Thank you to everyone who has returned this form to the office. (This form was left in several mailboxes that required updated phone and/or email information.) If you have not returned your form to the office please do so as soon as possible so the directory can be completed. LANDSCAPING/IRRIGATION

Turf Master and FBI have returned to begin our 2018 season. Please do not make direct requests of the workers, as they will be instructed to direct residents to the office to complete a work order. These work orders are available at the front desk. No requests will be honored if they are not in writing. Work orders for sprinklers and other lawn issues that occurred during the winter months will also be addressed with our contractor(s) this month.POOL PREPARATION

Preparation for the upcoming pool season is underway for our pool opening on May 26th. Our pool signs will be posted with any new pool information and a copy of the 2018 Pool Rules is enclosed in this newsletter for your use. Bonding/grounding certification inspection, ordering of pool supplies, repairs and adjustments, placement of pool furniture, canopies and equipment, as well as all the necessary checks required are being completed as the season approaches.

There will be an Open Meeting in the Clubhouse on Monday, May 21 at 7:00pm to go over the new 2018 pool rules issued by the State of New Jersey, as well as revisions to Country Walk’s pool rules.

CLUBHOUSE CALENDARThe monthly calendar submission for the newsletter

is usually the 10th of the previous month. On occasion the upcoming month’s events do not get posted to this calendar because I do not get them in time for submission to the publisher. This can cause problems with sign-ups for events or even the events themselves. Please notify me at your earliest convenience when planning your dates so everyone is aware of the month’s activities.PROPERTY INSPECTIONS:

Spring inspections are beginning and there are several items that can be corrected easily by residents, avoiding the necessity of letters being sent for non-compliance with the rules and regulations of the community. Some of these are:

Garbage cans stored outside by garage doors must be relocated inside the garage.

Items being stored on front porch areas do not belong there and need to be removed.

Flower beds/pots with dead foliage should be cleaned out and empty flower pots removed. CHILDREN PLAYING OUTDOORS

With the warmer weather, residents will be having more visits from their grandchildren. Please be sure that all outdoor activities are supervised when children are playing in our amenity areas, i.e. tennis courts, bocce, shuffleboard, horseshoes.

Newsletter Flyers Procedure:

Beginning July 1, 2017 any activity, club or committee who requires flyers to be included with the monthly newsletter will be permitted to do so following the rules noted below:1) Type your own flyer.2) Make your own copies either in-house or outside

(Staples). 3) Obtain copy of current distribution list from Manager,

who keeps list updated on a monthly basis. Labels will be provided with distribution list. Labels will include Block Captains’ names and number of copies.

4) Collate flyers by Block Captains’ names and clip to each pile.

5) Keep flyers in Block Captain order as they appear on the distribution sheet.

Parking RegulationsDefinition: “Common Property” shall be considered

to be any property that has not been sold to an individual, i.e. streets, roads, driveways of Courtyard homes, curbs, and sidewalks along Country Walk Boulevard, recreational areas, ponds, clubhouse and recreational facilities. The Board has determined that the following rules and regulations regarding overall parking on the “Common Property” in the community of Country Walk are in the best interest of the homeowners of the Association. The authorization and notice for these parking regulations is stated in the approved “Amended Resolution Regarding Parking Rules” dated April 6, 2010.Parking Rules:1. No vehicles may park overnight on the streets (from

11:00pm to 6:00am).2. Vehicles may park overnight or for extended periods of

time in the Clubhouse parking lot with a permit that can be obtained from the Property Manager.

3. No boats, trailers, campers, recreation vehicles, mobile homes or inoperable vehicles may be parked on either the Common Property or Lots except (i) vehicles serving the property itself or one of the lots or dwellings; and (ii) in areas designated or to be designated by special permission of the Board or Property Manager.

4. No parking is permitted in all posted areas and along the curve on Country Walk Boulevard until #3 Country Walk Boulevard, a Courtyard home.

intersection by any single family home.8. No vehicle may park in the opposite direction of traffic.9. No vehicle may be parked directly across the street from

during a forecasted or actual snow event and/or during snow plowing after such a snow event.

11. No vehicle may be parked in the common driveway of a Courtyard home.

12. No vehicle may be parked in the key area of a Courtyard home common driveway.

13. No vehicle may be parked in the driveway in front of the Clubhouse except to load/unload passengers, delivery of supplies or in case of emergencies.

Enforcement: The Association’s Property Manager is authorized to tow any vehicle parked in violation of rules and regulations at the vehicle owner’s expense as detailed below. The Association’s Property Manager is also authorized to “sticker” the vehicles parking in violation of the restrictions in the ARC Standards. In addition, the following rules also apply regarding parking:

The following vehicles are prohibited: commercial

vehicles, campers, recreational vehicles, trucks and pickup trucks with a weight limit of over 1.0 ton.

Only currently registered and road worthy vehicles are permitted. Abandoned, stored and disabled vehicles are prohibited.

Boats, trailers of any type, motor scooters, All Terrain Vehicles (ATVs) and similar types of motorized vehicles are prohibited.

On site repairing (maintenance) of vehicles is prohibited.

Except for roadways, no motorized vehicle of any kind may be ridden upon the open spaces.

STREET TREESAs previously mentioned, 2018 is the last of the 3 year

community wide removal and replacement of a significant quantity of street trees along with the individual resident having the option of having no replacement tree planted.

