I would like to reiterate this beautiful quote

by Jane Jacobs (1916-2006), an American-

Canadian journalist, author and activist best

known for her infl uence on urban studies, as

destiny brings a ‘now or never’ opportunity to

redraw every Indian city in a unique and ‘smart’

way.

As Pune emerged second in the list of

ambitious Smart Cities Mission, the New Year

has indeed brought back hope of planned

development of this major IT-Automobile and

Education hub of India. Among the 20 cities

got selected nationwide, Pune missed the fi rst

place to Odisha capital Bhubneshwar by just

1.41% score highlighting the growth potential

of this ancient city once administered by mighty

kingdoms of Rashtrakuta and Peshwas. While

Pune Municipal Corporation’s 2,932-crore smart

city proposal includes solutions on grave and

pending issues of traffi c, equal water supply and

planned development, it also embrace desire of

each and every Puneite to live a quality life. That’s

why thousands of Puneites were actively involved

and suggested lots of innovative idea to make

Pune not only smart, but smarter in days to come.

Pune is the ninth populous city in India and

second largest in Maharashtra. The city defi nitely

has potential to ascend in the national ranking

if core issues of infrastructure development

and traffi c sorted on priority basis. Besides

Smart Cities Mission, even if we look at various

city level developments in last 12 months, we

realize that the city has many reasons to cheer.

First of all, formation of Pune Metropolitan

Regional Development Authority (PMRDA)

raised expectations of planned and consistent

development of not only city area but entire

district including neighbouring PCMC. PMRDA’s

recent decision to develop two ring roads for

Pune and Pimpri-Chinchwad shall help in many

ways to reduce traffi c snarls at peak hours. Though

critics have started demanding quick execution

of the projects announced by the autonomous

body, I sincerely hope that the newly formed

PMRDA will lead a path of New Pune. Chief

Minister Devendra Fadnavis’s recent reassurance

of setting up proposed international airport of

Pune in Chakan area is also quite important in

developing Pune as major global trade centre.

Now let’s turn our attention to annual

fi nancial budget of 2016-17, another vital

development which directly aff ects how we live

and think fi nancially. While presenting his third

consecutive budget, Finance Minister Arun Jaitley

assured a win-win situation for both consumers

and developers in real estate sector. Though the

FM has not changed the tax slabs and maintained

status quo at this front, he brought a much

needed relief to fi rst time young home buyers

in the country announcing additional 50,000

deduction on interest on housing loans. In a relief

to individual tax payers, Jaitley also increased the

tax deduction limit to 60,000 per annum from

the current 24,000 on housing rent.

Centre’s recently launched Pradhan Mantri

Awas Yojana (PMAY) is gaining big momentum

and it will defi nitely get further boost with

respect to Jaitley’s announcement of service tax

exemption for constructing aff ordable houses up

to 60 sq. meters (645 sq. ft.) under any scheme

of the central or state government. This will help

several developers in the country, including

Guardian Developers, to maintain a fi ne balance

between premium and aff ordable housing

projects to ensure quality life to every citizen.

We, at Guardian Corporation, promote a

concept of healthy and meaningful lifestyle and

that is why along with developing creative living

spaces various other verticals of Guardian touches

important sectors of life – from mountaineering

to dance and culture and from exploring rich

heritage through tourism to leading a healthy

life by promoting cycling. Since past 25 years

we have been keeping pace with changing

requisites of urbanization at every front and I

am sure that Guardian Corporation will maintain

this momentum and ensure its contribution in

tomorrow’s Smart Pune!

Warm Regards,

Let’s make our city not just smart, but smarter

It’s a matter of great pride to be recognized for our initiative of ‘100 percent interest free scheme’. Inception of this offer is keeping the best interest of buyers in mind. With a resounding success of it and gaining recognition for the same makes it worthwhile for Team Guardian.

Taxes are what we pay for civilized society.

— Oliver Wendell Holmes

This quote of Oliver Wendell Holmes

aptly explains importance of

tax payers. Fortunately we live

in a democratic country where the

government tries to incorporate various

fi nancial expectations of common man

in annual budget before setting direct

and indirect taxes. Even though the fi rst

impression of budget by Finance Minister

Arun Jaitley is it’s pro-rural with no direct

tax benefi ts to crores Indians living in cities,

it has indeed a good news for youngsters

who want to fulfi ll their most awaited

dream of buying fi rst home.

