no finance fallout with our worry-free snap programHELP YOUR BORROWERS GET AS CLOSE TO A CASH OFFER AS POSSIBLE with a SNAP pre-approval certificate! Many first-time home buyers are being underbid by investor all-cash offers. According to RealtyTrac, “First-time home buyers tend to purchase lower-priced homes, but they’re facing competition for those homes from all-cash investors. Cash purchases accounted for 42.1 percent of all U.S. home sales in December, up from 38.1 percent in November, and up from 18 percent a year prior.” Real Estate investors are bringing all-cash purchases directly to sellers, eliminating the need for a mortgage.

Our SNAP pre-approval process was developed for this very purpose. A SNAP pre-approval that is accompanied by a certificate identifying a pre-approved loan amount removes the unknown from the home loan. This certificate provides an underwriter signature and CHUMS# proving certification of the home buyers credit, income and assets tied to an obtained Automated Underwriting System (AUS) approval.

Lender pre-approval letters are meaningless in today’s residential purchase agreement offers. The purpose behind the SNAP Pre-approval certificate is to help the buyer and Realtor successfully navigate through today’s real estate purchase market and have a seller seriously consider their offer just as they would consider an all cash offer.

kudos!

mag library

I would like to send a kudos for Lisa Britton, from Lori Larsh: A HUGE KUDOS to Lisa for always working so hard for us/her team to make us efficient and keeping everything running so smoothly. I am sure that I am not just speaking for myself when I say that she’s amazing!

From Dave Gardner Kudos to Sam Goosman: As I arrived this morning at 5:30 am, Sam was already here busting you know what to insure our success and that of our clients. It occurs to me that Sam is here early every morning I come in to get a head start on the day. She is already knee deep in one file or another. She is the first to arrive each and every day. She is truly amazing and what she does every day to help us “make it happen” is an amazing example to us all. Thank you Sam.

From Dave Gardner Kudos to Deborah Williams: Deborah went over and above to help us with a couple of files that ended up having super tight deadlines. She busted you know what when the clients let it be known they would be out of town the last week before closing. Deborah always brings a strong work ethic to her responsibilities but in this particular case she really went over and above to make it easier on the clients. Thank you Deborah.

From Dave Gardner Kudos to Shawnna Alexander: Shawnna continues to be an incredible resource for this mortgage advisor. The ability to “pick her brain” and take “just a minute” (turns into a lot of minutes) is such an incredible benefit to all of us here at MAG. Shawnna is always willing to listen and offer insight into options and ideas to solutions to problem loan files or files that need a little more than a standard answer. She is great and I particularly feel blessed to have her here.

From Dave Gardner Kudos to Lisa Britton: Thank you for always being there to answer questions and help with a file. You and your team are amazing and I would be lost and my clients would suffer if it were not for you and what you do every single day. Thank you.

From Brenda Carter Kudos to Jeryl Torick: Thank you for always having a smile on your face, a positive word of encouragement and not being afraid to tackle new tasks routinely! You watch out for all of us at MAG and your loyalty and passion for this company has not gone unnoticed! Thank you.

to your health

get energized with a walkTHE BEST WAY TO GAIN MORE ENERGY is to force yourself to get moving, rain or shine! In a few days you’ll start to notice a difference in your energy levels. So tighten your shoelaces for a nice little stroll of about 15-30 minutes every day to get your blood pumping.

Don’t fall into a rut by doing the same thing every day. Here are some ways to add variety to your walking workout.

Add an Incline: Vary your route to include more hills. The change of route will keep you from getting bored, and the hills will increase the intensity of your workout.

KEEP GARDEN CRITTERS AT BAY WITHOUT PESTICIDES. Slugs are slippery little devils, and they dislike the chalky sharpness of ground eggshells. Cutworms don’t like it, either. Sprinkle the crushed eggshells around plants like tomatoes, peppers, broccoli, and cabbage to keep their stems safe and destructive critters away. Make sure you cover the surface of the soil around the entire stem.

Watch for caterpillars as they tend to like to invite themselves to dinner on your broccoli and cabbage leaves. Your plants are goners if caterpillars eat out the growing tips. Before broc-coli and cabbages form heads, sprinkle the leaves with cayenne pepper powder. This should deter the little blighters.

Lori Larsh, Regional Operations Manager, in California with her new Zen garden, a welcome-to-your-new-home gift from her friends at MAG!

Brenda Carter was princess for the day when Marysville celebrated her birthday in style, with a lunch buffet, including salmon grilled by Kevin!

Meet Kevin Everett’s newest grand-baby, Tinley Rae West, and her mother Kalyn.

Marysville office gave a baby shower for MA Assistant Sally Miller.

Change your stride: Experiment with different stride lengths during your workouts. Different stride lengths and speeds will challenge your muscles in different ways so you can keep seeing progress.

Take Your Dog: Fido will ensure you are walking at a good pace. For an average person (and dog), you’re probably in your target speed range when your dog is “trotting” too.

Vary Your Program: The more you change things up, the better your results will be, as you continue to get more fit.
