PRODUCTIVE AND PROFITABLE P&P

There are many ways to conduct business in the modern Construction Industry. Some are more effective than others. One of the most important things to remember is that there is not one perfect way to effectively govern over your subordinates and your Trade Partners. Everyone has a unique method of learning, comprehending, and managing. As each person has a different personality, they will always react differently to the many ways of directing them. The main goal will be the same in almost all cases, to be productive and profitable ( P&P ). I am going to share some of my methods I have used in the past that allowed my projects to be P&P.

Initial Project Start-up

• Organization and Communication is the key to success.

INITIAL PROJECT START-UP• Set up a meeting after all contracts are reviewed by you and done to meet your Trade

Partners liaison or Project contact(PC).• Have a secondary contact for each company that is in charge of your (PC). This will be

the one you call first after your PC in case of an issue you can’t resolve together• Make sure you have all contact information on everyone who is involved with the

project.• If this is your Pre-Start on site meeting, This is the time to perform the most important

task in all of this….SET EXPECTATIONS!• Lay down the ground rules.• This is the appropriate time to be firm and decisive. • Do not show any weakness at this stage or you will create more problems in the future.• Let each and every Trade Partner know exactly what is expected from him.• Quality of work, Work Hours, Conduct, Safety guidelines, and give them the

opportunity to communicate what they might need or expect from you.• Remember, in most cases they are the professional, they are the experts in their

particular field, they row the boat, and you STEER.

CHAIN OF COMMAND• Using the Chain of Command will allow you to have more time for quality

control and paperwork.• It is a simple process, you will designate one person to be your right hand man.• Under him you need to have a Point Leader assigned for each team.• Assign a team for each process you are working on, such as, Panel Assembly,

Inverter Pad, Pulling wire, Roughing in boxes for wire etc…• Under each Point should be 2 highly competent workers who can be

responsible for accurate material count, following instructions correctly, and leading the remainder of the teams.

• It is vital that everyone understands who their immediate contact is and what assignment they have been given.

• Each leader is responsible for those under them.• Each leader is accountable for their actions and for those they are in charge of.

SCHEDULING

It important to realize that a schedule is just as valuable as money to the owner or CEO of a company. Projects are typically paid at certain milestones of a project or accounting will need an accurate schedule so they can submit billing in the correct quarter. In other words, an accurate schedule is much more important than you might think.