In an attempt to give boost to housing

sector and relief to fi rst time home buyers,

the FM announced a 50,000 additional

deduction for home loan interest

under section 80 EE. This additional tax

exemption is applicable to all buyers who

will purchase home up to 50 lakh with

amount of housing loan not exceeding

35 lakh.

Soon after I received the notifi cation

of this newly introduced tax benefi t on

housing loan on my iPhone, I quickly

started recalling names of Guardian

Developers’ ongoing and upcoming

housing projects of which fi t in this

bracket. I am happy to share with you that

we have ample of options in the range of

25 to 50 lakhs in various categories coming

up across the city, in ever expanding

suburbs of new cosmopolitan Pune.

Two of our recently launched pre-

launched sites – Greenshire and Windshire,

which are coming up in scenic locations of

Kasar Amboli in Pirangut and Nandoshi off

Sinhagad Road, off ers aff ordable homes in

the price bracket of 25 to 40 lakhs. A new

home buyer can book a 1 or even 2 BHK

fl at in any of the two sites and take away

additional 50,000 deduction for home

loan interest. At the same time, specifi c

options are also available in projects like

Westshire in Kiwale where the starting

range of 2 BHK fl at is 45 lakhs, Hillshire

in Wagholi where fl ats start from 30 lakh

and Lakeshire in Ambegaon which off ers

fl ats in the range of 32 lakhs+. All of these

projects qualify for the newly introduced

tax benefi t structure and are also count as

the best investment option for youngsters.

If you are looking for more than just

additional tax benefi t on housing loan

then Guardian Developer’s mega hit

scheme of 2015 – 100 percent Interest

Free Homes (IFH) is still available on fi ve

undergoing and upcoming projects.

Launched in August 2015, IFH scheme

has received overwhelming response

from customers across Maharashtra.

On the backdrop of consistent requests

from our esteemed customers to extend

this scheme we have reintroduced IFH

at Hillshire in Wagholi, Guardian Eastern

Meadows in Kharadi Annex, Windshire

in Kirkatwadi-Nandoshi and Greenshire

in Kasar-Amboli. Guardian Developers’

unique 100 % Interest Free Homes (IFH)

off er recently got prestigious ‘Buyer-Centric

Off er of the Year Award’ at the ‘Times Realty

Icons 2016’.

In short, it is a win-win situation for

buyers to book a home without availing

bank loan at all or taking a housing loan for

reducing tax liability. I wholeheartedly wish

all of you for fulfi lling your dream home in

2016. Wishing you a happy summer time

ahead!

March - May 20168 #GGIMTurnsOne

“I declare GGIM launched” stated

India’s boxing champion Ms. Sarita

Devi.

On 24th Jan 2015, in a heaving

auditorium comprised of adventure lovers,

environmentalists, and historians, veteran

as well as budding mountaineers; Guardian

Giripremi Institute of Mountaineering

(GGIM) was launched in a grandiose

ceremony. Legendary mountaineer, N.

K. Mahajan’s words, ‘Marching from one

failure to another, without loosing the

enthusiasm for success is excellence’ kept

the crowd spellbound and spirited the

athlete within everyone.

The fundamental motives behind this

inception were simple yet visionary. Pune,

the city of mountain lovers where splendid

Sahyadris have always motivated countless

mountaineers, trekkers and nature lovers.

They have played an instrumental role

in weaving together human spirit with

a devotion to the nature. So, there was a

desperate need of a platform which could

provide a methodical & scientifi c approach

to this sport with paramount focus on

safety.

Secondly, today’s youth is at a juncture

where they need to rediscover there

true self. Their enormous potential and

boundless energy need to be channelized

towards nation building. Just as we

have academics in the school, outdoor

education is equally necessary. It is not

so easy, however it is only when the

challenges are overcome and youth will

emerge strong-willed and confi dent. Our

vision is to prepare individuals to pursue

excellence in their lives, by inculcating

the indomitable spirit through excited,

fun oriented and challenging educational

curriculum.

Thoughts confl uence and gave birth

to GGIM.

Just after the launch, on the eve of

Republic Day, GGIM conducted Trek

to Fort Sinhagad for blind children of

Nayan Foundation. The trek delighted the

participants and attracted the eyes of forest

department of fort Sinhagad. Needless to

say, the rangers wanted to upgrade their

disaster management skills & knowledge.

