a) Processing Fee – Every Home loan processed for a particular customer will incur process fee at a particular rate, depending

upon the bankers.

b) Deposit of Title Deeds – After the sanction and approval of the home loan the MODT needs to be registered at the Sub Registrar Office.

Documentation – Each banker has their own draft followed by registration of MODT (Memorandum of Deposit of Title Deed). The

preparation of the document can be done either on your own with the help of a Document writer or get help from the banker. You

might have to pay a meagre amount as their fee to complete the process at the time of registration.

RegistRegistration fee – Registration charges depends upon the loan amount. Stamp duty will be 0.5% on the loan amount or

Rs. 30,000 (whichever is lower) + Rs. 6100 as Registration charges + meagre amount as computer charges.

Example:If your Loan Amount is Rs. 15,00,000, the charges will be as follows and should be produced as Demand Drafts

Demand Draft 1 – Rs. 7500/- (calculated at 0.5% on the 15,00,000)

Demand Draft 2 – Rs. 6100/-

Any queries from the customer will be attended within 48working hours by the Sales/CRM team.

Stage payment from the customer should be received within10 days of demand raised by Vijay Raja through mode of email,whereas the interest (as per agreement) will be calculated from the 11th day until payment received. Payment for the plot shall be done either through NEFT/RTGS Or Cheque favouring “M.R.CHENDIL NATHAN” / VIJAY RAJA HOMES & The restfavouring favouring “VIJAY RAJA HOMES PVT LTD”

Cancellation: If the customer is cancelling the unit before the agreementsigning, irrespective of any reason other than home loanrejection, 100% of booking advance will be forfeited as thecancellation charge by the builder.If the customer is cancelling the unit before the agreementsigning, because of home loan rejection, 100% of received

For any alteration, the customer should mail [email protected] by copy marking the respectivesales person. The cost for the alteration will be paid by the customer on their next proceeding payment. The booking amount is 10% of the sale value. The unitallocation would be reserved only after receiving thebooking amount.

Any interior works done by a 3rd party will be possible onlyafter taking the possession of the property. Customers will notbe allowed to store any things or perform Pooja/Grahapravesam before the Possession of the property.

If the customer is cancelling the unit once after theagreement signing, irrespective of any reason, 10% of the total cost of the product (Booking Amount) will beforfeited as the cancellation charges by the builder andthe balance will be refunded after identification ofalternative purchaser for the unit after alternativepurchaserpurchaser’s payment towards sale consideration.
