Location Manor Farm is situated on the edge of the small village of East Dean along the pretty valley of the river Dun. The nearby villages of Lockerley and West Tytherley provide village shops, pubs and primary schools and both have thriving communities. There are train stations at nearby West Dean and Dunbridge with services to Romsey and Salisbury. The towns of Romsey and Stockbridge provide most day to day needs whilst the cathedral cities of both Salisbury and Winchester provide excellent shopping, restaurants and cultural amenities.
There are a number of excellent schools in the area; independent prep schools include Farleigh, Pilgrims, Chaffyn Grove and Leaden Hall. Public schools include Winchester College, St Swithuns, Godolphin and Marlborough College. Salisbury has also retained its grammar schools for both boys and girls; Bishop Wordsworth for Boys and South Wilts for Girls.
The local surrounding countryside provides an array of sporting amenities. There is fishing on some of the country’s renowned chalk streams
including the Test. There is fine pheasant and partridge shooting and golf available locally. The area provides ample scope for walking and riding both locally and also in the New Forest. In addition there is sailing and other water sports on the South coast and Solent.
Road and rail links from Manor Farm are excellent with a regular service to London Waterloo from nearby Grateley Station (from 80 minutes). Access to the M3 and A303 provide fast links to London, the M25, Heathrow and the West Country. Southampton airport is approximately 18 miles.
The property Manor Farm is a unique and magical Grade II listed farmhouse set in beautiful surroundings with plenty of space both inside and out. The original cottage was built in the early 18th century and believed to be originally two cottages, with numerous outbuildings added in the 19th century. The current owners have lovingly restored the farmhouse and integrated it with the granary, creating a spacious family home with scope to continue this further.
The house is full of period features including exposed beams throughout, and a half crook beam upstairs. The two main reception rooms each have a fireplace and wood burner. The house is very light, with many rooms dual aspect which overlook the stunning gardens. Much of the restoration was carried out by the current owners including the kitchen and unique stain glass windows featured throughout the house.
The first floor has a large master bedroom with dressing room and ensuite bathroom with views from the bath over towards the paddocks and the river. There are five further bedrooms and a family bathroom in the main house.
OutbuildingsAcross the courtyard is The Dunnit, which is a one bedroom cottage with sitting room and kitchen with its own little garden. Subject to the necessary planing permission this property could be extended.
Within the ground floor of the Granary is a studio flat with bathroom. There is also a bespoke study and subject to necessary planning permission these could be incorporated into the main house.
An impressive addition to the house is the traditional timber framed barn built on a brick plinth with weatherboard cladding under a slate roof. Internally it is very striking with unusual Queen posts and a dovecot. Adjacent to the barn are two stables and a workshop.
Further outbuildings include an artist studio, office suite and potting shed all with power and water.
Outside The driveway leads onto a large gravel courtyard which is surrounded on three sides by the house, the barn and the cottage.
To the west side of the house are the very pretty gardens. Mostly laid to lawn with large and very established flower beds full of colour in the summer, the owners have created a little sanctuary complete with a garden room and terrace to take in the views. Beyond is an orchard with a numerous trees including a meddler tree, quince, damson, gooseberries and crabapple. To the rear of the house is a terrace making the most in the wonderful views over the garden and a path leads to the river.
Beyond the formal gardens are three paddocks and a large field which are well fenced and have separate road side access. A path leads to the river Dun where there is approximately 300 metres of double bank fishing which in the past has been stocked to provide fishing for the family. There is a weir crossing the river and into a wild flower meadow on the other side and bordered by woodland.
