PARTNERSHIPMARGATEWe are pleased to provide this proposal for strategic re-development services for the

Margate Community Redevelopment Agency in Margate, Florida.

The Team we have assembled to work on your property offers the following strengths:

Dedicated focus on creating special places that will keep pace with evolving consumer preferences and

address current community deficiencies with the most appropriate and compelling mix of

retailers, restaurants, entertainment venues, as well as market based residential units and senior housing.

Understanding of the importance of an integrated approach during the project lifecycle. From the first

architectural sketch to the leasing involving efficient planning and coordination among the combined asset

management, property management, marketing and leasing teams.

Extensive experience and success in promoting properties by developing and implementing marketing

programs that attract businesses, residents and visitors including holiday

events, concerts, entertainment, farmers markets, fashion and car shows, beer/wine festivals and more.

The knowledge to successfully develop, build and manage numerous projects in multi-family and senior

housing in competitive infill sites.

BUSINESSTHINKINGWhat is the Margate City Center?

A mixed use development that will ultimately spark redevelopment along the State Road 7 corridor.

This includes a high quality urban environment that is attractive to residents, visitors and commerce.

This vibrant and identifiable downtown will enhance the City’s quality of life, and brand Margate as a very

desirable place to live, shop, work and recreate.

The epicenter of city life in Margate that speaks to the lifestyle of surrounding residents.

WE LISTENED AND UNDERSTAND WHAT YOU WANT . . .

City Center - Where Margate Comes Together

Margate Starts Here. Everything begins somewhere; Whether it’s a starting line or an alarm clock, there is a

definitive mark of the beginning. For Margate, it’s City Center It is where people come together. For some, City

Center is where they start an evening of entertainment. Where some park and grab a cocktail before enjoying a

concert or game. Where others shop and relax on a lazy Saturday afternoon. Where moms meet and start the

day with coffee, then bring their children to see a matinee. Where emerging artists can launch their career and

perform in front of a live audience. Where business people can power-lunch or power-shop during lunch. It is the

cornerstone of a new energy in the district. It is Where Margate Comes Together.

MARGATETOGETHERMargate City Center is a GATHERING PLACE

GUIDINGPRINCIPLES Creating a destination that provides a warm and welcoming "Hometown" atmosphere

Avoiding the "Big Box" mall type of town center, implementing hard scape

and curb appeal design that is "Human Scale"

Offering a variety of retail, residential and entertainment on the two main parcels that are

connected literally and thematically to create a seamless visitor experience

Designing green spaces with iconic architectural and entertainment aspects (meandering streams,

magic fountains, water features), and an over the street pedestrian thoroughfare that supports

the "sense of arrival" statement

Focusing on the community of Margate by formulating a space where people can "come together" with an

Amphitheater and City Center Green to host a programed event calendar featuring concerts, holiday events,

car shows, light shows, farmer's markets, etc.)

Producing several ongoing revenue opportunities and/or cost saving features that can be funneled back to

directly help support the project such as meeting and special event space, advertising revenue, and rooftop

solar collection to help fund CAM power requirements
