Welcome to Autumn! With daylight savings coming to an end the days are certainly shorter and we may have started to feel the winter chills and wind come into the region however unlike the weather the real estate market certainly hasn’t started to cool down.

With school holidays well underway there’s plenty to do, our local community has started winter sports! The NAB Auskick Armstrong Creek kicks off on the 21st April & the Autumn Warralily Market will be a wonderful event for the whole family on the 29th April from 10am-2pm. We are still seeing consistent enquiry and open home attendees. We often get asked when is a good and bad time to sell in a market. We honestly believe weather doesn’t have a significant impact on sales in the growth corridor. There are always buyers looking, more often or not buyers have sold in another market so it is more dependent on their settlement terms. The only difference is you may get less general ‘lookers’ who are wandering around on a Saturday enjoying a stroll in the sunshine to your open homes.

An interesting shift in the market is approaching, and it is one that I urge all buyers beware of. It’s agents negotiation strategies. Recently I have been assisting my parents purchase a house in the region, and their experience so far has been quite negative in regards to agents negotiation strategies. When choosing an agent too many people get caught into the trap of how much an agent charges in commission. Other important questions to consider should be what negotiating techniques an agent will be using and how often you can expect communication from your agent.

What we are currently seeing in the market is properties that are priced correctly selling quickly for good money. The properties that aren’t priced in accordance with the demand, we are seeing these stay on the market for longer and ultimately achieving a less desirable result. If you’re looking to sell in the growth corridor it is very important that you price your property correctly, which is where a good local agent can assist.