Within a couple of weeks, two days

workshop, comprised of rescue techniques,

For the spirit of adventure to keep alive the soul of mankind...

GGIM launched in the presence of India’s boxing champion Ms. Sarita Devi

map reading, digital communication and

fi rst aid was conducted. More than 40

forest rangers attended the workshop.

It was time for some marketing and

reach out and GGIM sought association

with Durga Sahitya Sammelan and

promoted literature related to mountains,

forts and historical grandeur of Sahyadri.

With three back to back promotional

events, team GGIM was happy to have

taken a few baby steps but was eagerly

waiting for public response. And one fi ne

morning our offi ce phone rang! Indus

International School asked us to conduct

an introductory course for their students.

Brimming with energy and zeal, team

designed a six weekend Introduction to

Mountaineering programme. More than

30 kids registered. During the programme,

we conducted variety of treks, orientation

classes such as equipment introduction,

LNT principles, and adventure activities

such as bouldering, rock climbing and

rappelling.

Meanwhile, young guns of Giripremi

& GGIM showed daredevilry in scaling

the Duke’s Nose and Tail Baila pinnacles. A

stepping stone toward higher challenges

of Himalayas.

In mid-March, GGIM team was

invited by Dr. Vikas Amte’s Shramasanskar

workshop at Nagpur. Under Mr. Umesh

Zirpe’s guidance, the team introduced

participants to the fundamentals of

mountaineering such as trekking, rock

climbing, rappelling, jumaring and

equipment exhibition.

Those were the idyllic blissful days.

But then Nepal was shattered.. Countless

homes, hospitals, buildings, schools

collapsed. People were dying. Government

was in utter disarray. In these tough times,

one team of 10 strong mountaineers

from Giripremi & GGIM, without wasting

a moment left for Kathmandu. In Nepal,

they assisted the local rescue teams in

locating lost citizens, providing blankets,

temporary rooftops, medical aids and most

importantly hope. While at Pune, another

team was engaged in raising fi nancial

support for tragedy stricken.

Duke’s Nose was just a tip of the ice

berg when within a couple of months,

under Bhushan and Anand’s leadership’s

expedition was launched to Mt. Indrasan

and Peak 5268 respectfully. Unfortunately

Mt. Indrasan expedition couldn’t make

a summit bid due to bad weathers and

avalanches but Anand’s team summited

the virgin peak and named it Mt. Nalini,

after Ms. Nalini Sengupta, an avid

mountaineer and principal of Vidya Valley

School, Pune. While, Vivek was selected by

IMF (Indian Mountaineering Foundation)

for Mt. Bhagirathi III expedition and Ashish,

Krishna, Paresh and Naren went to Mt.

Hanuman Tibba expedition. Unfortunately,

Vivek could not make it to summit but

Hanuman Tibba was scaled by Ashish,

Paresh and Krishna.

During these days, another very

beautiful idea was born. Avhaan - Nirmaan

- Udaan. A three yearlong outdoor

educational programme for school kids.

The programme went so viral that it has

now more than 200 participants.

With the vision ‘Adventure for All’

GGIM brought corporate classes from

confi ned AC cabins to rugged footsteps

of Sahyadri trails. Introductory treks were

conducted for clients such as Magna, MIT

management group etc.

During November, GGIM launched

Adventure camp for kids and Basic Rock

Climbing Course for young mountaineers.

And the team received mammoth

response from the young climbers. More

than 160 participants completed the

course successfully. Compliments, best

wishes and blessings.. GGIM literally

drenched in all..

They say, you keep following your

duties, success will follow you sooner

or later. Persistent eff orts for promoting

mountaineering through expeditions,

social works and rescue operations could

hardly go unseen. Mr. Umesh Zirpe, for his

inexorable contribution to mountaineering

sports for more than 25 years, was awarded

with Shivchhatrapati award on 4th Dec

2015 and Gurumahatmya Award on 20th

Dec 2015.

Through team GGIM’s extensive

eff orts, on 16th Dec 2015, a world class

Sports Climbing Wall was constructed

and inaugurated at Pawar Public School,

Hinjewadi. Now 30 students are taking

basic sports climbing training under Team

GGIM’s guidance.

Today more than 500 mountaineering

enthusiasts have participated in GGIM’s

various courses and in future we hope to

share more adrenaline gushing stories and

mind-blowing experiences.