The removal was mainly determined in the beginning by the severity and condition of the surface roots that had developed, which impinged on nearby various utilities, (electrical, communications, sewer etc.), interfered with mowing, large roots growing towards and under curb stones, driveways and walkways along with looking just plain unsightly.

In some cases, some trees were saved by grinding out the offending roots followed by filling with top soil and spreading grass seed. This taking out of some roots does not endanger the tree.

There are some trees that naturally have some surface roots. However, most of our problems have occurred due to the developer’s, (Kokes), engineers deciding on some wrong types of trees, but mainly from the unfortunate practice of creating a mulch ‘volcano’ around the base of the trees and in some cases, not planting the tree at the proper height in respect to the ground level in the first place.

Many states and county agricultural extensions, university agricultural departments, landscapers, tree nurseries etc. do not advocate such a practice, as it has proven detrimental to the tree with resulting consequences.

Should you desire more details, Google ‘tree mulch volcano’, as I have yet to find one article that claims it is a good idea.

Unfortunately, some landscapers, which I have no trouble advising by way of a personal conversation, that ‘The General’ is one of them, along with some developers that still practice the volcano concept and are either ignorant of the consequences or simply do not care. Their main reason for doing so is pure aesthetics.

If permission is granted for planting your own tree or hiring a landscaper, do not be talked into a mulch volcano. Do it or have it done the RIGHT WAY.

Volcano mulching covering the ‘flare’, the part of the tree that transitions from the trunk to the roots and even higher up the trunk itself is not desirable and exposes the tree to a number of potential problems. For example, bark of a tree should never be allowed to remain continually wet or damp, as it encourages decay, which could allow an entry point for diseases.

However, some annually maintained mulch around the tree is beneficial, but should NEVER actually touch any part of the tree, i.e. helps prevent total drying out of ground surface and avoids the weed-whacker from getting too close to ‘ringing the tree’, which would encircle the tree with stripped off bark, which is literally a tree death sentence.

On the other hand volcanoes, which is way too much mulch and is quite evident in our community, encourages roots to form where they should not be, which is above the ground level within the mulch and when they grow to naturally spread out, they emerge on the lawn surface.

The tree, when planted at the proper depth with no volcano will usually grow all the roots underground, where they belong. The proper depth is that the bottom of the root flare is level with the ground surface. Mother Nature does not create a ‘mulch volcano’ nor should we.

To help you visualize, the accompanying picture of the two trees shows an INCORRECT mulch pile on the left and on the right, the CORRECT way with a much thinner mulch placement without touching the tree.

It is unfortunate and costly that just a 14 year old community such as ours has to now deal with this kind of an issue and as time progresses, there is bound to be some additional trees that reach a root problem stage.

Do you like dead trees? Wish you had several of them in your backyard? Of course not! Nobody wants to kill a tree and keep it in their yard. However, no one really looks into how their trees are maintained either. If you wouldn’t kill your tree on purpose, make sure you aren’t doing it accidentally either; and keep up with correct mulching habits.

Welcome Spring? It hardly feels like it. But we don’t care. We are so busy with activities it really doesn’t matter. Bunco is the 2nd Friday of each month. And our St. Patrick’s Party on March 17th was a blast. The music was provided by Lou Reed who not only did DJ duties, he also sang and mingled with the audience.

We have worked on a Social Calendar for the coming year. The duties and objectives of the Social Committee are to arrange events that will help residents meet each other and create harmony in the community. We are not here to make money and we have lowered the cost of most events to encourage all to come out and have a good time together.

If anyone has ideas or comments re: any event past or future, please put a note in the Social slot in the library or call any member of the committee. We really want to know how you feel about events, good or bad.

We need a volunteer to coordinate the singing at our Trim-a-Tree scheduled for Dec. 7 at 7 pm. It’s a sing a long and we really need someone to MC the event. Please be brave and volunteer! We will help you.

Dog Regulations as of October 1, 2013 (Revised December 1, 2015)

Manchester Township Ordinance Chapter 101 Animals is the governing document that is the basis for the refined Country Walk’s Dog Regulations. In addition to the Township’s Ordinance Regulations the following Country Walk rules will also be in effect:1. All Dogs must be registered with the Property Manager by August 1 of each year or new property owners upon

occupying residence. Manicured common areas are not to be used for dog urination. Dog urination burns and kills the grass down to the roots. Any grass that is destroyed will be replaced by homeowner.

2. Pet owners are encouraged to use their own Personal property. Personal Property for the purposes of this decision is to be considered to the curb (Belgian Blocks).

3. Residents cannot walk their dog on other resident’s Personal Property which includes signs and mailboxes and which is also to be considered to the curb (Belgian Blocks).

4. The following areas are not to be used to walk pets: a. The Clubhouse Property b. No animals allowed in the Clubhouse excluding Service Dogs Note: No animals are allowed in the kitchen area. c. All Recreational Areas d. The Exit and Entrance Property which includes the center island and side peripheral berms. e. The front Pond and Pond Area grounds.5. The residents need to pick up immediately as this is a Manchester Township Ordinance as well as washing down the

area with water that is to be carried.6. No pets shall be permitted to run free at any time.7. No person shall keep or harbor any dog within the Township without first obtaining a license.
