Seniors: Ensure flooring has a good grip. Remove small rugs and other tripping hazards, and place carpet or rubber flooring over slippery floors. Remove electrical cords or cables that lie across pathways. Place light switches near room entrances, and place motion-sensor nightlights around the home. How To Make A Home Safe For Babies And Seniors

A happy home is a safe home. If there are babies or senior citizens living in yours, there are several things you can do to make it as safe as possible. Babies:

□ Use safety gates at the top and bottom of staircases. □ Cover electrical outlets with plastic caps. □ Tightly close containers with cleaning supplies, detergents, and paint, and

move them to top cabinet shelves. Move sharp objects and suffocation hazards to top drawers.

Help Your Pet Live A Long And Healthy Life

Most pet owners would say that pets are important members of the family. We welcome them into our lives knowing we’ll most likely outlive them- but we can help them have the best possible life. Here are some tips for giving your critter a long, happy life:

✓ Maintain a healthy weight. Feed pets the proper type and amount of food. Avoid feeding fatty human foods to your furry friends.

✓ Exercise regularly. Dogs need regular walks every day, and time to run around. Indoor cats live longer than outdoor cats, but they should have stimulating toys and room to play and exercise too.

✓ Schedule regular vet visits. Regular health screenings (at least once a year for healthy adult animals) allow vets to detect and manage diseases early. Keep vaccinations updated.

✓ Keep teeth clean. Tartar, gingivitis, plaque, and other problems with teeth and gums can lead to other health problems. Brush dogs’ teeth at least a couple times a week. Try making your own toothpaste with coconut oil and baking soda, and your dog will enjoy his brushing time. The Veterinary Oral Health Council publishes a list of accepted oral health products to help with dental care as well (http://www.vohc.org/accepted_products.htm).

✓ Note behavioral changes. If pets aren’t following their normal routines, this may be a sign that something isn’t right. Don’t wait too long before checking with a vet about abnormal behavior.

✓ Chill out. Even pets need time and space on their own, so make sure they have at least a couple hours a day to relax.

Real Estate Corner… Q. Are there any secrets to finding the right home at the right price with the right financing? A. Lots of homebuyers waste time and money by not doing their homework before going home shopping. Here’s what you should do:

Analyze your NEEDS before you start looking. Make a list, including price range, size, general location, number of bedrooms, bathrooms, etc.

Know what you WANT in your next home. List the features you’d like to have and rank them in terms of importance. If you have a spouse, set your priorities as a couple.

Understand how much home you can afford. Become familiar with your “payment-to-income ratio” and your “debt-to-income ratio,” two guides bankers and mortgage lenders use to determine how much loan you can afford.

CAN A HOME SALE REALLY BE “LIMITLESS”? Altered Approach – Altered Outcome: How NZT in the movie Limitless, applies to real estate.

et me tell you a tale, from the movie I just watched, called Limitless. It’s a few years old, with Bradley Cooper, where

he plays a struggling author named Eddie Mora. Eddie was in trouble. With the draft of his new book due in just five days – he had yet to write even a single word. Each morning, he told himself, “This is going to be the day…” Yet for months on end, he did nothing but sit around, bouncing a basketball off the walls of his dingy apartment. At night, he’d retreat to a local dive bar to drown his sorrows. Then repeat the cycle over again. He was a slob. Completely unmotivated. Career going nowhere… Behind on his rent. And to make matters worse, his live-in girlfriend, Libby – disgusted by his hygiene and lack of ambition – finally dumped him. But then, overnight, everything changed. Eddie bumped into someone he hadn’t seen in years… his ex-brother in law – now a pharmaceutical rep – who gave him a free sample of an experimental new drug, called a NZT. Eddie, reluctantly, took the pill thinking: “How much worse could life get?” What happened next was incredible. It worked! His mind was on fire. Suddenly, he could recall facts. And could connect “the dots” in ways he never could before. Eddie then sat down to work on his novel and finished it in just four days. You can imagine the reaction from his literary agent. She’s stunned when he drops the manuscript on her desk: “You’re kidding!” she says. “Words have appeared on paper? Written by you?” “Yes,” Eddie tells her, “Just read three pages in the next hour and, if you don’t want to keep reading, I’ll give you back the advance.” So she reads… and reads… and reads… Somehow, Eddie’s written the ultimate page-turner. And when Eddie gets home, he finds three messages on his answering machine – all from his agent. “Eddie, give me a call when you get in.” “Eddie, I’m 40 pages further in. Call me. It’s a little grandiose. But I’m still reading.” “Eddie, OK. How did you do this?” You might think this sort of result, in other areas of life, outside the context of a movie is impossible. And you’d be half right. The story I just told you, sure, is the plotline of the movie Limitless. But extraordinary results can happen in everyday life too, just usually not as fast. I’ve seen it happen with my own two eyes too, how small changes, whether it’s mastering a new skill or slightly altering an old approach – making it more effective – can have the same “impossible” effect on the outcome.

Eddie Mora, didn’t change as a human being. He had everything he needed to write a great novel. He was smart, creative. On the cusp of something great. But all that value and

insight was trapped in his head. No matter what he tried, he couldn’t write that novel. That is, until he stumbled across a new approach, which completely altered the outcome, called NZT. The same thing happens all the time in the real estate market. A family wants to sell their home. They’ve put a lot of thought into it. They have the right home. The right location. The right floor plan with the right upgrades. But, like Eddie, they’re stuck. Why isn’t their home selling? Why aren’t homebuyers scheduling showings or making full price offers? In many cases, its due to having made fundamental mistakes… which, if corrected, would lead to the opposite result: success! My favorite part of this job; what we do at Clemens Real Estate Group, is seeing the relief on a client’s face when that homeowner knows precisely what to do next – by following our documented approach. In a way, it makes him like Eddie Mora. Not just capable but effective. People often hate selling their home, because it can be as painful as trying to write the next great American novel. But with the right approach. You’re quick to see, on the face of homeowners, that same grin that crept across Eddie Mora’s face when NZT hit his bloodstream, which enabled him to maximize his assets and cash in on his innate talent.
