

dates for city and town councils. We

endorsed 15 candidates and contributed

through RAPAC to the campaigns of

14 of these individuals; SEVRAR ex-

perienced a campaign success rate of

87 percent. We will continue to en-

hance our relationships with local offi-

cials through one-on-one meetings and

our Town Hall meetings.

Finally, we

continue to

review pro-

posed and

current local

government

ordinances

and regula-

tions in an

effort to pro-

tect our mem-

bers and the

profession of

residential and commercial real estate

practice. The committee reviewed in-

depth, such issues as a county-wide

hospital bond with secondary property

tax impact, to residential parking issues

in the Town of Gilbert.

We will continue this work in 2015; I

have been fortunate to remain as Chair

for next year’s committee and, along

with Vice Chair Travis Dutson, will

work to: maintain and enhance our re-

lationship with local officials; protect

our REALTOR® members from oner-

ous or unnecessary local regulation;

and keep our membership informed of

political or public policy changes that

affect their livelihoods. All of these

goals are what is expected today of lo-

cal associations, in meeting the Nation-

al Association of REALTORS®’s core

value of Advocacy. We look forward

to another great year for SEVRAR in

2015!

SEVRAR RAPAC Committee and Investment Efforts Finish Strong In 2014 LOOK FORWARD TO SUCCESS IN 2015

I will never forget the day that Jeff Sutherlin and Andy Fegley (former Government Affairs Director) came to my SEVRAR Leadership class and explained the importance of the REALTORS® of Arizona Political Action Committee (RAPAC). It was at that moment I realized I had never truly understood the impact of RAPAC investments and the part these play in local, state and national advocacy on behalf of our members. It was an eye-opening experience that left me feeling that I needed to become an investor and get involved with the committee.

This voluntary investment opportunity allows members to endorse and actively contribute to the campaigns of pro-REALTOR® elected officials from city councilpersons to members of Congress who protect our livelihoods as mem-bers, providing individuals and families with affordable homes and viable commercial properties. RAPAC invest-ments allowed the Arizona Association of REALTORS® (AAR) the ability to pass a state-wide ballot measure banning any sales tax or transfer tax on real estate transactions. RA-PAC also protects homeowner benefits such as the mortgage interest deduction and affordable home financing options.

If we as members do not invest, RAPAC doesn’t work. I’m

proud to say that this last year our Association stepped up to the plate and raised over $100,000 for the 2014 investment

year. Out of all 21 local associations in Arizona, only SEV-RAR received the investment distinction of becoming an as-sociation Platinum R® Investor; an achievement shared only by our state association.

It was my pleasure this past year to serve as Vice Chair of the SEVRAR RAPAC Committee under the leadership of Jeff Murray, whom I thank for his experience, persistence and energy.

I strongly encourage our members who are not currently in-vestors, to become investors. I thank and challenge our mem-bers who are investors to become Major Investors. I look for-ward to the opportunity to try and set new records of RA-PAC participation and investment in the year to come with Vice Chair, Dena Greenawalt and our dedicated committee members.

Outreach Committee started its first ev-

er Festival of Trees. Organizations

recognizes exceptional efforts made

by the REALTOR® association exec-

utives.

Tonya and Wyndi are two of over 425

REALTOR® association executives

who have achieved this mark of ex-

cellence. Local and state association

executives who hold the RCE desig-

nation represent REALTORS® in 48

states/territories.

Prior to becoming a candidate for the

RCE designation, applicants must

document their association manage-

ment and academic experiences. Once

they have completed this first step,

eligible candidates must successfully

complete a multiple choice exam,

which is based on a comprehensive

understanding of association opera-

tions and management practices.

Candidates must demonstrate

knowledge of areas critical to REAL-

TOR® association management, in-

cluding association law, governance

and issues related to member ser-

vices. To retain the designation,

RCEs must be recertified every four

years.

The other day I was asked by a very good friend “why do you say you are a

REALTOR® and not a real estate agent?” Of course this caused me to go

into my much practiced speech about the differences between REALTORS® and real estate agents.

CODE OF ETHICS Her was response was, “wow, I never

knew that”. The piece she was most impressed with (of course) was our Code of Ethics and what that means to REALTORS®. She had no idea we are bound to certain rules towards our cli-ents, customers, the public and even other agents.

REALTOR® vs. Agent REALTORS® PARTNERING WITH ONSITE SALES FORCE

The National Association of REALTORS® (NAR) has a quadrennial require-ment. Every four years we need a refresher course on our Code of Ethics (needs to be completed by De-cember 2016) knowledge.

PROFESSIONALISM What a great opportunity to remind us of how to elevate our professional-ism. I know every time I go through the class I am reminded of a rule I for-got. It also helps me in each transaction to be sure we are all playing by the same, fair rules.

ARTICLE 16 One article often violated is Article

16: REALTORS® shall not engage in any practice or take any action incon-sistent with exclusive representation or exclusive brokerage relationship agree-ments that other REALTORS® have with client.

This doesn’t seem so hard to adhere to

but unfortunately some in our industry stray. The upside is that this article does not preclude you from being an asser-tive and strategic agent; it precludes you from poaching clients from other agents.

I am part of a number of real estate fo-rums online and it still surprises me when I read how agent’s current listings

receive calls from agents who know

that a home is active and still want to chat with the seller about dumping the current agent. What a foolish strategy.

If your business is suffering that much I suggest hiring a business coach. It will cost you less than the fines and loss of business you face in the long run.

When you are taking your class to ful-fill the quadrennial requirement for CE credits, pull out 3 Standards of Practice you can be sure to practice and be bet-ter at implementing in your business. I promise you, your business will be bet-ter for it.

nation’s serving military members and

veterans of all branches of our armed

services. The parade staff works all

year to plan, organize, fund-raise, and

recruit but on the day of the parade we

cross our fingers and pray that we will

have enough volunteers to tame the

crowds and to create the illusion that

the parade went off without a hitch.

This year I know that we pulled it off

with flying colors. There were approxi-

RAR member, I was honored that my

fellow agents and industry partners

came out to support a cause that I hold

so dear to my heart. This year’s parade

theme was “Bravo Zulu”, a naval term

meaning “Well Done”. To all those

who made this year’s parade a success,

I say “Bravo Zulu”!

On Saturday, November 8, 2014 the

East Valley Veterans Parade kicked off

at 11 AM on Center Street in Mesa and

it could have never happened without

the herculean efforts of our SEVRAR

volunteers.

Last year I volunteered on the day of

the parade and was so moved by the

experience that I decided to take a vol-

unteer position on the board of the pa-

rade, whose mission is to honor our

PROGRAM CRITERIA AND PROCESS Interested candidates must complete and submit an appli-cation. Those applicants that meet the criteria will be con-

tacted for a personal interview with the Leadership Com-mittee.

The Leadership Program permits only a limited number of participants each year. If selected, you will begin a twelve week journey designed to give you a unique in-depth per-spective on leadership and what it takes to be a leader in you community.

A REALTOR® Applicant must have a minimum of eight-een (18) months experience as a REALTOR® as of the date of the application and a member in good standing with SEVRAR.

In order to graduate from the SEVRAR Leadership Pro-gram you must attend all sessions. If accepted, the 2015 Leadership Program tuition is $149 and available to only SEVRAR members.
